Open BIM-based quantity take-off system for schematic estimation of building frame in early design stage

  • Since construction projects are large and complex, it is especially important to provide concurrent construction process to BIM models with construction automation. In particular, the schematic Quantity Take-Off (QTO) estimation on the BIM models is a strategy, which can be used to assist decision making in just minutes, because 70-80% of construction costs are determined by designers' decisions in the early design stage. This paper suggests a QTO process and a QTO prototype system within the building frame of Open BIM to improve the low reliability of estimation in the early design stage. The research consists of the following four steps: (1) analyzing Level of Detail (LOD) at the early design stage to apply to the QTO process and system, (2) BIM modeling for Open BIM based QTO, (3) checking the quality of the BIM model based on the checklist for applying to QTO and improving constructability, and (4) developing and verifying a QTO prototype system. The proposed QTO system is useful for improving the reliability of schematic estimation through decreasing risk factors and shortening time required.

  • Recently AEC industry has required construction automation according to becoming large and complex. Thus BIM-based construction project is increased and used in whole fields of AEC industry. Quantity take-off and estimation fields are important factor for decision-making in conceptual and schematic design stages of construction projects. The purpose of this study improves reliability of the estimation through QTO based on Open BIM. Scope and method to apply QTO is to select conceptual design stage through LoD(Level of Detail) in AEC field and to extract information from BIM model through analysis of IFC structure. This study proceeds three step to make BIM model and check the model quality and calculate QTO. The methodology of QTO using IFC is to verify of result in this study and expects utilizing in design stage of construction projects. The result from this study is expected to decrease the risk factor and time of estimation in the project early phase through improving reliability of schematic estimation.

BIM 모델 활용을 통한 초기설계단계에서의 효율적인 철근물량 산출 방안 연구 (A Study on the Effective Calculation of Rebar QTO in the Early Design Phase through the Application of BIM Model)

  • In this study, rebar QTO(Quantity Take-Off) was quickly produced from the BIM model prepared by Revit in the early design phase, and the available premium rates were quantitatively presented. For this purpose, the amount of rebar calculated using the BuilderHub, which specializes in calculating rebar QTO, was analyzed according to various factors such as member type, rebar diameter, building size, item type, and order length, and the effect of each factor on the rebar QTO was determined. In addition, the BIM model generated on Revit was used to establish parameters and processes required to produce rebar QTO, and proposed a rebar premium rate and a stirrup/hoop premium rate based on the BuilderHub output results. Through this study, it is expected that a rapid and efficient comparative evaluation of rebar QTO will be possible according to various structural design alternatives in the early design phase.

  • In recent years, numerous studies have attempted to extract quantity data by using Building Information Modeling (BIM). In terms of open-BIM based quantity take-off at the early design stage, only few studies were conducted in the field of cost engineering. A lack of compatibility of open BIM for information exchange is postulated as the cause. The Industry Foundation Classes (IFC) extension model has been developed to accommodate the interoperability with quantity take-off software. Improvement of open BIM for quantity take-off needs exchange requirements and model guidelines. For this purpose, the quantity data of IFC models were analyzed using BIM analysis tools. This paper also provides a proposal of requirements on open BIM based quantity take-off at the early design stage. Further this study have been develop the interface system for open BIM based quantity take-off requirements with the results on this study.

  • 본 논문에서는 BIM을 활용한 흙막이 시스템을 개발하고 소개한다. 선행 연구 분석을 통해서 흙막이 BIM 시스템을 이루는 기술들에 대한 조사를 바탕으로 요소 기술들을 개발하였다. 첫 번째 요소 기술로, 선행 연구 및 표준 등을 활용해 BIM라이브러리를 구축하여 범용성과 재사용성을 확보하였다. 두 번째로, 토공 2D 기반의 토공 물량 산출법들을 분석하고 흙막이 BIM 시스템으로 활용하되 추가로 IDW 보간법을 활용하여 지형 생성 및 토공량 산출 시스템을 구축하였다. 세 번째로, 물량 산출을 위한 4가지 수식을 제안하여 객체 마다 각각 다르게 물량 산출법을 적용하여 개발하였다. 이후, 시스템에서 산출되는 물량산출서와 2D 기반 물량산출서와의 비교와 검증을 통해서 시스템이 앞으로 나아가야할 방향과 한계에 대해 알아보았다.

Schematic Estimation Process using Architectural Object BIM Library

  • The construction industry has been evolving with the development of information technology. According to this trend, the current industry changes from 2d drawings to Building Information Modeling(BIM). Current studies on the BIM-based estimation have problems such as Quantity Take-Off(QTO) specificity toward a particular software, the uncertainty of the amount in accordance with the model quality. These studies focus on QTO based on BIM rather than schematic estimation. In addition, studies on the connection with the QTO and unit cost for schematic estimation are insufficient. The purpose of this study is to propose schematic estimation process by utilizing construction codes and QTO in architectural object BIM libraries. Construction codes are classified in detail in order to input codes inside each. This study has connected unit cost and construction classification codes that obtain from BIM model. The results of this study will be helpful in decision-making and communication for schematic estimation of the design phase. It will improve the efficiency and reliability problems of existing schematic estimation.

IFC와 디지털 수량산출정보 교환표준의 연계 가능성 평가 (Evaluation on the Possibility of Connection Between IFC and Digital Quantity DataBase Exchange Standard)

  • 최근 BIM이 건설생산성을 향상시키는 기술로 주목 받으면서, BIM 발주가 화두가 되고 있다. BIM 사업에 적용될 표준은 현행 2D 기반의 표준을 최대한 활용하거나 연계를 지원하는 방향으로 제시되는 것이 필요하다. 따라서 본 논문에서는 BIM 기반 수량산출서와 내역서 표준을 개발함에 있어 현재 도로사업 공사비 관리를 위해 적용 중인 디지털 수량산출정보 교환표준(QDBEx)을 활용하고 BIM 데이터 납품 포맷인 IFC 표준과 연계하는 관점에서 연구를 수행하였다. BIM 기반 수량산출서와 내역서가 IFC 파일로 납품될 경우, IFC 파일이 QDBEx에 따른 XML 수량산출정보로 변환되어 활용될 수 있는지를 평가하였다. 그 결과, 전체의 66%가 바로 연계가 가능하며, 17%가 인스턴스의 가공을 통해 연계가 가능하였다. 나머지 17%는 연계가 불가능한 것으로 평가되었다. 향후, 이 결과를 바탕으로 연계 가능성을 높이기 위한 IFC와 QDBEx의 스키마 개선방안을 제시할 계획이다.
