BIM-based Priority Activity in Construction Standard Unit Price (BIM기반 표준시장단가 우선적용 공종 분석)

  • Recently, the application of BIM has been continuously expanded according to various government policies, and the application performance is being analyzed in BIM projects such as roads and railways. In line with this trend, the government is making additional efforts to introduce full-scale design BIM. The BIM design in the public sector is directly related to the estimated price. However, looking at the current status of BIM introduction, there is no support system in place for calculating the estimated price. Therefore, this study intends to analyze the priority activity that is easy to develop BIM unit price among the construction standard unit Price of construction work. In this study, in order to derive the BIM-based priority activity, BIM application statements and application guidelines were analyzed. As a result of the analysis, cast-in-place concrete construction (civil engineering) and reinforced concrete construction (architecture) were deduced as suitable construction activities for the preferential application of BIM. Since the results presented in this study are a rough analysis, it is judged that additional detailed analysis is necessary for the future.

EXPLORING THE KEY FACTORS FOR BIM ACCEPTANCE IN CONSTRUCTION ORGANIZATIONS

  • Substantial research has been performed on the data standards and exchanges in the AEC/FM industry over the past several years. The growing popularity of BIM technology is based heavily upon a perception that the technology can facilitate the sharing and reuse of information during a project life-cycle. Although many researchers and practitioners are in agreement about the potential applicability and benefit of BIM in construction, it is still unclear why BIM is adopted, and what factors enhance implementation of BIM. Thus, BIM acceptance and use remains a central concern of BIM research and practice. Therefore, we propose the key factors affecting the acceptance of BIM in construction organizations using factor analysis. The key factors for BIM acceptance are identified through a literature review in TAM (Davis 1989) and related theories, and consolidated by interviews and pilot studies with professionals in construction industry. Based on the factors, a questionnaire was designed and sent out to construction organizations such as contractors, architects, and engineers in Korea. Total 148 completed questionnaires were retrieved. Using factor analysis, key factors were grouped into six dimensions. These findings will clarify what the highly prioritized factors are, and can also be used in an assessment tool for the performance of BIM utilization.

  • According to the obligation of BIM application, the guidelines of energy simulation based on BIM are being presented. Although there is the advantage to minimize the error in energy analysis using the energy model, there are still issues about insufficient standards and the compatibility of the gbXML. Therefore, it is necessary to establish the processes to utilize and apply BIM methods for energy simulation. This study was examined on the compatibility of data for energy simulation by the gbXML schema and energy efficiency by BIM.

  • The purpose of this study is to analyze the effects of applying BIM to the construction phase on preventing rework. Previous studies have presented the contribution of BIM in various ways, but a more practical and reliable analysis methodology are required. In this study, a BIM effect analysis methodology was proposed after collecting requirements on BIM effect analysis from field professionals. In the case study, the rework prevention effect was analyzed based on the proposed methodology. As a result, it was found that BIM application produced the rework prevention effect of approximately KRW 370,519,593. In addition, a consultation with field professionals on the suitability of the proposed methodology and effect analysis results were revealed that the results were sufficiently reliable. The results of this study can be used as efficient basic materials for research on BIM performance measurement in the future.

  • This study intended to introduce the method of designing an eco-friendly building based on BIM(Building Information Modeling) and BIM-based application. The proposed application aimed to generate the environmental performance of the designed alternative automatically in real-time manner in the process of architectural design. We focused on the feasibility of BIM-based eco-friendly design process and the applicability of the developed application for the architectural design practice. In this manner, in the end of paper, we proposed the so-call EcoBIM which is the performance evaluation module for the designed alternative using BIM in the real-time manner and the new design process with it. EcoBIM generate the coefficient of overall heat transmission of wall, roof and slab of the designed alternative with their physical characteristics such as thickness, thermal resistance and so on.

  • Recently, LLM (Large Language Model), a rapidly developing generative AI technology, is receiving much attention in the smart construction field. This study proposes a methodology for implementing an knowledge expert system by linking BIM (Building Information Modeling), which supports data hub functions in the smart construction domain with LLM. In order to effectively utilize LLM in a BIM expert system, excessive model learning costs, BIM big data processing, and hallucination problems must be solved. This study proposes an LLM-based BIM expert system architecture that considers these problems. This study focuses on the RAG (Retrieval-Augmented Generation) document generation method and search algorithm for effective BIM data retrieval, with the goal of implementing an LLM-based BIM expert system within a small GPU resource. For performance comparison and analysis, a prototype of the designed system is developed, and implications to be considered when developing an LLM-based BIM expert system are derived.

  • In South Korea, there have been attempts to enhance BIM work practices in various aspects. Public Procurement Service(PPS) has recently published 'basic guidelines to improve BIM work practices in construction and facility management'. It defines roles and responsibilities of project members in their application of BIM. It also developed a set of modelling standards and guidelines for effective model creation, management and communication among BIM users. Moreover, numerous construction companies have tried to cultivate BIM specialized manpower throughout entire construction phases. However, there are still challenges faced by firms during BIM adoption. Therefore, this study aims to provide practical counsel for construction companies to help them create optimized facilities and deliver high performance by analyzing BIM-based domestic construction projects in Korea from 2009 and 2015. The study will investigate types of client, project, BIM application range, and application technology.

Developing an Integrated Evaluation Technology for Energy- and Cost-Efficient Building Design Based on BIM in the Real-time Manner

  • Existing BIM(Building Information Modeling) based energy evaluation tools cannot be utilized enough for the potential performance of BIM because most of them have not provided the integrated model for energy evaluation, assessment of the material, cost of the construction, and so on. This research aims to propose and develop a new application, EcoBIM, to support an integrated evaluation of the energy and cost efficiencies of the design alternatives within the design process. The proposed application functions as a BIM-based evaluation system that calculates energy-savings performance as well as the construction cost of the alternatives at the design stage. This study mainly focuses on the possibilities of developing the proposed technology. We also suggest an advanced design process using the proposed system, corresponding to changes of national regulations in Korea. This study deduce that EcoBIM can allow architects to make suitable decisions regarding energy- and cost-efficient designs. The proposed design process will allow architects not only to check the eco-friendly performance of design alternatives but also predict the operation cost in a certain period in the future. EcoBIM can prevent large-scale design changes required to obtain environmental certification and enable the owner to make an informed decision about the initial investment of construction according to the result of the analysis of the energy requirement at the design stage.

Effects of Intrinsic and Extrinsic Motivation Factors on BIM Acceptance

As such, the mechanism of BIM acceptance and use remains in question. Therefore, this paper aims to identify the key factors affecting the acceptance of BIM in construction organizations, and to analyze the effect of intrinsic and extrinsic motivation factors on BIM acceptance. The key factors in BIM acceptance are identified through a literature review in TAM (Davis 1989) and related theories, and consolidated by interviews and pilot studies with professionals in the construction industry. Based on the factors, a questionnaire was designed and sent out to a total of 114 construction organizations in Korea, such as contractors, architects, and engineers. Using SPSS 12.0, the data was analyzed to determine the relationship between intrinsic and extrinsic motivation factors and BIM acceptance through multiple regression analysis. These findings will clarify what the highly prioritized factors are, and can also be used in an assessment tool for the performance of BIM utilization.
