  • Until now, the domestic construction market has been formed focusing on new construction and reconstruction in the apartment industry. Recently, however, the remodeling market for old structures have shown a tendency towards land shortage and land price increases in the major cities : the reinforcement of regulations regarding reconstruction ; expenditure reduction and the solving of environmental problems by regarding old structures is pursuing low costs and maximum efficiency. The interest in remodeling is increasing, however, remodeling has not been successfully initiated in the apartment division for a reasonable period of time. Consequently to acquire mutual agreement for remodeling from the residential occupants. In order to evaluate profitability, it is necessary to set priorities and reasonable criteria for remodelling and to this end, it is also required to assess each fact of remodelling in view of both customers and supplied.

  • This research is aiming to specify the requirement of the investment such as initial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning rate for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can be defer each other in their implementations. Second, though the remodeling of exist buildings to promote the functions has been applied. no suitable assessment tool has bee developed for deciding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific data bate should be established to apply the suggested economic accession in business enough to forecast the future circumstances. More researches should be promoted on this area continuously as well as the integrated economic evaluation of remodeling on existing building.

  • In recent years, there has been more reconstruction and redevelopment of apartments rather than efforts to consider alternative to extend the life time oh the apartments. It is essential to try to develop ways to adequately maintain and to use the apartment facilities efficiently in order to preserve earth environment and the limited resource. However, lacking research on the effects obtained through remodelling and maintenance have interfered with the vitalizing of the market. The objective of this study is to propose criterions and methods with which to evaluate adequacy of developing method. A survey was performed to investigate important evaluating methods in order to obtain advices that can smoothly progress improve apartment developing method. This study applied AHP(Analytical Hierarchy Process) methods for reasonable dependancy of developing in apartment. Through this study, the flow of apartment market is elevated to reaching the level in advanced nation.

Development of Long-Span Steel-Precast Composite Beam for Green Apartment Building (장스팬이 가능한 친환경 공동주택용 철골 프리캐스트 합성보 개발)

  • Currently, the multi-residential apartments used in Korea are mostly bearing wall apartments which don't satisfy consumers for the lack of architectural plan flexibility. And due to remodelling-incompatible, bearing wall apartments have to be reconstructed. It is, thus, necessary to develop multi-residential apartments utilizing composite beam that can replace the conventional bearing wall-type apartment buildings. Composite beams proposed in this paper ensure modification of space and quality control, while the floor heights are maintained at the same floor height as in bearing wall structures. This study analyzes the experimental behavior of composite beams with proper combination of structural steel, reinforced concrete, and precast concrete. By comparing with the theoretical analysis and experimental results, the accuracy of flexural moment capacity and neutral axis was evaluated. The experiments were performed by two simply-supported specimens using loading and unloading. When the analysis results were compared with the experimental results, the flexural moment capacity of the composite beam was shown with an error of approximately -0.5 to 0.1% at the maximum load limit state.

  • As remodeling market is growing and peoples' concern on health and well-being is getting high, there is a need to apply environmentally friendly approach to remodeling an apartment houses. But, in point of the impact noise concerned, the thickness of the concrete slab and the limited ceiling height of the remodelling houses are the main constraints to improve the impact noise performance. In order to investigate the effect of the impact noise isolation as structural treatments for the structural elements, heavy-weight impact noise and tapping noise were measured in an remodeling building. As a result, structural strengthening method by H-beam was successful to enhance the impact noise level at about 3 or 4 class by the sound classification system.

  • The first thing in remodelling of an apartment is the enlargement of living area, which is usually attained through extending balcony or corridor to the outside of the building. As a reasonable solution to the extension of floor a method of rigid connection in which steel bars are injected into the existing slab and concrete of newly building slab is installed with proper reinforcement is proposed in this research. To verify the structural performance of the method bending tests have been carried out for seven slab specimens.

A Study of Prestressed Concrete Pile Stiffness for Structural Analysis of Condominium Remodeling with Vertical Story Extension (수직증축형 공동주택 리모델링 구조해석을 위한 PC말뚝 강성에 관한 연구)

  • According to the revision of the Housing Act in 2013, it has been possible to carry out an apartment remodeling project involving two to three floor vertical extension. The remodeling project with vertical extension requires foundation reinforcement because structural safety due to additional load and enhanced seismic criteria must be met. In this case, structural analysis is performed to analyze the load distributed to existing PC pile and reinforced additional pile. The vertical stiffness ($K_v$) of the pile is required for structural analysis, but the research on the 20~30 year old PC pile stiffness is very limited. In this paper, the stiffness of the PC pile in accordance with the change of diameter and length was analyzed by examining the results of 38 field pile load tests performed during the construction of the apartments in the 1990's. As a result of the analysis, the pile stiffness decreases with the increase of the length-diameter ratio (L/D). In addition, the results of on-site pile load test are compared with the coefficient 'a' for estimating pile stiffness proposed in Korea Highway Bridge Design Standard (2008) and the Pile Foundation Design Guideline of Korea Railroad Corporation (2012). It shows that 'a' obtained through the estimation of the literature is very similar to the field test results in the range of 10
