최근 몇 년 사이 공동주택 리모델링을 둘러싼 여건의 변화는 리모델링의 활성화라는 입장에서 볼 때 매우 고무적이라 할 수 있다. 리모델링의 추진에 대한 단지 내 다른 주민들의 반발을 어떻게 조정할 것인가가 주요한 과제로 대두되었고, 리모델링을 위한 재원 조달과 리모델링 이후의 자산가치 변화가 핵심적인 쟁점으로 부각되었다. 특히 많은 언론의 보도에도 불구하고 리모델링에 의한 자산가치 즉 부동산 가격의 상승효과가 뚜렷하게 입증되지 못하고 있으며, 금융기관 역시 리모델링 이후의 자산가치 상승에 대해 상당히 보수적인 평가를 하고 있기 때문에, 입주자들은 리모델링을 위한 재원의 조달에 상당한 어려움을 겪고 있을 뿐만 아니라 리모델링 사업의 성공여부도 확신하지 못하고 있다. 제도개선은 동 단위 리모델링을 보다 효율적이면서도 도시와 단지 전체의 관리 방향과 조화되는 방향으로 추진되어야 하며, 또한 공공지출을 최소화하면서도 리모델링을 실질적으로 지원할 수 있는 제도적 방안이 강구되어야 한다.

Different from new or reconstruction of an apartment housing, the structural safety in the remodelling construction can be obtained through the repair and strengthening process based on the safety diagnosis and evaluation of structural performance. In this study, structural performance of existing members such as, reinforced concrete slabs, beams and columns are investigated through experimental tests. The structural members were obtained from the existing apartment housing which will be demolished. Test results showed that most specimens have a sufficient structural capacity except for some special case, for example, specimens with severe cracks or concrete loss due to improper casting. This same severe deteriorated or defective structure members originated from bad concrete casting or careless construction process should be repaired and strengthened before an remodelling construction.

The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodelling, and activate the government's support programs so as to make remodelling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodelling, census on apartment residents, influence factors, and the development of methods for activation of building remodelling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodelling. Safety inspection and in-depth inspection before and after remodelling should be regulated. The construction materials for remodelling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodelling contractor qualification and order method should be updated. If the remodelling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

In General, post-installed dowel bars are used as a shear connector to ensure the composite actions between new slabs and existing slabs in an apartment remodelling constructions expecially for enlarging the interior space outward the existing buildings. But, it has not been checked that the connection performance between existing and new slab is satisfactory not only for the structural safety condition but also the for serviceability and dwelling requirements. In this research, an experimental works were presented to evaluate the load transfer capacity for the planar joints between existing and new slab. The existing slabs were obtained from the existing apartment housing which will be demolished. Test results showed that the planar joints with post-installed dowel bars behaved in full composite modes until ultimate capacity of test specimens, so sufficient ultimate and serviceability performance are confirmed.

공동주택 리모델링은 최신 관심이 커지고 있는 실정이다. 개발의 초기 단계에서는 신축에 대한 수요가 높은 반면, 도시적 용도의 토지 공급이 한계에 이르는 다음 단계에서는 재건축 또는 재개발이 중요한 주택 공급의 수단으로 등장하게 된다. 그러나 현재 우리나라는 리모델링에 대한 사회적 관심이 커지고 있음에도 불구하고 금융정책을 제외하고는 이를 효과적으로 뒷받침할 수 있는 제도적 여건이 많이 미흡한 실정이다. 본 연구는 공동주택의 리모델링을 활성화시키기 위하여 리모델링에 대한 관련 제도의 실태와 정책 방향을 살펴보고, 국내외 리모델링 발전방향을 제시하였다.

The purpose of this study is to research on the actual condition for remodelling of front balcony In Apartment residence. It is analysed the theorical study, Question research and the point at issue of balcony space. The results were as follows : First, it has lowered the practical use of balcony space. The resolution at issue need the plan with demand of dwellers. Second, it is classified three categories about demand of dwellers : the space of nature ＆ ecology, utility and finally rest like living function. Third, it is needed the plan that these three categories are mixed properly than separated..

본 논문에서는 리모델링 공사에 있어 요구되는 노후화된 부재의 내력평가 및 보강설계를 위한 기본 자료를 구축하기 위하여 기존 공동주택의 해체공사시 채취한 철근콘크리트 보 부재에 대한 구조실험을 통하여 노후화된 부재의 내력특성을 분석하고자 한다. 이를 위하여 기존 재건축 아파트 현장에서 총 10개의 보 부재를 채취하고, 각각의 기하학적 특성에 따라 정적 휨 또는 전단내력 실험을 실시하였다. 본 실험결과에 의하면 모든 부재에서 계산치 이상의 실험 내력값을 얻을 수 있었으나, 콘크리트 타설불량 및 심각한 균열이 관측된 일부 실험체에서는 취성적인 파괴와 더불어 낮은 내력값을 나타내었다. 따라서 이러한 심각한 균열/손상 등은 리모델링 공사에 앞서 적절히 보수 보강되어야 할 것으로 판단된다.

본 연구에서 내부 공간을 확장시키기 위한 평면확장형 공동주택 리모델링에 있어서 기존 슬래브와 신규 슬래브 접합부의 횡방향 하중 전달 성능을 평가하기 위한 실험을 수행하였다. 슬래브의 접합연결재로 후 매립 Dowel 철근을 사용하였다. 기존 슬래브는 철거 예정인 기존 아파트로부터 채취하였으며, 휨성능을 향상시키기 위하여 탄소판(CFRP)으로 보강하였다. 실험결과로부터 후 매립 Dowel 철근으로 접합된 접합부 실험체가 최종파괴 시까지 완전합성거동을 하는 것을 확인하였으며, 충분한 극한성능 및 사용성능을 확보하고 있음을 알 수 있었다.

In the Korean construction market the housing exceeds more than 60％ among the entire objects for remodelling. And among the 50％ of the common residence that needs remodelling, half of them are common houses with hallways. In respect of remodelling the common houses with hallways to those with stairways, This investigation aims at not only increasing the area by simply enlarging it, but also elevating the residential value by improving the environment based on the study of the existing plane with stairways. In order to do so, the satisfaction rate after living in common residence either with stairways or with hallways according to size (10, 20, 30 pyong), public space and interior environment is investigated through questionnaire. Therefore, this study tries to discover and analyze the positive and negative aspects of common residence with hallways.
