An Economic Analysis of the Determinants of Studio Apartment Prices in Seoul

  • Purpose - There has been little research on the variables influencing studio apartment values. This study aims to identify variables affecting the value of studio apartments in Seoul by empirically examining the interaction between sale prices and characteristics studio apartment characteristics. Research design, data, and methodology - We have analyzed data pertaining to 142 studio apartments in September 2010. A regression analysis model is constructed to test the significance of the variables in relation to the studio apartment sale prices per m2 in Seoul. Results - The age of the building is comparatively more significant than land use as the explanatory variable. Land price is the key variable affecting studio apartment sale prices and investors are willing to pay high implicit sale prices for locations that are associated with high land prices. Conclusions - The age of buildings explains a significant portion of the variability of the sale prices of studio apartment. Higher land prices result in higher sale prices for studio apartments. The older the buildings, the lower the sale prices of the studio apartments.

  • The purpose of this study is to identify the impact of the building, site, and region characteristic factors on the annual average price rising rate of apartment housing in Seoul. The data were consisted of 272 apartment units in Seoul. A survey included checking the drawing documents and interview with apartment maintenance staffs and real estate agencies from October 2006 to February 2007. Data were analyzed with descriptives, frequency, crosstabs, and linear regression by SPSS/PC for Window. The linear regression model was employed to evaluate the price rising rate in apartment housing. Following results were obtained. The price rising rate for pyeong ($3.3m^2$) of apartment housing was determinated by the district zone, the construction company's brand name, the building age, the building stories, the floor space index, the building-to-land ratio, the green space rate, and the distance from the downtown. Especially, the district zone was the most important factor that affected the price rising of apartment housing in Seoul. Therefore, the policy has to focus to solve the imbalance between autonomous districts with the collaborated tax.

  • Rapid urbanization resulted in expansion of urban area and increase of population bringing deepened housing shortage. Supply-oriented housing policy made apartment a representative residential space in Korea in spite of the short history of apartment. This study analyzed the shape and arrangement of main building by year and the microclimate in the complex depending on the number of floors. The purpose of this study was to present the basic data in developing apartment complex to solve problems like the stagnation of pollution source and the rise of temperature due to the declined ventilation in apartment complex, and the worsened urban heat island phenomenon due to the impeded flow of wind. This study rearranged the shape and arrangement of main building by year and the tendency of the number of floors by year in the process of change, by generalizing the process of change of apartment complex, a representative modern residential space through preliminary research. Based on it, 8 object lot by age was selected and simulated by using Envi-met. Simulation identified that the change of apartment complex takes place having a positive effect on microclimate in the apartment complex and the microclimate in the apartment complex is influenced a lot by the shape of complex. If in future apartment complex plan, a systematic legal criteria of design is made about the shape and arrangement of main building, it might have a positive effect on the improvement of microclimate in the apartment complex, a representative residential space in Korea.

A Study on the Conditions of Household Items for children and Storage Living in Apartment - Focused on One-child Families in 3-bedroom Apartment in Seoul - (아파트 거주 아동의 생활재 및 수납현황에 관한 연구 - 서울시 3침실형 아파트에 거주하는 맞벌이 1자녀 가정을 중심으로 -)

  • The purpose of this study is to grasp the retention status of household items for children and the real condition of storage targeting dual career families of living in 3-bedroom apartment. To do this, a field survey was conducted by having subjects as 30 households of conforming with the requirements. This led to understanding kinds and quantities of household items for children inside the residence and to surveying the present status on household items of being stored by room, thereby having analyzed a difference in household items according to children's age. The survey results are as follows. First, the household items for children within dwelling were indicated to be totally 145 detailed items. In the quantities of the detailed items, a great difference was shown by age in clothes, books, teaching aids, toys, and stationery. Second, as a result of examining a place of being stored the household items for children, the household items in great quantities were found in living room, room 1, and room 3 even in addition to room 2 that is children's room. Third, in consequence of looking at the storage status of household items for children by age level, it could be known that very different household items are being used depending on children's age, and that a place of storing household items is much varied by age. This outcome could lead to being capable of knowing that one-child families living in 3-bedroom apartment are using every room focusing on child, and that child's household items are being disorderedly stored in each space, thereby requiring the systematic storage plans so much that reflect the real situation.

A Study on Consciousness and Needs of Residents by Age about National Rental Apartment Community Facilities (세대연령에 따른 국민임대주택 커뮤니티시설의 거주자 의식 및 요구에 관한 연구)

  • The purpose of this study is to find out apartment residents' consciousness and needs of their community facility by age group as to provide basic data for future community facility planning. For this study, 12 national rental apartment complexes in the Seoul Metropolitan area were selected, and the residents of diverse age groups were surveyed including children, adolescents, adults, and elders regarding their attitude, satisfaction, and necessity of using the community space, and their requests for programs and locations of the community space. As for the analysis method, statistical software, SPSS for Windows 14.0, was used, and total of 891 questionnaires were analyzed for the survey. The findings of this study are as follows. 1) As to major activities in national rental apartment community facilities, older residents tended to show more interest in health, while younger residents tended to show more interest in leisure. 2) The residents' satisfaction about community facilities was the highest among children, and was the lowest among adults in general. Particularly, the facilities that were designed for specific age groups of users showed high satisfaction among users. Therefore, community facilities need to be planned in consideration of each age group of users. 3) Residents' requests for community facilities, in general, were found more among adults and elders than among children and adolescents. Elders made requests for the green environment, and adults made requests for facilities for family uses. 4) As to the results of surveying the requests about community facility programs, children, adolescents, and adults all made requests for programs regarding leisure activities. However, elders made requests for programs related to health or communication with neighbors. Therefore, the purposes and requests of using community facilities need to be identified precisely and then plan them accordingly and effectively.

The preference of Interior space of the consumers's characteristics among Apartment (소비자 특성에 따른 아파트 실내 공간 선호)

  • This study has been designed to explore the preferences of interior space for those living in apartment housing. It also examines the relationships between preferences of interior space, such as storage space, organization type of LDK(the living room, the dining room, and kitchen), space facing south, an interior garden, the concept of each room and the characteristics of the consumers, such as age, educational background employment status of homemakers, occupation of the primary income provider, family-life cycle, total household income, the size of floor space, and homeownership. In conclusion, this study suggests that at the time of designing apartment housing units, serious consideration should be given to the built-in closets or storage space in the anbang and to the location of a child's room facing to the south of the dwelling, especially for the families with a child attending primary school or younger and higher education level of homemaker. This study also recommends that the organization of the living room, the dining room, and the kitchen should be varied according to the housing size and the age of homemaker.

A Study on the Cognitive Maps of the Elderly Living in Apartment Area (고령인구의 거주지 인지도 특성에 관한 연구)

  • Purpose: This study was conducted to figure out the cognitive characteristics of the elderly living in apartment complex in order to construct basic data for the design of sustainable and age friendly apartment area. Methods: Cognitive map was used to identify and analyze the elderly residents' status of residential environment cognitions. The elderly living in Gongreung-dong apartment was randomly interviewed outdoor area and requested to draw cognitive maps on their living environment. 26 valid cognitive maps collected were analyzed, classified into two different types: Line type and Dot type. The average age, cognitive distance, length of residence, number of elements in the map(complexity) were then compared by Line and Dot type, as well as by gender. Correlations among variables also were analysed. Results: Males showed a tendency to draw dot types, which means they are place-centered, and females drew line types more than males, which means they are way-centered. The average cognitive distance of male group was greater than that of female group. As the age went up, the number of perceived place and the cognitive distance decreased. Oder people tended to draw line types rather than dot types. As the cognitive distance was longer, the perceived place and the number of lines increased. Implications: The age was more related to the recognition of the residential environment. The younger the residents were, the more they recognized the elements. The points that were represented by dots in the cognitive maps are places for memories for the individuals. Creating more memorable spaces will affect the cognition of residents on living environment. It is better to improve the cognitive environments before cognitive abilities of residents decrease.

The Preference of One Room Apartment According to the Type of Life style (라이프 스타일에 따른 원룸주택선호도)

  • This study is intended to analyze the preference of one-room apartment according to the type of life style of single people between 20 and 30 years age. The major findings were as follows: 1) The single people prefer the one-roon apartment(90.2%). 2) The Life styles were classified into 5 types: tradition preservation. self-fulfillment, fashion-pursuit. economy priority. convenience-pursuit. 3) The preference of a one room apartment is strongly influenced by all types of life styles regardless of tradition preservation.

A Study on the Site Planning of an Apartment Complex for Improving the Outdoor and Indoor Air Quality (아파트의 실내외 공기질 향상을 위한 주동 배치 계획 연구)

  • This study focuses on the impacts of apartment building arrangements on the outdoor and indoor air quality - the efficiency of natural ventilation in the outside/inside area of an apartment with consideration to the characteristics of an air flow in outside area depending on the types of the arrangements, the main direction of the wind, and the outside wind pressure on the building facade. As indices to evaluate the efficiency of natural ventilation, the concepts of "Age of Air" and "Purging Flow Rate(PFR)" were used in this study. As indices to classify the efficiency of indoor natural ventilation, the mean values of the wind pressure differences between the front and the back elevations of an apartment building were used. The research showed that the PFR of each apartment building arrangement ranges from 0.867 to 3.253. The "minus-shaped" arrangement showed the highest PFR, 2.306; the "zigzag-shaped" arrangement measured 1.889; the "angle-shaped" arrangement measured 1.465, and the "square-shaped" arrangement measured 1.241. Depending on the direction of the wind, the pressure differences range extremely, with variations from 170% to 2300%. Thus, the indoor natural ventilation efficiency can be changed by the pressure differences of the wind, which are sensitive to the main direction of the wind even though the structure and planning of the apartment complexes are the same. Despite the same direction of the wind, even the efficiency can be diverse. This study showed how to predict the most beneficial apartment building arrangement for the profitable natural ventilation efficiency in each direction of the wind.

A Study on the Older Residents' Cognitive Characteristics of Public Rental Housing Complex (공공임대주택에 거주중인 노령인구 인지특성에 관한 연구)

  • Purpose: Korean society is undergoing the rapid increase and poverty of elderly population. Therefore, the appropriate supply and planning of public rental housing for the low-income elderly is more important. The purpose of this study is to present the basic data for the study and planning of the elderly housing complex by analyzing the cognitive characteristics of the elderly residing in the rental housing. Methods: A questionnaire survey was conducted to identify health characteristics of the elderly living in the 'Gongreung SH Apartment'. 100 random samples were collected and 82 valid samples were analysed. Statistical analysis was performed using Excel and R for the age, sex, health, outdoor walking frequency and characteristics of Cognitive map of the elderly. Results: The characteristics of cognitive map were classified into point shapes and linear shapes. The linear group was lower in average age than the point group and tended to draw the map wider. The wider the map was, the more the number of elements in cognitive map was. The number of elements on the cognitive map decreased as respondents' age increased. On the other hand it was not related to residence period and gender of the elderly. Implication: The cognitive extent of the residential environment tends to decrease with age. Men's cognitive range is wider than women's. There is no corelation between the number of cognitive elements and cognitive map type. Men tend to have a systematic image of city, whereas women focus on relational and social urban factors. For sustainable apartment complex design, various characteristics of the group including men and women, different age and different health status should be considered.
