This study investigated how external environmentally-friendly factors adopted to improve the quality of outdoor spaces have been designed and used in the construction of apartment complexes. The goal of this study is to determine what areas should be improved through environmentally-friendly ways to create natural outdoor spaces in apartment complexes and enhance their availability and usefulness. For this study, 21 environmentally-friendly factors were chosen and a checklist by specific item was prepared. This study examine how these items were applied to basic planning, detail design, and construction in 4 target areas. As a result, it was found that the development of environmentally-friendly residential areas was an ultimate goal of the project during basic planning and design. All target areas focused on developing an inner greens network, eco-pond, brook, and pedestrian track as well as the growth of a variety of plants. Some differences have been observed, however, in terms of method. Furthermore, due to economic and technological problems and poor construction site conditions, green walls/green roofs/pedestrian tracks/use of rainwater have not been properly promoted. These kinds of problems must be improved through the development of environmentally-friendly construction methods and materials, the expansion of natural grounds areas, economic support, a satisfactory repair and maintenance system.
The purpose of this study is to analyze the impact of earthquake on apartment prices. Many studies have been done analyzing the relationship between natural hazards and residential property prices. Most studies have shown that natural hazards have an negative effect on residential property prices, but some studies have shown that natural hazards have an positive effect on residential property prices. These conflicting analysis result from the lack of considering natural hazard frequency at the analysis site. According to literature reviews risk avoidance tendency are already inherent in prices, thus distorting the relationship between natural hazards and prices. That is, in order to analyze the impact of natural hazards on residential property prices, analysis must be carried out in areas where there has not suffered natural hazard for a long time or where there has been no damage before. Nevertheless, previous studies analyzed areas frequently affected by natural hazards. Gyeongju has been recognized as a safe area from earthquake in the past, an 5.8 magnitude earthquake occurred in September 2016. Analysis results focusing on Gyeongju Earthquake case has shown that the earthquake has affected decrease of apartment prices in hazardous areas, and after earthquake apartment prices have risen over time.
The aim of this study is to provide practical guide for exterior design in apartment and to propose a device to improve the quality of residential environment by the color planning. Color is a language of context and used as a visual aid to recognize the objects and spaces in the world around us. In this sense, each color perception is unique to its own setting and not subject to any universal rules of thumbs, Therefore, when designing with color, each setting will demand its own specific set of rules. A balanced color scheme has to make the environment more pleasant for people to live in . Fro the exterior in housing the use of color has to be considered not just in its wider context of the architecture or surrounding but as an element of the life of the inhabitant. So it is considered on the type of people who will live in and visual condition of site. In this study , the objective model of systematic design process for environmental color planning is proposed on the basis of theroetical background and references investigated, By the existing thesis, resident's preference of the exterior color and foumular of composition in apartment was invastigated . In general theories, based on the theory Birren's color harmony for color coordination an design principles, a device of exterior color design in apartment was suggested by the course of reasonable design process. Color in environment plays many different roles. It integrates the architecture with the site. If color is use well, it can soften architecture that is too harsh, it can give a sense of identity to different part of site and improve a city's image. The environmental color is effective media to enhance the aesthetic value of architecture and environment.
This study aims to investigate the eco-friendly planning methods for a sustainable apartment houses in the Metropolitan area of Seoul. Eco-friendly plans that considers the environmental issues were attempted from the beginning of 2000s, and since then, many apartment houses in Korea were built using this concept. They were, however, generally focusing on the physical and spatial aspects of the site plan. After the Seoul C40 weather summit conference in 2009, the low carbon green housing standard has been emphasized and thus the chemical concept was added to the existing physical planning methods. Under such a background, this study intends to investigate the eco-friendly plans for the apartment houses in the 2000s. This includes an ecological network plan, an ecological base plan, a building greening plan, a water treatment plan, and an energy saving plan. Based on the analysis and synthesis of these planning methods in the early 21st century, it would be possible to set up a proper future plan to enhance the sustainable built environment in the housing industry in the coming years.
This study attempts to find out the characteristic of apartment housing sales information and housing choice behavior according to housing location. For this purpose, the apartment housing sales information in newspaper advertising was investigated and analyzed by advertising appeals to clarify the phenomenon of apartment housing sales and the components of home environmental quality according to housing location in Pusan. Then the field survey has been carried out based on 176 households living in Pusan. The major findings are as follows: 1) The components of home environment through AAs were divided into three categories of appeals: residential area, site area and dwelling unit area. 2) Apartment housing developments were differentiated according to period of development and occupancy scales according to housing location. 3) The results of field survey showed users' housing location. 4) The characteristics of apartment housing sales information according to housing location were revealed those characteristic were concentrated on the category of residential area than site area or dwelling unit area. But in housing choice behavior, the characteristics of housing location appeared in all categories of home environment. Therefore, for better apartment housing development and planning, the characteristics of housing location need to be considered more actively.
The primary purpose of this study is to provide the managerial guidelines for the comprehensive apartment improvement planning. This plan will consider the time-serial apartment management plan. Through a questionnaire survey, residential satisfactions and demands on apartment units, apartment building and site amenities were investigated. Based on the statistical analysis, residents' demands were assessed. The resident groups were categorized into the three groups considering the apartments' life span where they were living. The results from the statistical analysis were finally compared with the long-term apartment management plan demonstrated in the Housing Code of the Ministry of Construction and Transportation. The major findings of this study were as follows. First, residential satisfaction on the equipments in apartment units was higher than that on the unit plans. Residents' satisfaction on the communal facilities in apartment sites was lower than that on the other factors. Thus, apartment unit plans and communal facilities in sites need to be improved. Second, though we had the three residents' groups, for the results of the residential satisfaction, the groups were divided into two groups: 'less than 10 years group'and 'over than 10 years group'. Considering the residents' demands for the apartment improvement according to the life span of apartment complexes, the habitability factor was demanded by 'the less than 10 years group' and the safety factor by 'the over than 10 years group'. Compared the residents' demands for apartment improvements with the long-term apartment management plan demonstrated in the Housing Code, the improvement cycles demanded by residents were shorter than those in the code. Thus, the management plan in the code should be reconsidered.
This study focuses on the impacts of apartment building arrangements on the outdoor and indoor air quality - the efficiency of natural ventilation in the outside/inside area of an apartment with consideration to the characteristics of an air flow in outside area depending on the types of the arrangements, the main direction of the wind, and the outside wind pressure on the building facade. As indices to evaluate the efficiency of natural ventilation, the concepts of "Age of Air" and "Purging Flow Rate(PFR)" were used in this study. As indices to classify the efficiency of indoor natural ventilation, the mean values of the wind pressure differences between the front and the back elevations of an apartment building were used. The research showed that the PFR of each apartment building arrangement ranges from 0.867 to 3.253. The "minus-shaped" arrangement showed the highest PFR, 2.306; the "zigzag-shaped" arrangement measured 1.889; the "angle-shaped" arrangement measured 1.465, and the "square-shaped" arrangement measured 1.241. Depending on the direction of the wind, the pressure differences range extremely, with variations from 170% to 2300%. Thus, the indoor natural ventilation efficiency can be changed by the pressure differences of the wind, which are sensitive to the main direction of the wind even though the structure and planning of the apartment complexes are the same. Despite the same direction of the wind, even the efficiency can be diverse. This study showed how to predict the most beneficial apartment building arrangement for the profitable natural ventilation efficiency in each direction of the wind.
Lately construction companies are differentiating the outdoor spaces of apartment complexes to satisfy the needs of residents by providing underground parking area and variety of outdoor community spaces. Building walking networks through residential unit area, the major passage area and the entrance area of the complexes is very important factor to increase the use of the outdoor environment in the complexes. The purpose of this study is to evaluate the characteristics and the elements for the planning of exterior pedestrian spaces carefully through the analysis of current large-scale apartment complexes. In this study, the utilization of space, the connectivity to other spaces and the application of Universal design were evaluated through site visits in 5 large-scale apartment complexes. As a result, the utilization of space is well applied in the most of complexes especially in residential unit area. The connectivity to other spaces has low application compared to the others. Universal design is also well applied except sub criteria for the blind in most of complexes. This study will be able to help in providing better exterior pedestrian environment for residents in apartment complexes.
The purposes of this study were to classify the changing periods of apartment outdoor space in Korea and to clearly understand the specific characteristics of each period. The study has been done through on-site observation of apartment complexes, and through the analysis of housing estate planning techniques, rules and regulations affecting outdoor spaces during the rapidly developing era. The results of this study shows that three major periods with distinct characteristics were found, which were as follows: 1) The first well defined period spans from 1960 to 1990. In this period, apartment construction was rapid, and as a result, quality of housing environments were sacrificed. As little attention was given to the landscapes in apartment complex, they were constructed very simple and identical in outdoor space of apartment complex. This period can be referred to as the 'commonly universal period in apartment outdoor space'. 2) The second period spans from 1991 to 1996, during which time a housing construction project for two million residences was completed in order to significantly stimulate the provision of houses to the general public. As a result, regulations were relaxed causing housing environments to deteriorate. Although apartments were constructed very close together, there was some diversification and experimentation in outdoor styles. This period can be referred to as the 'congestion period of apartment outdoor space'. 3) The third period spans from 1997 to the present. During this time the number of unsold apartments has grown considerably throughout the country. Many different apartment complex marketing strategies have been employed to reduced the glut of unsold apartments. This experimental trend has continued and been well-received since the IMF period. The distinguishing characteristics of this period are the introduction of a rich natural landscape, the increase in communications among residents, the human oriented design, and the refined and elegant design for the outdoor street furnitures. As a result, this period can be named the "differentiation period of apartment outdoor space".
The purpose of this research is to analyze the residential environment based on the physical quality indicators of green space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of green space in apartment housing. The second part is to analyze the Correlation of Development Conditions and Physical Quality Indicators of Green Space. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.
