주택문화관의 지역복합커뮤니티센터로서의 활용가능성에 관한 연구 (A Study on the Development Activation Plan of Housing Cultural Center as Local Complex Community Center)

  • As a model house has attempted a role change from a conceptual perspective as a housing cultural center starting from the 90ties, it began to direct the change into a high end building. In particular, large construction companies have recently invested on an unimagined scale, unlike in the past, in building a model house and pursued the construction of new attractions of cities as well as the upgrade of a brand image by hiring and implementing the designs of celebrity architects or designers. In addition, they have been in pursuit of a change by enhancing the satisfaction and pride of residents by offering spaces and programs for various cultural arts for apartment residents or potential customers and having them participate in those programs. This study aims to expound on the possibility of the utilization of a housing cultural center as a local complex community center by analyzing the spatial organization and the operational program of a housing cultural center appearing since the 90ties. With this aim, the study analyzed the cases of a complex community center and the program and the operational method of a housing cultural center within the case study in order to propose the possibilities for the utilization of a local complex community center. The elevation of the cultural and economic level of citizens and a rapid social change are shown as various demands for welfare, and the subsequent social physical change has led to the expansion of a space as a complex community. A housing cultural center is also directed to grow as a complex community center from the perspective of diverse demands and participations of consumers, and prepares a field for a broad spectrum of communications from the perspective of housing and cities.

대구지역의 신축 소규모 공동주택에 있어서 실내공기질 측정 및 평가 (Measurement and Evaluation of Indoor Air Quality in Small-scale apartments in Daegu)

  • The purpose of this study was to measure the indoor air quality of small-scale apartments and then proposed a method to improve the indoor air quality of the small-scale apartments by comparing with the result of indoor air quality in the Clean-Healthy House. In case of formaldehyde, a highly volatile organic compound, the concentrations of indoor measured both in small-scale apartments and the Clean Healthy houses did not exceed- the guideline of Korea. The guideline of Korea for acetaldehyde was not available, so the guidelines of Japan and the World Health Organization were used to measure the concentration of acetaldehyde. The study results demonstrated that three out of seven small-scale apartments investigated exceeded the guideline of Japan; and the preliminary research on the Clean-Health Houses was low at about 30-60% of the guideline of Japan. The result of the VOCs measurement showed that toluene, ethylbenzene, and styrene in some small-scale apartments exceeded the guideline of Korea. However, the Clean-Healthy Houses in the previous studies did not exceed the guideline of Korea with regard to all the pollutants. Therefore, this study suggests the application of the construction standards of the Clean-Healthy house in order to improve the indoor air quality of small-scale apartments. In addition, the current study anticipates that improvement of the indoor air quality in the residential environments should be universally applied, not limited to the type and size of the residence.

장수명 주택 관계자별 인센티브 부여 방향 설정에 관한 연구 (A Study on Establishment of the Directions of Granting Incentives by Long-life Housing-related parties)

  • Long-life housing means a housing which structural members (Support) such as columns and floor are maintained for a long period of time and the housing can be used for approximately 100 years by replacing components (Infill) such as walls and furniture. The government established "Certification standards of long-life housing construction" on December 24, 2014, requiring the long-life housing certification for construction of apartment houses for over 1,000 households. However, it is necessary to prepare an incentive measure which could be granted to construction related personnel and housing owners due to the effectiveness of such system and recognition that the initial construction cost of long-life housing is high. The purpose of this study is as follows. First, the reasons and necessity of long-life housing cost increase for each construction company, housing owner, infill component manufacturer and designer which are long-life housing related personnel are determined. The direction of incentive grant for supplying long-life housing based on the determined items is established. The result of this study is as follows. First, a special treatment which is higher than the alleviation of construction standards according to the previous ordinance is necessary for construction companies to secure the business feasibility. Also, incentives such as the provision of service space and wide balcony are necessary to improve the preference level of parceling out. Second, financial incentives such as financial support for housing purchase, reduction and exemption of tax (acquisition tax and registration tax), and support of maintenance cost are required for house owners. Third, it is essential to increase opportunities to participate in the market for infill component manufacturers by applying additional points for PQ. Fourth, it is needed to provide compensation for additional human resource and time at the time of designing to designers by preparing the long-life housing design cost standards.

수요자 설문조사 및 사업성분석을 통한 수도권 신도시 내 한옥단지 조성사업 타당성 검토 (A Feasibility and Survey Study on the Hanok housing complex project within Seoul Metropolitan Area)

  • The purpose of this study was to set and analyze the feasibility and survey of the Hanok(The traditional Korean style house) housing complex project within Seoul metropolitan area. The results of this study were as follows. First of all, a survey was carried out to find out the optimum Hanok style. The survey showed that many people chose a frond and back yard garden as a merit of Hanok and pointed out the weak crime prevention as a weakness of Hanok. The optimum size for a Hanok was from $264m^2$ to $330m^2$ and living space was from $100m^2$ to $132m^2$. And people considered about 120% of what the apartment sells for as the reasonable price of a Hanok. Based on the survey, this study planned a Hanok housing complex on a lot that has competitive price and analysed the feasibility of the housing plan. The result was that Hanok's construction cost per $3.3m^2$ to be a marketable product has to be below about 6 million Won. As a result, the construction cost-saving through the advanced technology and planning to meet the changing customers' needs are needed to vitalize Hanok's supply.

  • 최근 공동주택(아파트)의 품질에 대한 관심이 높아지고, 대형 구조물들이 건축물의 옥상부분을 활용하려는 인식의 변화와 더불어 옥상 방수의 재료와 공법에 대하여 관심이 증대되고 있다. 현재 까지 구조물의 유지관리 및 사용상의 편의를 위해 많은 방수 재료 및 공법이 개발되어 왔으나 여러 가지 기존의 방수하자 요인에 대하여 충분히 대응할 수 있는 방수 재료 및 공법이 미흡한 실정이다. 더욱이 옥상 방수에 있어 바탕상태 및 콘크리트의 물리적 거동으로부터 자유로울 수 있는 공법의 개발이 시급한 실정이다. 따라서 본 연구는 기존의 대표적인 옥상 방수 공법에 대하여 알아보고 문제점을 분석함으로써 옥상 방수 에 대한 새로운 방향으로의 시야를 넓혀보고자 한다.

  • This study as a demand of reconstruction allows the longevity of the multi complex, analyze the problems and solutions for a long term maintenance planning scheme, and how to save contingency fund to utilize. The major role of the multi complex housing market reflects Positively on our valuable society, provides a better life of environment on top of longevity and for the superior living duality. For a achievement and improvement existing long term maintenance Plan and contingency fund system should be considered as follows. First, shall be expanded more units of house as smaller group. Second, advice from expert shall be reconsidered, eliminated, and protected reorganizing an informal reconstruction planning comparatively legal procedure must be renegotiated and pursued. Third, the fund which saved for the contingency has to clarified as tax free item by government. It's not only mistreated as a limitation of personal asset but also treated as national source Despite of rather compulsive and constructive method must be noticed by whoever owns for, more positive follows, promotion and directing must be able to guide its understanding and adherence of importance and inevitability.

서중환경에서 표면피복 양생재 종류변화가 콘크리트의 초기 온도이력 및 균열발생에 미치는 영향에 관한 현장적용성 평가 (Field Application to Evaluate the Effect of Various Surface Covered Curing Blankets on Temperature Profile and Crack Occurrence of the Concrete under Hot Weather Condition)

  • Concrete placed under hot weather condition suffers from larger slump loss, rapid moisture evaporation due to high air temperature. Proper measures for material, transportation and curing should be taken to prevent the quality deterioration of the concrete under hot weather condition. In Korea, Although the period of hot weather concrete in Korea occupies only 2 months, there are a lot of quality problems including plastic, drying shrinkage and cold joint. Therefore, the objective of this paper is to investigate and compare the temperature history and crack occurrence of the concrete, which was placed in the actual apartment house construction field under hot weather condition, in response to the application of surface covered curing blankets including PE film, single layer clear bubble sheet, white colored bubble sheet and aluminum metalized bubble sheet. Test results indicated that the application of white colored bubble sheet and aluminum metalized bubble sheet showed most favorable results in terms of reduction in temperature rise and crack occurrence as well as easiness in handling. But, due to light reflection by aluminum metalized bubble sheet, it is believed that white colored bubble sheet is preferable.

  • After January 2023, as part of the plan to realize housing stability for the people, the weights for each field of reconstruction safety diagnosis have been adjusted. Among them, the weight of the residential environment sector has been raised from 15% to 30%, so that it occupies a high proportion. The adequacy review will also be partially implemented if requested by the local government. Therefore, it is also required to improve the existing reconstruction safety diagnosis manual for rational review. In this study, we intend to examine the problems and points to be improved through the review cases from the introduction of the system to the present. Through this, it is intended to be used as basic data to approach changes in demand for reconstruction and future trends in the future housing market.

국내 실내 라돈농도와 연간 피폭선량 예측에 관한 연구 (A Study of Radon Concentration in First Floor and Basement and Prediction of Annual Exposure Rate in Korea)

  • The purpose of this study was to investigate Rn concentration and annual radiation exposure level in the basement and first floor. The Rn Cup monitors were placed in different environments such as shopping stage, office building, Apartment, Hospital, house in Seoul from Match 1996 to April 1997 and CR-39 films were collected every two months. The mean radon concentration in the basement of house($88.6\;Bq/m^3$) showed the highest level among the areas, while radon concentration on the first floor of house($50.5\;Bq/m^3$) showed the higher than other areas. The annual radiation exposure dose that person on the floor / in the basement of differential place in the seoul can be exposed during living was estimated from 24.11 to 87.64 mRem/yr. This radiation dose is significantly lower than 130mRem maximum radiation dosage from the radon nuclide prescribed by the ICRP, with respect to the overall average exposure of the working adult. this study indicated that possible radon sources on the first floor / in the basement areas are radon intrusion from soil gas, construction materials, or ground water leaking. Further study is needed to quantitatively assess major contributions of radon-222 and health effect to radon exposure.

청주 구도심내 주택유형별 분포 및 규모특성에 관한 연구 (Distribution Patterns and Habitable Floor Area by House Types in Traditional Urban Area of Cheong ju)

  • The new apartments has been rapidly built through the outskirts of Cheong-ju city since the latter half of 1980's. So, the population decreased in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. Also, residential areas became obsolete and residential buildings happened to be vacant and empty. For urban rehabilitation, the city authorities will construct the high-rise complex housings with stores in the traditional urban area. We have doubts about whether the rapid change of new housing construction is right or not. Therefore, It is necessary to give a correct diagnosis of the present state from urban atrophy, keeping this area sustainable with traditionality and locality. This study is to examine and analysis in detail distribution patterns and habitable floor area by house types in Seong-an dong and Jung-ang dong which are located in traditional urban area of Cheong-ju. The result are as follows; the residential buildings as the 2,680 houses(including detached and apartment houses) and the 804 shop houses are distributed with 3,484(67%) of the whole 5,183 buildings and form 28percent of the whole floor areas. A distribution and area ratio of houses to shop houses is irrespectively about 76 : 24percent. The average floor area is represented with $66m^2$/household and $28.5m^2$/person. It shows that a hollowing out of urban area has caused the surplus of residential buildings and floor areas.
