A Study on the Polarity of Apartment Price News Using Big Data Analysis Method (빅데이터 분석기법을 활용한 아파트 가격 관련 뉴스 기사의 극성 분석)

  • This study confirms the polarity of news articles on apartment prices using Opinion Mining which has widely been used for a big data analysis. The analyses were carried out utilizing internet news articles posted on the Naver for two years: 2012 and 2018. We proposed a sentiment analysis model and modeled a topic-oriented sentiment dictionary construction methods. As a result of analyzing the proposed sentiment analysis model, it was confirmed that there was a difference according to the tendency of the media companies in selecting social issues at the time of rising apartment prices. At the same time, we were able to find more affirmative articles in the media companies which share similar sentiment with the government in charge. In this paper, we proposed a sentiment analysis model that can be used in real estate field and analyzed the polarity of unformatted data related to real estate. In order to integrate them into various fields in the future, it is necessary to build the sentiment dictionaries by themes, as well as to collect various unformatted data over extended periods.

Analysis of KOSPI·Apartment Prices in Seoul·HPPCI·CLI's Correlation and Precedence (종합주가지수·서울지역아파트가격·전국주택매매가격지수·경기선행지수의 상관관계와 선행성 분석)

  • Correlation of KOSPI from stock market and Apartment Prices in Seoul HPPCI from real estate market has been found from this research. Furthermore, from the comparison of those indicators' flows, certain precedence was found as well. The purpose of this research is to analyze correlation and precedence among KOSPI, Apartment price in Seoul, HPPCI and CLI. As for predicting KOSPI of stock market and real estate market, it is necessary to find out preceding indices and analyzing their progresses first. For 27 years from the January 1987 to December 2013, KOSPI has been grown by 687%, while CLI showed 443%, Apartment of Seoul showed 391%, HPPCI showed 263% of growth rate in order. As the result of correlation analysis among Apartment of Seoul, CLI, KOSPI and HPPCI, KOSPI and HPPCI showed high correlation coefficient of 0.877, and Apartment of Seoul and CLI showed that of 0.956 which is even higher. Result from the analysis, CLI shows high correlation with stock and real estate market, it is a good option to watch how CLI flows to predict stock and real estate market.

  • The purpose of this study is to set a standard for sale prices of supplying apartment houses about decision factors in sale price of supplying apartment houses using Analytic Hierarchy Process. This is done by modeling decision factors in sale price of supplying apartment houses as hierarchy. According to the modeled hierarchy, the relative importance of supplying factors are determined using a survey of a group of real estate experts. In addition, through Analytic Hierarchy Process, the relative importance of phased sale prices of supplying apartment is analyzed in order to set a standard to estimate competitive sale prices of newly supplying apartment houses.

  • Apartments are being established as a universal housing type because of the perception that they are excellent in preservation of asset values and convenience. In this study, through multiple regression analysis, it is a thesis that explores whether it affects the housing market in Gimhae, a small and medium-sized city in the province, and how the price flow in neighboring cities has an effect. It is possible to examine how macroeconomic variables such as the balloon effect and the lowest interest rate caused by the government's tweezers regulation bring about changes in the housing market of small and medium-sized cities in local regions.

  • This study is primarily concerned with the apartment house manager's duty of korea and England. The results are as follows ; 1. In England, detailed duty is prescribed to apartment house managers, where as Korea has not specific prescription. Therefore, we suggest 7 items as the management duty of apartment house manager. Namely, that is inhabitant management, external duty management, business management, account management, estate and public institution management, environment management and safety management. 2. In England, apartment house manager is executing their duty before moving into. But in Korea, their management duty is executed after moving into. There are problems which each of them(inhabitant-user-manager) has plural responsibility.

Causes and Spatial Characteristics of Neighborhood Relations by Family Life Cycle (생애주기에 따른 이웃관계의 형성요인과 공간적 특성)

  • Based on residents' survey data in Seoul, this study attempts to empirically answer to four research questions regarding neighborhood relations (NR) which are necessary for community building: How important NR is compared to other social relations, what factors establish NR, how large NR's geographical extent is, and what are major meeting places among neighbors. A series of statistical analyses demonstrates that characteristics of NR vary greatly by family life cycle. In the stage of couple without child, NR has no significant meaning. NR becomes important from the stage of child care, and it is formed through the medium of children, particularly children's schools in the stage of child of elementary school as well as secondary schools. As the result, NR's geographical boundary extends beyond residential block or multi-family housing (apartment) estate while cafe and restaurant serve as dominant meeting places in these life cycle stages. On the contrary, after children are married and leave home, casual encounters resulted from spatial proximity become an important cause of NR. Likewise neighbors' geographical distribution is relatively concentrated within residential block or apartment estate, while community facilities play a role of meeting places as originally planned and designed.

Factors Affecting Real Estate Prices During the COVID-19 Pandemic: An Empirical Study in Vietnam

  • The COVID-19 pandemic has widely spread and has become a global problem. The pandemic has had a negative impact on most countries and on the global economic growth. In the real estate and housing market, the impact of the pandemic has directly disrupted the supply of raw materials and human resources. In case of Vietnam, the real estate and housing markets are increasingly becoming important contributors to Vietnam's economy, with a combined contribution of approximately 6% to the GDP of the country. Also, the pandemic has negatively affected the real estate in Vietnam. Using a sample data of 220 home, apartment and real estate buyers in the period of April 2020 to Apr 2021 in Nam Tu Liem and Cau Giay districts, Hanoi, the research results demonstrate that the area of the house, the number of beds, and the location of the land show a positive influence on the real estate price. Meanwhile, the distance from the land to the center of the district has a negative effect on the price, which means that the further away a land is from the center, lower is its price.

  • As people invest most of their asset in real estate, there is high interest in changing in housing and real estate prices in the future for a digital economy. Various variables are affecting the housing and real estate market. Among them, four variables : households, productive population, interest rate and index price are chosen and analyzed representatively. This study is aimed to build decision model of apartment prices in Seoul empirically. From the analysis result the stock index is the only variable which is significant statistically to apartments in Seoul. From this study, the households and productive population show the same direction as shown in the previous studies before but not significant statistically. Among the independent variables, the stock index is chosen as a major variable of determinant of Seoul apartment price. From the result of the research, prediction of stock market should be preceded to forecast the movement of housing and real estate market in the future.

Effect of Open Floor Plan Design Property on Apartment Price (단위세대의 개방형 평면구성이 아파트가격에 미치는 영향)

  • The openness of residential space directly affecting lighting, view, and ventilation leads to the variation of open floor plan type in apartment construction project. This study intends to substantiate the effect to the apartment price by design property of open floor plan based on actual design information of apartment and price. The open floor plan type and associated design property, and actual transaction price of apartment have been considered as variables for analysis by the hedonic price function model and artificial neural networks model. Research findings indicate that the openness affects the price of apartment positively and the three sides open plan is the most preferred with the highest price. This study aims to provide the implication to the developer in planning and design stage of apartment and the purchaser seeking the suitable price by floor plan design.
