Measuring Efficiency of Korean Apartment Construction Firms using DEA (DEA 모형을 이용한 국내 아파트 건설기업(상장기업)의 효율성 분석)

  • The bankruptcy possibility of apartment construction firms has been incresed because of the environment of current apartment construction industry. This paper analyzes the efficiency of apartment construction firms using DEA model. We evaluate the CCR, BCC efficiency and RTS of 25 apartment construction firms. We also suggest the apartment construction firms which can be benchmarked based on analyzed information. The result shows that four enterprises whose values of CCR efficiency are 1, and ten enterprises whose values of BCC efficiency are 1. RTS indicates IRS of 21 firms and CRS of 4 firms.

A Study of the Deregulation of New Apartment Sales Price and the Stock Price of Construction Firms (분양가 자율화와 건설회사의 주가)

  • This study is designed to examine the stock price of construction firms which are affected by the deregulation of new apartment sales price. As empirical methodology, it uses the traditional event study analysis to test the influence of the deregulation of new apartment sales price and the regression analysis to test which variables are related. The results of this study are summarized as follows : First, the cumulative abnormal return of stock is positive when government announced the deregulation of new apartment sales price. The cumulative abnormal return of stock for 21 trading day before -10 to +10 day is 25.51% which is significant different from zero at 1 percent level. This result suggests that the deregulation of new apartment sales price conveys good information to stock market that the firms performance will be good in the future. Second, in the regression analysis this study shows that the cumulative abnormal return of stock is related to firm's profit margin ratio.

  • The construction cost index and the forecasting model of apartment house can be efficient for evaluating the validness of the fluctuating price, and for making guidelines for construction firms when calculating their profit. In this study the previous construction cost index of apartment house was improved, and the forecasting model based on X-12 ARIMA was developed. According to the result, during the last five years the construction cost, excluding labor expense, has risen approximately to 22.7%. And during next three years, additional 16.8% rise of construction cost is expected. Those quantitative results can be utilized for evaluating the apartment house's selling price in an indirection, and be helpful to understand the variation pattern of the price.

  • As the consumer's consumption standard has raised, occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems and it couldn't satisfy the dwellers' various needs and overall expected life span. In order to correspond those needs, construction firms have introduced several method, such as plus option, minus option, on-time option, change up service and so on. The custom-built apartment is more supplementary and it can reflect the consumer's needs to the apartment directly. But after running the custom-built apartment, several problems is revealed. So. in this study, I defined the general idea of the custom-built apartment and then collect the case of the custom-built apartment.

  • For the past several decades, the residential housing market has been led by construction firms rather than consumers; in essence, it has been a suppliers' market. However, the market is experiencing a transition to a buyers' market, the implication of which is that there will be increased competition among the residential building suppliers. For this reason, it is necessary for construction firms to prepare new strategies to respond to the rapidly changing market environment. Furthermore, consumer satisfaction should be valued more highly than in the past, and should be a baseline in formulating construction product development strategy. For the pre-classified 13 apartment building segments, questionnaire surveys are conducted for the 50 CS (Customer Satisfaction) experts to evaluate their perceptions on the weighing of the quality of each apartment segment. Data obtained from a survey of experts was analyzed from an industry perspective utilizing the AHP technique. Analysis results indicate that the CS experts valued the kitchen & dining area more highly than all other segments. Specific analysis results and implications drawn from the study can be a valuable basis for marketing, product development, and quality management.

  • As the Korean construction market in the apartment housing has changed to a housing consumer focused market, interest and importance on efficient use and management on existing buildings has increased rather than demand for new buildings. Interest of housing consumers on apartment house quality has increased in this market paradigm, and this spontaneously is connected to quality flaw related defect disputes and lawsuits that the importance of defect diagnosis has continuously increased. This defect diagnosis is directly connected to maintenance charges in defect dispute and lawsuit processes that rather objective and highly credible progress of duty is required. However, most defect diagnosis firms today that progress defect diagnosis are using different diagnosis methods and depend on the experience of experienced professionals that there is no standardized defect diagnosis process. Therefore, the purpose of this study is to provide common defect diagnosis process model for defect diagnosis firms utilizing the BPMN (Business Process Modeling Notation) modeling method. It is expected that this will contribute to professional and reliable task performances of concerned defect diagnosis workers. Furthermore, it is expected that design lawsuit damage will be substantially reduced by standardizing defect diagnosis processes.

  • Recently, client requirements concept is an important issue related to many effects of firms. Especially, if we think that apartment is given a great deal of national construction industry, it is requested that we should try to improve apartment quality with various methods of client requirements survey and reflecting those on apartment project. The technique searching and applying client requirements to apartment project is requested for that and ROQ(Return On Quality) process connected to QFD(Quality Function Deployment) is a technique which is used in manufacturing industry and help to make money by rising client satisfaction with searching clients requirements, and applying this to quality improvement program. In this study apartment quality management development is suggested through using ROQ process. For this customer interview research and FGI(Focus Group Interview) was carried out and clients requirement was analyzed with this. Then quality improvement program applicable to developing a new apartment product was established with specialist monitoring. A new apartment quality management development plan is prosed with this process.

  • Current brand strategies applied for name brand apartments seem to have no product differentiation but merely function as a convenient instrument for product image change through naming only. Since proliferating brand names don't have much relevance to their brand concepts at present, long-range brand strategies are definitely needed. We'll inquire, first, the success and failure cases in the brand strategies of other industry. Next, through questionnaire survey, we'll look into the brand concepts of construction firms and their customer satisfaction. Finally we'll present the necessity of indigenous brand culture by use of macroscopic contents development.
