고층고밀 아파트단지의 노후특성 평가 연구 - 1기 신도시 중 분당신도시의 아파트단지를 대상으로 - (Deterioration Characteristics through Evaluating the Level of Deterioration of High-rise and High-density Apartments)

  • The purpose of this research is to determine the deterioration characteristics of high-rise and high-density apartment complexes in 1st period new towns in order to regenerate apartments as sustainable residential environments in Korea. For this purpose, the level of deterioration was evaluated by using 'evaluating indicators of the level of deterioration of high-rise and high-density apartments'. The deterioration characteristics were determined inclusively and concretely based on evaluation results. In addition, the deterioration level according to residents' awareness of the deterioration of their apartment was evaluated. This study was conducted by methods of field data collection, staff interview, field measurement, and resident survey according to the measurement of the evaluating indicators. And the re-organized questionnaire based on the evaluating indicators was utilized for a survey of resident's awareness. The results are as follows: In the physical dimensions of apartments, the deterioration characteristics included deteriorated equipment and a decline in structural performance due to the aging of the apartment, a shortage of parking spaces, and the low flexibility of the bearing wall structure, etc. In terms of the social dimensions, the apartments showed an increase in the number of elderly households, a shortage of community facilities, and a lack of the opportunity for community participation etc. In terms of the economic dimensions, the apartments showed limitations in maintenance & repair and a lack of environmentally friendly features.

  • 국내 작은도서관이 가장 많이 소재하고 있는 경기도에는 공동주택단지 내 작은도서관의 비율이 42%에 이르고 있으나, 법적 의무에 의해 설립된 도서관들이 자발적 의지에 의존하여 관리·운영됨에 따라 휴관·폐관되는 사례가 지속적으로 발생하고 있다. 공동주택단지 내 작은도서관의 활성화를 위해서는 단지 내 마을 공동체의 구심점 역할을 통해 활성화의 방안을 모색하는 것이 타당하다. 이를 위해 본 연구에서는 경기도 작은도서관의 현황 조사, 경기도 및 31개 시군의 공동주택단지 내 작은도서관 운영자 및 관계자 대상의 설문조사와 심층인터뷰를 실시하였으며, 이를 기반으로 공동주택단지내 작은도서관 운영의 실제적인 활성화 방안을 도출하고자 하였다. 작은도서관에 대한 공동체 인식 개선, 자체 운영 능력 배양, 법·제도 개선, 지자체의 지원 강화의 4가지 목표를 설정하여 실천방안을 도출하였다. 사회의 변화에 따른 경기도 공동주택단지 내 작은도서관 뿐 아니라 타 사립작은도서관의 지속적인 발전을 위한 연구도 수행될 필요가 있다.

영구임대아파트 입주자의 우울 영향요인에 관한 융합연구 : K 광역시를 중심으로 (A Convergence Study on the Depression Factors of Permanent Rental Apartment Residents : Focusing on K-Metropolitan City)

  • 본 연구에서는 영구임대아파트 입주자의 부정적인 정신건강상의 문제인 우울에 영향을 미치는 연결고리를 파악하고, 지역사회의 차원에서 우울감 감소를 위한 정책적·실천적 지원방안을 제시하는 것을 목적으로 한다. 이를 위해 K광역시 영구임대아파트 입주자 1,920세대를 대상으로 실시한 설문분석 결과를 사용하였다. 분석결과, 첫째, 조사 대상자의 절반이 넘는 51.1%가 우울 증상이 있는 것으로 조사되었다. 둘째, 우울에 영향을 미치는 요인은 인구사회학적 변인 중 가구주 성별, 연령, 일인가구, 사회보장급여 수급이 우울에 정적 영향을 미치며, 연령제곱과 경제활동 참여는 우울에 부적 영향을 미치는 요인으로 확인되었다. 셋째, 지역사회공동체 변인 중에는 이웃에 대한 생각과 이웃참여의사가 우울에 부적 영향을 미치는 요인으로 확인되었다. 넷째, 건강상태 변인 중 신체적 건강 어려움과 정신적 건강 어려움이 우울에 정적 영향요인으로 확인되었다. 이상의 분석결과를 토대로 영구임대아파트 입주자의 우울감 감소를 위한 개입과 후속연구에 대한 방안들을 논의하였다.

커뮤니티 활성화를 위한 주민공동시설 관련 법적 제도 개선방안에 관한 연구 (The Improvement of Related Legal Systems of Community Facilities for Community Activation)

  • The purpose of this study was to suggest improvements to the related regulations of community facilities for community activation by analyzing the current situations and problems of the related regulations of community facilities in apartment housing complexes. To provide the improvement, we took contents analysis about community facilities for activation of the community. We interviewed a national civil servant, a local civil servant and an employee at Daiwa house in Japan, and conducted a field survey of community facilities in Japan during July 20-23, 2010. The main findings of this study were as following; there were problems that the related regulations of community facilities didn't reflect the characteristics of residents and community. Therefore, it was necessary to improve the related regulations to reflect the characteristics of residents and community. So the current standards were revised by local government ordinance. Community centers were not installed in each housing complex, but were installed to share with several housing complexes. Regional community centers are needed for activation of regional communities as with the Baycore Civil center.

주의식과 주민전용 공동공간에 대한 요구 (Needs for Shared Community Spaces and Housing-Related Attitudes)

  • This study explores the patterns of housing-related attitudes and the kind of needs for shared community spaces among small-sized apartment housing dwellers. The major findings are as follows. The majority of the dwellers are in strong need of common spaces, especially for children's activities, Social gathering and physical exercises. Housing-related attitudes are found and grouped into 4categories the propensity to making up common society, the propensity to pursuing the quality of neighborhood, the propensity to orienting natural environment, and the propensity to participating in community. The intensity of the needs depends on family lifecycle, employment status of housewives, and the size of floor space. The propensity to making up common society and pursing the quality of neighborhood have stronger impact on needs of shared community space. This study reveals that the sense of community orientation is the most powerful predictor variable for shared community space needs .

서울 근교 신도시 , 분당지역 아파트 거주자의 주거가치와 주거만족 (Housing Values and Satisfaction of the New Town Bundang Apartment Residents)

  • The purpose of this study was to estimate the quality if New Town housing environment, and to present the direction of design policy to elevate it. For this study questionnaires were administrated to 272 homemakers living in apartment in Bundang. From 1st of May to 31st of May in 1995. Used statistical method was Frequency. Percentage. Mean, Factor Analysis, Correlation, Multiple Regression. The major finding is as follows : 1) Housing values were classified into five types : convenience, beauty, sociality, education, and economy, Resident ranked first economy among housing values the second is convenience, the third beauty, the forth education, while the most unimportant value is sociality. 2) House satisfaction was classified into four types : house size and plane structure, environment and facilities, interior decoration materials and facilities and building design. Residents were found to show the middle degree satisfaction on their house. 3) Housing complex satisfaction was ciassified four types : community facilities, management stage, neighborhood connection and complex facilities. Resident showed dissatisfaction on their apartment complex relatively. 4) Residents showed dissatisfaction on the interior decoration materials and facilities, local facilities and management attitude relatively.

저소득층 노인의 건강증진을 위한 지역사회 참여형 연구에서 지역사회 주민 조직의 구성과 운영 (Operation of Community Resident Groups in a Community-Based Participatory Health Promotion Program for Low-income Older Adults)

  • 목적: 지역사회 참여형 보건 연구에서 현장의 지식과 경험을 토대로 주요 보건문제를 파악하고 대응하기에 중요한 역할을 하는 지역사회 주민 조직의 구성과 운영상의 특성을 논의하고자 한다. 방법: 미국 펜실베이니아 주 12개 저소득층 정부임대 아파트의 노인 입주자들을 대상으로 각 아파트마다 자발적인 주민조직을 구성하여 사회생태학 모형을 활용한 6단계 지역사회 역량강화 과정을 수행하였다. 주민조직의 과정과 성과를 기록한 200여건의 문건에 대해 질적 연구 분석을 실시하였다. 결과: 2년간 주민조직 월례회의를 통하여 낙후된 아파트 건물상태, 신선한 식재료 마련, 주민 간 관계개선 등을 지역사회 건강증진의 우선순위로 선정하고, 자체적인 해결방안을 구상하여 추진하였다. 주민조직 내의 리더십, 주민조직에 꾸준히 참여하는 핵심 회원, 주민조직 회의 개최의 일관성이 주민들에 의한 자치적인 지역사회 건강증진 활동의 주요 특성으로 드러났다. 리더십이 형성되고 회원의 참여와 회의의 개최가 꾸준한 주민조직일수록 지역사회 건강증진 목표 및 관련활동이 집중적인 경향이 있었다. 결론: 리더십, 참여, 일관성 등은 참여적이고 자치적인 지역사회 건강증진을 위한 역량요인이며, 이러한 역량을 개발하고 강화하는 과정에 대한 모니터링과 과정평가의 중요성이 강조된다.

신도시 공동주택 부대복리시설의 배치특성에 관한 연구 - 제 2기 신도시 아파트를 중심으로 - (A Study on Layout Characteristics of Subsidiary Welfare Facilities at Apartment Complexes in New Towns - Focused on Apartment Complexes in Second Phase New Towns -)

  • Subsidiary welfare facilities in an apartment complex are one of the most important factors for consumers when they buy an apartment due to an increase of consumers' consciousness level, increase of leisure time, and increase of cultural life. This study aims to analyze layout types and characteristics of subsidiary welfare facilities at the apartment complexes in the second phase new towns, investigate the current situation and find out the improvement direction. For this purpose, this author investigated three "second phase new towns" which were designated as a new town at similar time, and selected a total of 15 apartment complexes by selecting 5 complexes in each of the three new towns. Literature survey, case visit, photo shoot, user observation survey were used as study methods. The results of the study are as follows. First, it was found that a mixed type was the most common type of plane layout types in the subsidiary welfare facilities. This type improves accessibility and equity of the residents as the facilities are appropriately placed based on the functions and the user characteristics. Second, it can be considered that a distributed type for senior citizen centers and daycare centers may give independence to specific users, but it may give a sense of alienation to the elderly. Moreover, it does not have enough community so that it is necessary to make proper supplementation. Third, there were two lay out types. The first one is that the subsidiary welfare facilities are placed with step difference and the second one is that they are placed in sunken places using the underground space. Fourth, all layout types of outdoor facilities are distributed types, and it is considered that measurements for a proper balance of accessibility and equity are required.

분양자율화 이후 민영아파트 주동 공용공간의 디자인 특징 - 대구광역시 고층.초고층아파트를 중심으로 - (A Study on the Design Characteristic about Public Space of Privately-built Apartment Housing after the Enforcement of Price Deregulation - Focused on the high rise apartment in Daegu -)

  • The purpose of this study is to examine the design characteristic about the public space of privately-built apartment housing after the enforcement of price deregulation in Daegu. The public space of the multi-family housing is monotonous and closed according to the position of an elevator and a stair hall by the 1990's. However, the housing has been gentrified since 2000 because of demands of residents and purpose for selling in lots. Thus, the recognition of the apartments has changed and this change has led to extend the living territory and magnify the role of the public space where help interact with neighbors. This study is based on the survey of thirty nine apartment complex. Also, by using an analysis derived from a precedent study, design elements in approach and interior space of apartment residents are comprehended. The characteristic of the porch is researched and divided according to a roof of porch, form as the door, material of roof, wall, the ceiling and floor. Interior space is analyzed by several elements; forms of core, forms, materials and lights of ceiling, materials of walls and floors, existence and nonexistence of windows, and extra interior components etc. As a result of the study, After the enforcement of price deregulation, the public space of apartments has had improved quality in materials and design and the community center for residents such as waiting rooms and spots facilities has appeared. However, the traffic line of interior space has been very intricate. Also, sports facilities and waiting areas are limited to some apartments.

프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구 (A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.
