High rise apartments and super high rise apartments have recently been widely and rapidly disseminated throughout Korea in a very productively efficient way. Within this process, strategies to enhance communal culture have been absent. The purpose of this research is to examine the requirements for community shared spaces for super high rise apartments as expressed by apartment residents. A questionnaire was developed and a web survey was utilized. The respondents were 247 apartment residents. The results showed that a substantial number of residents desired social interaction. This implies the necessity for the promotion of shared spaces. In terms of the possible preferred locations of most possible shared spaces, including sports related space, childcare space, educational space, elderly space, residents' gathering space, and administration space, the lobby proved to be the most popular. Other diverse locations, however, also seemed promising. In conclusion, the residents' desires indicated possibilities of a vertical community culture due to the diverse desires for community spaces. This can be used as evidence to facilitate the vertical community of super high rise apartments.
Community facilities in apartment complex was developed through combination with residents' needs about housing environmental amenity, marketing competition among construction companies and social trend 'Well-being' . But community facilities and fitness center which are situated in the beginning are alienated by residents because the designers plan community facilities without considering about residents' life-style and preference. In this paper, the study includes present status of fitness center and residents' preference for proper fitness center design. The result presents that fitness center users in apartment complex want a resting space which is already located in fitness center of mixed-use residential building. A resting space provides conditions that users can make up with the community each other as well as they can rest after exercise. And the fitness center users prefer wood as interior finish material of floor and wall in exercising space and resting space because they have a feeling comfortable and splendid.
The purpose of this study is to find out apartment residents' consciousness and needs of their community facility by age group as to provide basic data for future community facility planning. For this study, 12 national rental apartment complexes in the Seoul Metropolitan area were selected, and the residents of diverse age groups were surveyed including children, adolescents, adults, and elders regarding their attitude, satisfaction, and necessity of using the community space, and their requests for programs and locations of the community space. As for the analysis method, statistical software, SPSS for Windows 14.0, was used, and total of 891 questionnaires were analyzed for the survey. The findings of this study are as follows. 1) As to major activities in national rental apartment community facilities, older residents tended to show more interest in health, while younger residents tended to show more interest in leisure. 2) The residents' satisfaction about community facilities was the highest among children, and was the lowest among adults in general. Particularly, the facilities that were designed for specific age groups of users showed high satisfaction among users. Therefore, community facilities need to be planned in consideration of each age group of users. 3) Residents' requests for community facilities, in general, were found more among adults and elders than among children and adolescents. Elders made requests for the green environment, and adults made requests for facilities for family uses. 4) As to the results of surveying the requests about community facility programs, children, adolescents, and adults all made requests for programs regarding leisure activities. However, elders made requests for programs related to health or communication with neighbors. Therefore, the purposes and requests of using community facilities need to be identified precisely and then plan them accordingly and effectively.
The purpose of this study is to find out the problems of current housing construction standards related to community facilities and to suggest the vitalizing strategies that enhance the sense of community among the residents living in apartment housing complexes. For the purpose, three times small group workshops were executed during April 26~May 3, 2010 for 14 professionals in construction company, university, research institute, and housing management company. Based on the results of small group workshops, questionnaire survey for the 10 professionals was done during August 13~23, 2010 to find out the additional opinions about the revision of housing construction standards related to community facilities in apartment housing complexes. Respondents indicated that the current housing standards related to the types and the area of community facility are too strict to respond to the diverse characteristics and needs of residents. Professionals suggested the newly revised standards that sum up the whole area of community facilities instead of the existing standards that regulate the area of each community facility in an apartment housing complex. Also, they recommended the regional community center that include several facilities in one common community building.
The purpose of this study is to provide basic data needed for planning apartment community spaces in order to vitalize rental apartments. Indoor community spaces of 12 rental apartments in Seoul and Kyunggi were examined. The results are as follows. First, the layout types of indoor community spaces in rental apartment complexes were found out to be mostly the building type planned in the piloties of the apartment, or the singular type placed in a singular building. Depending on the layout type, the spaces were mostly concentrated at the outskirt of the complex or the in-between space of the main building, thus lowering their recognition. Thereby, they were not satisfactory for utilization of the spaces and association of residents. Second, Indoor community space legal establishment standard and square measure did not reflect resident's feature except elderly spaces, and there was problem in activation of space. Third, as for the spatial planning of indoor community space, although each space was categorized by the users' age, the furniture and appliance planning considering users was not satisfactory. Fourth, as for the management and programs of the indoor community space, spaces were managed after categorized by the major user classes such as children, seniors, and adolescents. Depending on eagerness of program managers of each apartment complex, the level of program management varied. The survey results showed that, in most cases, almost no programs were used or merely basic management and programs were being provided.

To consolidate the communities in apartment complexes, this study tries to find revitalization methods of the cyber community by analyzing the contents of the web sites, understanding the cyber community. The cyber contents that are provided come from three main companies that develop the internet apartments. These are compared and analyzed. The related cyber communities("cafe") are also analyzed. The results are as follows. 1)Though they have some differences on details, the content provided from internet companies can be categorized as introduction to the apartment complex, personal service, community, club and internet shopping. 2)The contents on the cyber community made by the residents are mostly for clubs and chatting since they are made for communication between residents. 3)To revitalize the cyber community, the content that gets more attention from the residents needs to be subdivided into groups.
For the past years, Korean Housing policy have been focused on quantity rather then quality, when they provide housing. Focusing great quantity on housing led monolithic and standardized house forms in limited area. Most of our traditional residental environment, which made Koreans to communicate with neighbors, disappeared from the result of providing great quantity on housing. However, the increase of the income and standard of living, changed people's view. People start to demand for the place which is commodious and comfortable to live. Moreover, more leisure time caused people to communicate with their neighbors. To meet the demands of new forms of housing, they started to provide a community space to increase sense of belonging and community spirit for the residents in apartment house. The forms of past house which is defined by uniformity is delivered from rational thoughts. People can get emotional satisfaction from Community space because it provides opportunity of communicating and increase community spirit. This research is to classify the emotional expression in Community space and analyze the elements that is expressed in community space of apartment house.
The purpose of this study is to provide basic data needed for planning and designing apartment community facilities in order to vitalize rental apartments. Outdoors community facilities of six rental apartments in Seoul were examined. The results are as follows. Firstly, the conditions of planning characteristics showed that the convenience is ranked as the highest priority of planning, compared to safety, friendliness and finally comfortableness. Community facilities are connected with the apartments and sidewalk providing convenient access for all apartment residents, there was little regard given to the features of comfortableness. Secondly, comfortableness of community facilities were shown to the lowest, compared to any characteristics. It is not easy to control noise and privacy in facility, and there are lack of near community facilities, for washing hands, drinking water and shielding from snow or rain, respectively. Thirdly, green facilities were shown to the highest applied friendliness more than other facilities. They were well outfitted with water space and gardening spaces, and robustly applied environment friendly materials and colors. Fourthly, resting facilities were shown to the lowest applied safety more than other facilities. Structure and material of facility are favorable but there is an absence of nonskid material and night-lightening system.
The purpose of this study is to the examine sense of community of the residents living in an apartment complex and the relevant features of the community facilities provided in the complex, such as actual facility conditions, needs and satisfaction. Five apartment complexes constructed after 2000, each containing more than 500 units were selected for this case study. The actual conditions of the community facilities regulated by current laws were inspected. Those facilities were the administration office, gym, multi-purpose room, sauna and shower room, indoor and outdoor children's play-grounds, study room, etc. 37 residents were interviewed to access their needs and level of and satisfaction with the provided community facilities. Based on the results, we suggest that basic community facilities for exercise, child care and children's recresion need to be provided regardless of the apartment complex size. The respondents revealed a medium level of sense of community, which was psychologically limited to their apartment complex. Indoor and outdoor children's play-grounds had great potential to encourage social interaction between the residents. The findings point to a need for improvement of the current relevant regulations with the perspectives of flexibility and application in terms of space size and mandatory types.
As the industrialization and urbanization are advanced rapidly, the apartment housing has been in excessive supply. Also, the apartment housing that offers modern people a comfortable life has been the typical housing type in Korea. Meanwhile, people today have lost their morality and communities have been dissolved because of a sudden social change. But the lost morality can be recovered when the communities are established. As more increasing in the residents' demands, it is enlarging of residents' interests and participations in pursuit of quality of life. In this process, residents' participation has occurred of their free will not only in offline communities but also online communities. For developing of IT technology, people using internet have exceeded 75% and development of online communities in apartment housing have boundless potentialities despite in a delicate situation that is at the same time and same space. The purpose of this study is that examine the possibilities and directions of participation, as it attempts to grasp the present conditions and problems of online community. In the study, we searched the word, apartment housing, on portal site to apprehensive the status of residents' voluntary participation on online community. According to research, residents' voluntary participation on online community was divided into three frames, such as remodeling, planed resident and designing friendship. Finally we found out resident's contents of communication and structure of their participation by these frames. As a result, participation on online community helps residents who have been not take part in offline community because of limited time in spite of difficulty of lasting participation. From now on, it will have possibility to increase and revitalize new communities on the purpose.
