  • In this study, it was accomplished to analyze the productivity and manpower through the activity of rebar work for the application of rational construction cost in apartment house. And the rebar work is very important in the view of the expense and safety, and durability in the construction of R/C structure. Also the rebar work is very affected with productivity owing to the lack of manpower and materials cost rise.

  • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

  • 건설산업의 조직운영은 생산성 및 원가절감에 중요한 요소이다. 그러나 현재 조직개선을 위한 노력이 부족할 뿐만 아니라 조직의 평가방법 또한 체계적으로 갖추고 있지 않다. 본 연구는 공동주택 및 오피스의 현장조직원 선정실태 분석을 통하여 현장조직인의 선임방법, 직급, 및 인원수 결정기준, 자격조건등을 종합하여 제시하였고, 현장 조직원의 선정절차를 제안하였다. 또한 현장관리조직원에 활동에 대한 평가실태 분석을 통하여 현장소장에 대한 평가항목 및 배점, 준공현장에 대한 평가항목 및 배점을 제안하였다. 따라서 본 연구의 결과는 건설공사의 현장관리조직원의 선정 및 평가에 대한 기준을 체계적으로 갖추지 못한 건설기입에 효율적인 조직운영을 위한 기초자료 제공함으로써 생산성향상 및 원가절감에 기여하고자 한다.

  • This report introduces the large scale prefabricated apartment project in Saudi Arabia designed and built by Hyundai Engineering and construction Co. as turn-key basis from ministry of Public works and ltousing of Saudi Arabia. This project using precast large panel system is 7,600 dwelling unit, total building area 1.8 mil sguare meters. Large panel system is a kind of industrialized building method which classified as monolithic system, total system and structural system. Hyundai Engineering and Construction Co. develop his own prefabricated large panel system for this project and named "HYUNDAI SYSTEM". The key point of this system is vertical and horizontal joints between panels. Also stability of whole building structure is especially important for this kind of prefabricated building. building.

  • The purpose of this paper is to examine a reasonable share of cost in the apartment remodeling projects. Therefore, the case model of remodeling apartment was made up and then the rate of return by method of floor area change rate, method of proportion, method of investment earnings rate and method of proportion reflected business contribution were estimated. Consequently, the model by the method of proportion reflected business contribution presented 20.6% of rate in all apartment units.

  • 주택건설시장에서 정부의 후분양 방식 도입이 점차 가시화되고 있는 상황에서 더 이상 기존의 건설금융 기법으로는 건설환경의 변화에 대처할 수 없게 되어 자금의 유동성 및 사업 자금 확보에 어려움을 겪을 것으로 예상된다. 결과적으로 주택건설산업에서 분양대금 수입의 시기변화에 따라 선분양의 장점이었던 건설금융 및 사업안정성 확보가 어려워지기 때문으로, 시장충격의 완화를 위한 방안마련 및 건설 자금조달을 위한 건설금융의 활성화가 전제되어야 할 것이다. 따라서, 본 연구에서는 분양을 통해 공급되는 공동주택으로 시행사-건설업체 도급방식의 계약으로 이루어진 주택공급사업을 대상으로 하였으며, 건설 SWOT 분석을 통하여 주택분양사업의 후분양 전환시 선분양 자금을 대체할 수 있는 자금조달 기법으로서 프로젝트 파이낸싱의 기대효과 및 적절한 활용방안에 관한 연구를 수행하였다. 본 연구의 결과는 주택분양사업에서 프로젝트 파이낸싱을 활용할 경우, 자금조달 및 사업위험 감소를 위한 전략 수립 시 기초적 인 자료로서 활용이 가능할것으로 기대된다.

  • The main purpose of this study is to analyze the importance of the construction work of apartment buildings. The construction work operation was divided into five major tasks, which include: Schedule Control (P'1 - P5) Construction Management (C'1 - C'5), Environmental Management (E'1 - E'3), and Quality Management. Finally, this study derived major construction execution tasks through correlation between construction work and the original index and t-test.

Basic Research for Causal Analysis of a Low-rate of G-SEED Certified Apartment Buildings

  • As environmental issues have been increased globally, eco-friendliness in the construction area, which accounts for more than 30% of total GHG gas emission has being urged. In response, the Korean government has implemented G-SEED(Green Standard for Energy and Environmental Design) certification from 2002. However, total number of certified apartment buildings is only around 1% of total number of approved apartment buildings. As a basic research to find out reasons of low rate of the certification, this paper analyzes consumers' decision-making process in G-SEED certified apartment building market comparing to non G-SEED certified one and draw System Dynamics modeling based on causal relationship. As a result, consumers' demand for the certified one is increased by 'Perceived Relative Utility' which is resulted from comparison process with non-certified one. The 'Perceived Relative Utility' is ascended upward steadily by 'Relative Perceived Price' considered as relatively short-term effect and 'Favorable Image of Certified Housing' referred to long-term effect.

  • 건축물의 총 소유비용을 분석하기 위해서는 초기단계의 설계와 시공비용 이외에도 기획비용, 유지관리 및 운영비용을 고려해야 한다. 이를 LCC(Life Cycle Cost)라고 부른다. 현재, 충분한 데이터와 기준의 부족으로 인해 LCC의 분석에 많은 어려움을 겪고 있다. 본 연구에서는 건축물의 LCC 분석 방법을 제시하고, 현대식 아파트와 전통 한옥 주택에 대한 LCC 사례 분석을 수행하고자 한다. 사례 연구의 결과 한옥이 현대식 아파트에 비해 유지보수와 운영 비용에 있어서 보다 효율적인 것으로 조사되었다.

  • In a construction project in which cooperation among project members gets its importance, trust among construction site members should be foundation to enhance team spirit and achievement. This study analyzes the trust network among staff by using social network analysis (SNA) theory for organizations in apartment complex construction sites in Korea. The analysis illustrates higher level of trust for those positioning in the higher positions in hierarchy and having greater experiences. It might be attributable to own features of construction works where skills are acquired by site experience.
