A Study on the Polarity of Apartment Price News Using Big Data Analysis Method (빅데이터 분석기법을 활용한 아파트 가격 관련 뉴스 기사의 극성 분석)

  • This study confirms the polarity of news articles on apartment prices using Opinion Mining which has widely been used for a big data analysis. The analyses were carried out utilizing internet news articles posted on the Naver for two years: 2012 and 2018. We proposed a sentiment analysis model and modeled a topic-oriented sentiment dictionary construction methods. As a result of analyzing the proposed sentiment analysis model, it was confirmed that there was a difference according to the tendency of the media companies in selecting social issues at the time of rising apartment prices. At the same time, we were able to find more affirmative articles in the media companies which share similar sentiment with the government in charge. In this paper, we proposed a sentiment analysis model that can be used in real estate field and analyzed the polarity of unformatted data related to real estate. In order to integrate them into various fields in the future, it is necessary to build the sentiment dictionaries by themes, as well as to collect various unformatted data over extended periods.

  • Korean government has announced declared prices of apartment reflecting market condition each year. Therefore, on that basis, apartment owners have used as basic data trading apartments and the government has been used to calculate the tax. However, the sales prices and declared prices of apartment has occurred difference depending on the region and the brand. This study has analyzed and compared regional differences in sales price of apartments. The results of this study, we have known that sales price of apartments was a big difference depending on the region and the gross area. Especially, Seoul and Gyeonggi Province are the highest. And sales price of Southeast and urban area are the highest in Seoul. In the future, it is necessary that gap analysis between sales price and declared prices of apartment. And It is needed to develop apartment index considering the region and the gross area.

Forecasting Housing Demand with Big Data

  • Housing price is a key indicator of housing demand. Actual Transaction Price Index of Apartment (ATPIA) released by Korea Appraisal Board is useful to understand the current level of housing price, but it does not forecast future prices. Big data such as the frequency of internet search queries is more accessible and faster than ever. Forecasting future housing demand through big data will be very helpful in housing market. The objective of this study is to develop a forecasting model of ATPIA as a part of forecasting housing demand. For forecasting, a concept of time shift was applied in the model. As a result, the forecasting model with the time shift of 5 months shows the highest coefficient of determination, thus selected as the optimal model. The mean error rate is 2.95% which is a quite promising result.

  • Despite the influence of real estate in the Korean asset market, it is not easy to predict market trends, and among them, apartments are not easy to predict because they are both residential spaces and contain investment properties. Factors affecting apartment prices vary and regional characteristics should also be considered. This study was conducted to compare the factors and characteristics that affect apartment prices in Seoul as a whole, 3 Gangnam districts, Nowon, Dobong, Gangbuk, Geumcheon, Gwanak and Guro districts and to understand the possibility of price prediction based on this. The analysis used machine learning algorithms such as neural networks, CHAID, linear regression, and random forests. The most important factor affecting the average selling price of all apartments in Seoul was the government's policy element, and easing policies such as easing transaction regulations and easing financial regulations were highly influential. In the case of the three Gangnam districts, the policy influence was low, and in the case of Gangnam-gu District, housing supply was the most important factor. On the other hand, 6 mid-lower-level districts saw government policies act as important variables and were commonly influenced by financial regulatory policies.

  • Satisfaction on the residential environment is a major factor influencing the choice of residence and migration, and is directly related to the quality of life in the city. As online services of real estate increases, people's evaluation on the residential environment can be easily checked and it is possible to analyze their satisfaction and its determining factors based on their evaluation. This means that a larger amount of evaluation can be used more efficiently than previously used methods such as surveys. This study analyzed the residential environment reviews of about 30,000 apartment residents collected from 'Zigbang', an online real estate service in Seoul. The apartment review of Zigbang consists of an evaluation grade on a 5-point scale and the evaluation content directly described by the dweller. At first, this study labeled apartment reviews as positive and negative based on the scores of recommended reviews that include comprehensive evaluation about apartment. Next, to classify them automatically, developed a model by using Bidirectional Encoder Representations from Transformers(BERT), a deep learning-based natural language processing model. After that, by using SHapley Additive exPlanation(SHAP), extract word tokens that play an important role in the classification of reviews, to derive determining factors of the evaluation of the residential environment. Furthermore, by analyzing related keywords using Word2Vec, priority considerations for improving satisfaction on the residential environment were suggested. This study is meaningful that suggested a model that automatically classifies satisfaction on the residential environment into positive and negative by using apartment review big data and deep learning, which are qualitative evaluation data of residents, so that it's determining factors were derived. The result of analysis can be used as elementary data for improving the satisfaction on the residential environment, and can be used in the future evaluation of the residential environment near the apartment complex, and the design and evaluation of new complexes and infrastructure.

Analysis on Material Color and Use of Stone for the Lower-Parts of Apartment in Daegu (대구광역시 아파트 저층부 석재 사용 실태 분석)

  • The high-rise and high-density apartment complexes are built on a large scale and occupy a large portion of the city. The facade of the apartment has a great influence on the cityscape. In particular, the lower part of apartment design gives people to important impressions. For the harmonious landscape of the city, the color plan emphasizes its importance as an influential visual design element that forms the urban landscape. In specialized apartment design, especially finishing material on lower-parts of apartment which is recognized by pedestrian is more important planning factor. Also, finishing material which is one of the primary design elements is important for making the entire image about the building with color. Nowadays stone is mostly used for specialized design on lower-level in apartments. Stone makes luxurious image and harmonious landscape as a nature material. But when planning for design, only general stone graphic or pictures is used without specific plan, after construction, there is a big difference between a plan and the actual color and image. Thus based on exact understanding of stone, I analyzed current state of expression for stone which is used for lower-parts of apartments in Daegu. By this, the purpose of this study is to present detailed data to offer the basis for planning specialized design of lower-parts of apartment.

  • The korean elderly population over the age from 60's is increasing. Especially, elderly over the 60's furniture which resides at the apartment is increasing. Consequently, We are predicted by elderly furniture which resides at the apartment increasing. A life leisure of elderly is occupying big importance. We come to be high and are interested also to treat in the elderly leisure problem. The leisure equipment for elderly is important residing area. The purpose of this study is to analyze the uses of the elderly houses in Korean and to provide for some basic useful data to designing of the elderly houses. 2 elderly houses located in the apartment complexes in Seoul were sampled, and interview with questionnaire was conducted for 14 elderly people. The questionnaire, consisted ; conditions of the elderly houses, users' satisfaction and users' characteristics.

  • The ambient noise in modem society is the factor to give people serious influence. Noise barriers installation is mostly used in the apartment estate to protect countermeasure about the road traffic ambient noise. The purpose of this study is to suggest reference data fur design of traffic noise reduction in apartment estate. It finds out how the traffic noise is measured about a noise barriers and physical characteristics. The 57dB was measured from the noise barriers in a 2m point. An ambient noise's of the part to belong noise attenuation is big at the sound arresting area of the noise barriers as the distance far.

  • This study examined the status of apartment housing based on the problems of noise and smoking between floors and tried to reflective reconsideration to practice the etiquette of apartment buildings by analyzing their perceptions with big data. The research results are as follows. First, it was confirmed that laws and systems were in place to prevent and solve problems of noise between floors and smoking between floors. Second, local governments and apartments are seeking to solve problems through various activities, but we could see that the problems mentioned above continue to increase. The third, big data analysis results showed that people were divided into four groups of awareness of noise and smoking. Fourth, we could see that the etiquette of apartment housing to solve these problems should presuppose improvement of perception and practicality. We proposed three categories to solve the problem. First, we should practice decorum following changes in the living environment. Therefore, I suggest that continuous research and etiquette book should be published. Second, I think the spirit of mutual respect and consideration is necessary, and suggest the autonomous attention and effort of residents living in apartments. Third, I hope that the etiquette education of apartments will be made in apartments or various educational sites and spread to the culture of living.

  • The purpose of this study was analyzing the Transforming Characteristics of the Entrance of Privately-built Apartment housing in Daegu from the 1970s to the 2000s. First of all, this study made an investigation into the general situation of Privately-built Apartment housing and the general idea of the Entrance. Through a field study, This study was analyzing change of an era of entrance of Apartment housing till quite recently existing in Daegu. The results are as the body III follows. Results of the research through change of an era is as follows. The change tendency is not to be big before 2003, but It has under gone change after 2003. Studies show that It is the care for the old and the weak, to take interest in natural lighting, to be going to change from passing the time of space to staying space and more space, to show interest in the preservation of public peace and design. So, The Entrance of Apartment housing has a bias towards more elegant. This research look forward to having an intention of furnishing preliminary data for a residence environment of high quality.
