  • Remodeling is an architectural activity that transforms the existing state of specific building which has been aged and clichedinto new state overcoming those aged and cliched state. Remodeling can be a means to increase building's physical lifecycle and also a countermeasure to cope with the changes in use that are from social demand, use and technical development. The performance evaluation on the remodeling tenement shall be done by understanding the performance and state of the building before and after remodeling and then it shall represent the improvement in performance objectively by comparing the differences before and after remodeling. In this aspect, we performed basic research to conduct performance evaluation on the remodeling tenement by comparing and analyzing the performance evaluation and performance certificate systems of Korea and Japan in order to suggest objective evaluation system on the change of tenement building before and after remodeling.

A study on the effectiveness of Senior living environmental improvement through remodeling of old apartment complex (노후 임대아파트단지 리모델링을 통한 노인거주환경개선효과에 관한 연구)

  • Purpose: Korean society has already entered an aged society but there aren't many evidence-based studies on the elderly-friendly design elements in the apartment environment, which is the main residential type in Korea. The main purpose of this study is to verify the necessity and expandability of the outdoor environment design in the public rental apartment complex through the evaluation of the effectiveness and satisfaction of SMG(Seoul Metropolitan Government) Cognitive Health Design Project in GR 1 apartment complex. Methods: The research subjects were GR 1-complex as experimental group and the nearby Wolgye Deer 1-complex as control group, both public rental apartment and located in Seoul. As a research method, the survey was conducted before and after the implementation of SMG project for residents of the apartment. A total of 200 preliminary surveys and 203 post surveys were conducted. Results: As a result of this study, residents' accidents related safety have decreased, and both the frequency of use and satisfaction of most facilities have increased. It is noteworthy that the increase in cognitive items in the post-survey. Also, 74.5% of the residents evaluated that the complex was better to live after the project was implement. Implications: The fact that the preliminary surveys were not conducted for the same person is considered as the limitation of the study, but it is meaningful in that it systematically assesses the effectiveness of the project on the cognitive health of the outdoor residential environment towards age-friendly city.

The Optimal Isolation Period of Vertically Story-added Remodeling Apartment Building with Seismic Isolation System (면진시스템을 적용한 수직증축 리모델링 공동주택의 최적 면진주기 산정)

  • This study presents the optimal isolation period according to the number of vertically expended stories in order to provide the basic data for the application of the seismic isolation system in the vertically expended remodeling of the aged apartment. As a result of the structural analysis, the isolation period should be at least twice the primary structure in three-story vertical expansion, three times in two-story expansion, and four times in one-story expansion for the effective application of the isolation system. On the basis of the result, the efficacy of an isolation system for the actual apartment structure, which is three-story vertically expended, was analytically verified. The maximal acceleration response on the top floor reduced by 70% and 65% of the non-isolated structure in the X and Y directions respectively. Additionally, the base shear force decreased by 30% in the both directions, compared to the non-isolated structure.

  • As people pays more attention to remodeling as a method to effectively improve, maintain, and manage building properties, it is important to ensure the economic feasibility of remodeling compared to reconstruction, instead of focusing on systematic regulations. In order to identify core technologies, the study set criteria to survey cost of a remodeling project by analyzing current status of remodeling projects. Based on the criteria, the study calculated average construction cost for five remodeling projects that were conducted recently, compared the cost with new construction projects, and examined major level works that are essential in a remodeling project. Based on the major level works, the study conducted interviews with construction experts to draw core technologies in design, structure and construction of a remodeling project.

  • This study was designed to know the planning for future elderly living of middle aged women. The specific objects were to grasp preferred characteristics of their living together and housing in the elderly stage, economic preparation for the elderly. Data were collected through a questionnaire survey. The subject were 342 middle aged women living in the capital area. Frequency, percentage, and f2_test were used. The results showed that they wanted more emotional support than physical support from adult children, and wanted to make career for themselves in economic aspect. The most preferred housing for the their elderly stage was not only silver town. but also general housing type, for example, apartment and detached house. Therefore, it will be necessary to develop new housing and remodeling system of existing house for more independently elderly living.

  • A lot of buildings, especially apartment housing, have been dismantled so as to enhance the value of the building without exact assesment for the service life and deterioration degree of the building. Remodeling for an aged building is becoming a hot issue to owners in the public sector and the private sector. Peoples including owner, tenants, constructors recognize the fact that the efficient maintenance of the building during the service life and lengthening the practical service life are very important in point of minimizing LCC. This study suggest a decision making system to judge whether to remodel(renovate) or to reconstruct an aged building. The system is composed of structural performance assesment elapsed(or practical service) life evaluation against whole service life, deterioration assesment of the building equipment, dweller's satisfaction, etc.

  • The population of the elderly and elderly living alone goes on increasing. Most elderly does not want to move into another place out of their present living environment. So it is essential to know their living conditions for the quality of living, especially the aged living alone out of their children' care. Unfortunately there is scarcely any house designed for the aged, especially elderly living alone until now. So this study investigated the living environment of the elderly living alone in gunsan city. The ratio of the female aged living alone is about 3 times than the male but the male population is increasing. Most of them are troubled with more than a disease and use aids and feel the necessity of the others' help. The ratio of the absolute poverty among the elderly living alone is about 30%. The majority of them are almost 65-84 years old with living detached house. Most of them own their house. They living in detached house are of a mind to remodel bath/toilet first of all and they living in apartment or row houses have a intention of remodeling an air conditioner and paper walls and ceiling and flooring of all things in house. As the bath and restroom have been pointed as a dangerous space for elderly, the elderly living alone pointed out them as to be remodeled. It seemed the air conditioner in house do not work well in view of their poor economic condition. For the elderly It is needed economic and institutional supports of private organization or government.

A Study on the Elderly Households' Needs for Housing Modification (노인가구 특성에 따른 주거개조요구에 관한 연구)

  • This study aims to figure out the old people's needs for modification of their housing to maintain an independent lifestyle despite their health status and living arrangements. The total of 438 residents take part in the questionnaire survey research through the quota sampling method grouped by age (60-64 group, 65-69 group, 70-74 group, and over 75 group), sex (male and female), and house type (apartment houses and others). The results are as follows. (1) The old people's most inspired modification needs in interior spaces are remodeling the heating controls in the living room and the bedroom, ventilation facilities and storage spaces in the kitchen, non-slip tile flooring and ventilation facilities in bathroom, an easy door-lock, non-slip tile flooring, a draft cut-off, and storage spaces in the entrance. Besides they require emergency alarm, easy door and window locks, fire and gas alarm, and furniture with easy handling. It is necessary to supply the aged with the appropriate heating controls for their sensitivity to heat, with enough storage spaces for the increased possessions, and with diverse safety systems reflected blunting of mobility and sensibility. (2) As they grow older, the aged require more remote controls and safety facilities such as emergency alarm, easy locks and furniture with distinguishable colors. Male elderly is more concerned with safety, while female elderly do with convenience due to their different time spending in the house. The elderly residents in the apartment houses require the heating controls, a draft cut-off, and storage space less than other types of houses. Thus modification of the heating controls, a draft cut-off, and storage space are regards as basic needs for the elderly residents in non-apartment houses.

Development of a Feasibility Evaluation Model for Apartment Remodeling with the Number of Households Increasing at the Preliminary Stage (노후공동주택 세대수증가형 리모델링 사업의 기획단계 사업성평가 모델 개발)

  • The government has steadily revised and developed laws and systems for activating remodeling of apartments in response to the problems of aged apartments. However, despite such efforts, remodeling has yet to be activated. For many reasons, this study noted that there were no tools for reasonable profitability judgements and decision making in the preliminary stages of the remodeling project. Thus, the feasibility evaluation model was developed. Generally, the profitability judgements are made after the conceptual design. However, decisions to drive remodeling projects are made at the preliminary stage. So a feasibility evaluation model is required at the preliminary stage. Accordingly, In this study, a feasibility evaluation model was developed for determining preliminary stage profitability. Construction costs, business expenses, financial expenses, and generally sales revenue were calculated using the initial available information and remodeling variables derived through the existing cases. Through this process, we developed an algorithm that can give an overview of the return on investment. In addition, the preliminary stage feasibility evaluation model developed was applied to three cases to verify the applicability of the model. Although applied in three cases, the difference between the model's forecast and actual case values is less than 5%, which is considered highly applicable. If cases are expanded in the future, it will be a useful tool that can be used in actual work. The feasibility evaluation model developed in this study will support decision making by union members, and if the model is applied in different regions, it will be expected to help local governments to understand the size of possible remodeling projects.

Development of Optimal TACT Process for Eco-Friendly Demolition Works in Aged Housing Remodeling - Focus on Case Study - (친환경 리모델링 철거공사의 최적 TACT공정 개발 - 사례연구를 중심으로 -)

  • Technology based civilization has made a sustained advancement, resulting in economic growth and material prosperity. The outcome was the beginning of environmental destruction. Especially, in regard to construction, it has been recognized as a key culprit for pollution. As such, the construction industry has recently shown interest in the environment, as it has been applying environment friendly method of construction and reducing wastes. As the number of old common housing increases in our country, reconstruction and remodeling are implemented as a means of improvement. However, it can be said that remodeling is the inevitable option because of cost and environmental problems associated with reconstruction. As part of its feature, remodeling work is preceded by removal work. And, removal work inevitably creates construction wastes. Treatment of wastes that takes into consideration environmental aspects is important and for this, removal work that is based on environment friendly remodeling to ensure selective separation must be implemented. Yet, a removal work based on environment friendly remodeling has a lower level of output compared to existing methods. Because remodeling work by its nature has a post construction work which proceeds after it, securing work efficiency is important as the removal work is a critical path activity. Thus, the present study improves the work process of a removal work that is based on environment friendly remodeling so that it becomes a work process that includes work efficiency. For this, as a case study, old common housing has been selected, and a TACT process has been developed which is based on data acquired from environment friendly removal work. And, this study develops an optimal TACT process which is based on environment friendly remodeling by conducting a simulation for a 15 floor apartment.
