  • 아파트와 단독주택 간 경계가 허물어지고 있다. 현대인들은 소득수준이 높아지고 삶의 질을 중요시 여기면서 편리함에 쾌적한 환경까지 욕심 내고 있다. 그래서 그들은 산과 들이 어우러진 곳에 살고자 전원주택으로 갔지만, 또 다른 현실적인 불편함을 극복하지 못한 채 다시 도시로 귀환하기 일쑤다. 이러한 현상에 맞춰 도심아파트에 단독주택의 쾌적성을 갖춘 아파트가 등장해 화제다.

  • This paper aims to applying the architectural business model canvas to urban single houses business based on the prosumer concept of knowledge-based economy. For that purpose, current status of housing market are reviewed to compare the characteristics of urban single houses with general apatments, Second, from the viewpoints of prosumers which means the client as both producer and consumer, single house business problems were investigated. Third, for the purpose of improving current business problems, new architectural business model with the help of business model canvas is developed to give the improvement measures.

  • The number of one-person households in the modern society continues to increase, and is expected to increase steadily. In addition, one-person households had the largest number of detached house dwellings, while one-person households had the advantage of free living and free time. However, one-person households have concerns such as loneliness, health problems, safety, risk, and meal solutions, while detached house have problems such as living problems, maintenance, management, safety and risk, and lead to future concerns. This study was conducted in the following ways to improve the concerns of one-person households and the problems of detached house by applying smart home service to detached house. It was integrated through the investigation of concerns and grievances of one-person households and the case of preceding research on the problems of detached house. The latest technology trends of smart home services and the technologies currently developed and marketed were identified through prior research cases and literature surveys. Based on this, the smart home service list and application measures were derived to compensate for the concerns of one-person households and problems of detached house in applying them to smart home services.

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

  • There is a growing interest and need for adaptive reuse and remodeling as a method for sustainable urban regeneration and residential improvement. The purpose of this study was to suggest implications for the remodeling of detached house for adaptive reuse in Korea. To this end, a theoretical review and case analysis was conducted on the remodeling in 'Gupo-Saetulmaul' and 'Haeridan-gil' in Busan City. The implications through the study are as follows. (1) Programs for residents participation and sustainable management of buildings are needed. (2) Coexist between residential and commercial use is needed. (3) A guideline for planning and designing street and building remodeling is needed at the level of the entire detached housing site.

  • Presently, there is no legal regulation pertaining to the installation, maintenance, management and operation of fire-fighting facilities in single housing in Korea, relying instead on the awareness of the residents which hopefully will prevent fire. Likewise, accident prevention effort is very limiting and weak. Accordingly, this research examines current situation in which fire results, identifies root causes and studies application of regulations and develop design measures centered on the single housing that is most afflicted with fire. As part of the measure to prevent fire that afflict housing, it is necessary to classify single housing as specific target for fire fighting just like the joint housing among the types of the building structures that are classified according to the usage on the "Appendix Chart I of the Enforcement Ordinance of the Construction Law" for management purpose. Moreover, it is necessary to make the installation of fire-fighting facilities such as simple sprinkler facility for residential area, fire extinguisher, warning system and others for the sake of the senior citizens and disabled people who reside in single housing, mandatory.

  • In this paper, a single house fire alarm device, which can solve the problem of fire perception at midnight time and the attenuation of alarm signal due to the wall between rooms based on the wireless communication, was developed. The radio controlled fire alarm device was designed to allow fire to be recognized quickly and accurately by monitoring the temperature and $CO_2$ concentration based on the temperature sensor and gas sensor, by detecting the fire in the house and by transmitting the fire alarm to the individual wireless alarms of other rooms using the wireless transmission/reception module. Using the Arduino as a main control device, three independent fire alarm device prototypes were made, and their usefulness was verified by the correct operations in temperature and gas tests.
