설비공사의 하자사례 현황 분석 1

  • 하자발생은 막대한 보수비용과 함께 업체의 이미지와 신뢰성을 실추시키는 한 요인이 되고 있다. 따라서 설비건설업계는 가급적이면 하자발생률을 최대한 낮추기 위해 노력하고 있다. 건축물에서는 특히 공동주택, 주상복합건물에서 하자발생 빈도가 가장 많다. 설비건설업계 A업체의 경우 고급아파트 주거시설의 하자비가 전체의 78%정도를 차지하고 있는 것으로 조사되었다. 이 업체의 경우 지난 3년간 평균 매출액 대비 0.58%의 하자가 발생되어 경영에 어려움을 가중시킨 것으로 나타났다. 따라서 하자가 발생되면 업체 경영에 어려움은 물론 이미지 손상이라는 큰 타격을 주기 때문에 업체들의 하자발생을 방지하기 위한 노력이 절실하다. 월간 '설비건설'은 설비건설업계 하자 중 제일 많이 발생하는 공동주택 하자발생 현황을 조사하여 기획특집으로 마련함으로써 향후 하자발생 예방에 대한 지표를 제시코자 한다. 이번 호에는 설비건설업체들의 하자발생 현황을 게재하고, 다음 호에는 전 건설업 중 설비건설 분야의 하자발생 현황 등을 게재할 계획이다. 업체로서는 하자발생을 내놓기 꺼려하는 부분이기 때문에 본지는 업체명을 게재하지 않았다. 자료를 선뜻 내놓기 쉽지 않았음에도 불구하고 기꺼이 자료제공을 하여 주신 업체들에게 감사의 뜻을 전한다.

A Study of the Prevent Measure by Case Analysis of Apartment Building Defect Lawsuit (공동주택 하자소송 사례분석을 통한 분쟁방지 대책에 관한 연구)

  • This study analyzed the major issues of 24 defect litigation precedents before and after 2013, based on 2013, when defect litigation in relation to the rapidly increasing defect disputes in apartment houses. The amount of defect removal per household is 2,572 thousand won per household, which is about 5% less than before 2013 from 2013, but the judgment amount per household has rather increased by about 19%, showing 1,916 thousand won per household after 2013. By type of construction, defects on cracks accounted for the largest proportion before and after 2013. Before 2013, equipment, tiles, and windows appeared in the order, and after 2013, landscaping, tiles, insulation and window work were in the order. In order to prevent such defect disputes, efforts to prevent defect disputes will be needed in the design stage, construction stage, and maintenance stage.

  • Defects on apartment which is one of the major residential types in Korea have produced unexpected inconveniences to owners of apartments. If construction companies paid more careful attention to defect information management, a lot of flaws could be prevented. In this situation, this study attempted to seek improved defect information DB management system. First, research on defect information DB management system of large construction firms was conducted to confirm necessities of improved system. Following survey showed problems of current defect information DB management system and the need of improvement. The study came up with remedies expected to contribute to preventing faults.

  • Defects in apartments, which are one of the major residential types in Korea,produce unexpected inconvenience for their owners. If construction companiespaid more careful attention to the management of defect information, manydefects could be prevented. In this context, this study attempted to derive an improved defect information management system. First, research into cases of defects that were caused by weaknesses in the defect information management system were advanced to confirm the necessity of improving the defect information management system, and as the next step, a survey was conducted to identify problems with the current defect information management system, and the requirements of animproved system. In conclusion, an improved defect information management system will contribute to preventing defects in apartments in Korea.

  • The exposed concrete has been widely used in building construction. Therefore, many researches are presented to secure a proper construction quality of exposed concrete. Low quality and management absence, however, still remained in construction fields. Thus, many studies have been conducted to improve the quality, but defects still occur in the exposed concrete finishing work. In this study, the causes of defects were analyzed by process in order to prevent the generation of defects and to enhance the need for integrated management to secure quality. In addition, a case study and AHP analysis have derived the importance of defects occurring in the exposed concrete finishing work. The study concluded that the occurrence of the exposed concrete finishing work needs to be managed throughout the process, not the management limited by one process, according to the causes of the existing defects, and integrated management is required to prevent defects and improve quality of exposed concrete finishing work.

  • These days in execution of building works are increasing possibility of defect occurrences. On this, construction safety policy has been enforcing prevention for fault construction. But argument in relation to defects is increasing every day, because regulations for defects are abstract and uncertain. Therefore we analyzed patterns and reasons of defect, researched into question for rational solution about defect responsibility and responsibility period of a warranty in argument.

A Study on the Newly Recognized Defect Factors in Defect Lawsuits of Apartment Housing (공동주택 하자소송단계에서의 하자인정항목에 관한 연구)

  • This study proposes additional items to be recognized as defects in a defect lawsuit through a case analysis of lawsuit cases in apartment housing. Identifying these defects prevents an unexpected increase in litigation costs, delays in the date of litigation, and emotion repercussions or additional lawsuits. In this study, the defects that were not discovered by the existing occupants and construction companies, but were newly discovered in litigation, were defined as defects in lawsuits. Fifteen cases of lawsuits were analyzed and a total of 77 defects were derived. Each item was then reviewed for location, work type, number of occurrences, and cost. The results were yielded 23 defect items, which were validated by appraisers who directly appraised the cases. In addition, the derived defect factors were analyzed. Finally, the 23 defect items were categorized into 10 main factors which include attributes such as causes of occurrence and characteristics. This can provide an overall area of defects to be considered in addition to existing defect items in the life cycle of the housing. The results of this study can contribute to reducing the actual occurrence of defects and minimizing the disputes in the case of defect lawsuits.

  • One role of waterproofing work is to block external moisture and water. Defects in waterproofing work in building construction brings on huge repair costs for related construction work as well as for the waterproofing layer itself. However, we don't have a quantitative probabilistic management method for waterproofing work to successfully anticipate and prevent defects. From an analysis of the literature and prior research, defects in the waterproofing work in the underground parts of buildings occur frequently. We selected Fluid-Applied Membrane waterproofing work as representing waterproofing work in the underground parts of a building, and researched the general types and causes of defects. In this study, we developed the Relative-FMEA (Failure Mode and Effect Analysis) approach that merges the Matrix method and FMEA. From a survey of experts, we deduced the most important management factors for Fluid-Applied Membrane waterproofing work for the underground parts of buildings.
