After World War II, modular housing was developed as a means of quickly and efficiently meeting the housing supply demand. For the past 30 plus years, efforts have been made to improve modular housing in South Korea and to increase their competitiveness in the housing market. This study investigated modular houses based on a steel framed rahem structure which provides a flexible floor plan where walls are easily reconfigured to create rooms of various sizes and functions. Similar to the factory production methods used in the automotive industry, the modular housing industry can also benefit by standardizing such aspects as building components, manufacturing and construction methods, materials, process management, and floor plans. This study examined the feasibility of using a 3m × 3m module for developing various floor plans which are easy to produce and transport. Each 3m × 3m module can be configured to meet different living needs resulting in a complete home when multiple modules are connected. The module configurations can be varied to meet ground transportation and crane limitations. This study found that a 3m × 3m steel framed modular unit is a promising step towards providing residents with plans that meet their living preferences while improving and increasing the supply of modular houses.

As the public sector has been facing many challenges arising from the global economy and experiencing major changes, public services are redefined and various modes to improve their quality are applied to the customer service area. This research addresses whether and to what degree the professional competence of public institutions affect the customer service, in particular the quality and delivery of housing welfare services. With the institutional competences consisting of three elements - customer centric culture of service delivery, information sharing, and service delivery channels, this study utilizes a questionnaire survey, and the collected data are analyzed by using the inferential statistics. The findings show that customer centric culture of service delivery and information sharing have positive impacts on the quality of housing welfare services while service delivery channels don't have any influence on it. The research results imply that the institutional competence in the public sector is critical in the quality and delivery of the housing welfare services.

The purpose of this study is to analyze the relation between the housing value and residential satisfaction, housing' investment value, and also the effect the purchase intention. Recently it has been argued that the consumers' investment value can have influence on the housing market, however it is extremely rare to find research market. Through this study, influencing relationship on how the factors of housing value can affect the residential satisfaction and investment value is figured out. Last, in order to analysis the influencing relationship of purchase intention, the questionnaire for residents were conducted. The analysis is done based on 585 significant research materials gathered from the questionnaires. For analysis methodology, this research is using SPSS 21.0, AMOS 18.0, along with analytic techniques, such as implementation of basic statistical analysis, reliability, and structural analysis. Following is the results summary of the research: First, results of a factor analysis extracted four factors of housing value: residential quality factor, economic factor, brand factor, accessibility factor. Second, we find from the residential quality, brand of the housing value were statistically effect of the residential satisfaction and investment value. Finally, residential satisfaction and investment value had a positive influence on purchase intention. The result indicates the housing buyers' positive investment value and residential satisfaction increase the purchase intention in housing market. The better the housing buyers' investment value on the real estate market, the higher the market activity.

In the construction industry, off-site construction (OSC) is drawing attention as a production method due to changes in working hours and the supply and demand of manpower. In 1991, there was a policy of spreading and expanding the use of precast concrete (PC) apartment homes, but they have not been actively used so far since they were discontinued due to quality problems. In this study, policy tasks were analyzed to motivate the application of OSC-based PCs in the apartment housing sector, and policy directions were derived by conducting focus group interviews (FGI). Nine policies are suggested regarding the following topics: PC apartment supply quantity provision, priority application of public housing, priority supply of public housing, preferential floor area ratio, funding, tax support, improvement of business area structure, improvement of delivery method, factory certification system, and training of experts. The results of the FGIs are as follows. First, in order to revitalize PC apartment homes, leading efforts from the public sector are required. Second, rather than reorganizing the business sector or introducing a new delivery method, a policy direction that induces the strengthening of cooperation is desirable. Third, PC activation should be promoted on an institutional basis for securing appropriate construction costs and quality.

최근 분양시장이 실수요자 위주로 재편되면서 주택업계의 첨단아파트 공급이 쏟아져 나오고 있다. 각 건설사는 커뮤니티 시설, 조경, 외관 등 유비쿼터스와 아파트를 접목하는 차별화 전략으로 첨단 아파트라는 프리미엄까지 제공하고 있는 것. 첨단시설 공급에 따른 비용상승이 문제점으로 제기되고 있지만 장기적으로 입지여건과 품질의 우수성은 물론, 첨단 아파트에 대한 관심이 높아질 수밖에 없을 것이라는 경향이 반영되고 있다. 현재 이런 기술이 접목됐거나 반영될 예정인 첨단 아파트에 대해 살펴본다.

Apartment housing has rapidly increased since the housing supply policy implemented in the late 1980s. However, various defects have occurred because the policy focused only on quantity supply, while neglected quality control. In addition, disputes related to various defects are increasing. ; accordingly, studies defects of apartment houses have been continuously conducted to solve various problems. In this study, I analyzed the research trends regarding long-term accumulated defects of apartment buildings by keyword network analysis, and suggest implications. As ananalysis method, I collected journal articles using the portal of the Korea Educational and Scientific Information Agency and constructed data analysis by filtering collected academic papers and keyword refinement. Ialso performed visualization modeling for keyword network relationships, connection degree centrality analysis, and mediation centrality analysis. The results revealed that Mortgage, Dispute, Repair, Case, Response, Condensation, Cost, Institution, Standard, and Valuation are the main keywords that characterize apartment housing defects.

Compared with the traditional RC system, precast stairs can save construction time, reduce the cost of concrete casting, etc. This paper focuses on an investigation of improved continuous longitudinal joint details for PC stair systems. The performance of the precast concrete stair connections subjected to displacement control cyclic loading is compared with that of the monolithic connection. The developed connection is composed of U-rods and clamp joint metals. This paper proposes precast stair connection with improved structural performance and experimentally evaluates the structural performance of the proposed joints in terms of maximum load, displacement ductiliy, strain, crack and failure modes.
