A Study on the Land Market in the Eastern District of Gyeongseong Based on the Spatial Econometrics Analysis (공간계량모형으로 살펴본 경성 동부지역 토지시장 연구)

  • In this study, the land market in Eastern District of Gyeongseong is examined using land price data in the 1920's. For the study, land information in 1927 is constructed as a DB, and a map in 1929 is constructed as a GIS file to realize digitalization of historical data. As a result of the study, it is confirmed that spatial autocorrelation exists, and through spatial econometrics analysis, some factors affecting the modern land market are also valid at that time. The results show that land use and road accessibility have a positive effect on the land market, while the proximity of anchor facilities and educational facilities have a negative effect. This study is meaningful in that it has moved on to a research topic that has been insufficient until now by examining whether the factors operating in the land market in the 21st century are also valid in the land market in the 1920's.

  • Geography Information System is divided to many details fields such as Urban Information System, Land Information System, Military Information System etc. These detailed fields are connected each other and make National Geography Information System. Now Geography Information System is being used in many fields with Urban Information System. And information of all field is being constructed to network for share each other. Now Land Information System(LIS) is being constructed to two dimensional. But LIS can construct and utilize three dimensional geographic data by connecting Geography Information System and this effect will be greatest. Thus, the study of connecting cadastral map and digital terrain map must be continued. Through the study of connecting digital terrain map, the construction and analysis of three dimensional digital elevation model will be able to construct Land Information System effectively. To this study, the authors constructed integrated geographic data by uniting digital terrain map and cadastral map and constructed three dimensional digital elevation model. By connecting cadastral information database, the authors developed three dimensional Integrated Land Information System.

A Study on Land Extortion by Japanese Emperor and the Land Survey of Japanese Names (일제의 토지수탈과 일본식 명의 토지조사에 관한 연구)

  • The land under Japanese-type names remains in the Korean cadastral record as an official register due to land exploitation, land and field survey programs, and the forceful name-changing system of Japan during its colonial era. This research aims to find a measure to survey and organize such land. Research details are as follows. First, this research put together the purpose and status of land exploitation in the Japanese colonial era. Japan wanted to reduce its population through agricultural emigration of the Japanese and increase food supply by producing more crops in Joseon. Therefore, land of three southern provinces, the breadbasket of Korea, was intensively plundered. Secondly, this research organized how Joseon people changed their surnames into Japanese-style ones. The initially voluntary name-changing system became mandatory and about 3.22 million households (79.3%) reported the change of their names. Thirdly, this research established a process to survey land under Japanese-style names. Fourthly, this research yielded visible outcomes as a result of the pilot program. Especially, it revealed 718 lots as land under Japanese-style names and 8 lots as land under the names of Japanese. Fifthly, this research presented internal & external collaboration and cooperation measures for surveys.

Automatic Extraction of the Land Readjustment Paddy for High-level Land Cover Classification (토지 피복 세분류를 위한 경지 정리 논 자동 추출)

  • To fulfill the recent increasement in the public and private demands for various spatial data, the central and local governments started to produce those data. The low-level land cover map has been produced since 2000, yet the production of high-level land covered map has started later in 2010, and recently, a few regions was completed recently. Although many studies have been carried to improve the quality of land that covered in the map, most of them have been focused on the low-level and mid-level classifications. For that reason, the study for high-level classification is still insufficient. Therefore, in this study, we suggested the automatic extraction of land readjustment for paddy land that updated in the mid-level land mapping. At the study, the RapidEye satellite images, which consider efficient to apply in the agricultural field, were used, and the high pass filtering emphasized the outline of paddy field. Also, the binary images of the paddy outlines were generated from the Otsu thresholding. The boundary information of paddy field was extracted from the image-to-map registrations and masking of paddy land cover. Lastly, the snapped edges were linked, as well as the linear features of paddy outlines were extracted by the regional Hough line extraction. The start and end points that were close to each other were linked to complete the paddy field outlines. In fact, the boundary of readjusted paddy fields was able to be extracted efficiently. We could conclude in that this study contributed to the automatic production of a high-level land cover map for paddy fields.

  • 수도권의 도시화 과정은 서울로의 교통 접근성의 변화에 따라 급속하게 확산되었고, 현재도 진행 중이다. 도시화 과정 속에 인구 교외화, 주택 수의 증가, 도심용지 토지이용 증대, 토지가격의 증가 등의 다양한 공간적 변화가 이루어지고 있다. 이러한 급속한 도시화의 과정 속에 국토의 난개발이 이루어졌고 자연생태 파괴, 주택부족 및 교통 문제, 토지 투기 등의 사회적 문제를 야기했다. 본 연구에서는 도시화 현황을 살펴보고 교통접근성의 변화에 따른 주변 토지이용 변화의 상관성을 분석하였다 상관성 분석 결과를 토대로 멀티 에이전트 시스템(MAS)을 이용하여 교통접근성과 토지이용 에이전트 간 상호작용의 관점에서 시뮬레이션 하였다. 그래서 교통접근성의 변화로 인한 주변 토지 이용 변화를 공간적으로 예측하려고 한다. 도시화 현황을 살펴보기 위해서 지적도 자료를 이용하여 미시적인 경관 분석을 실시한 후 교통접근성의 변화에 따른 주변 토지이용 변화의 상관성을 분석하기 위해 교통자료와 토지이용 자료를 GIS분석 및 통계 분석하였다. 그리고 상관성 분석 결과를 멀티 에이전트 시스템 전용 플랫폼에 적용하여 시뮬레이션 분석을 하였다.

  • 과거로부터 변화되어지는 하천의 토지이용 변화 양상을 모니터링하는 것은 미래 하천설계를 위한 중요한 정보가 된다. 본 연구는 대전 갑천을 대상으로 1988년부터 2002년까지 촬영한 항공사진 정보를 이용하여 제내지와 제외지의 토지이용 변화특성을 분석하였다. 제내지에서는 주거지, 도로, 공업지, 공공시설을 중심으로 토지이용 변화양상을 분석한 결과 1988년도를 기점으로 도시화가 나타나는 것으로 파악되었으며, 제외지에서는 시간이 진행됨에 따라 현하천의 면적이 감소하는 것으로 나타났다. 또한 수문자료를 고려한 현하천에 대한 수계의 비율은 시간이 진행됨에 따라 증가하는 것으로 나타났으며, 이를 통해 갑천의 도시화에 따른 변화양상을 분석할 수 있었다.

  • Recently central and local governments developed a huge spatial database and system using full-scale Geographic Information System (GIS). But Inconsistent spatial data through duplicated database management drops off in efficiency and confidence of administration. It is difficult to share data because of their unique system and data type. Under these circumstances Ministry of Construction and Transportation (MOCT) has been carrying out Land Management Information System (LMIS) to computerize land administration and policy affairs and to implement land database such as law, spatial, attribute data. A prerequisite mission of LMIS is to develop open system for solving the problem of duplicated data management and data sharing and for supporting various computer environments such as hardware, software, network etc. The purpose of LMIS is to reuse the existing investment resources and to expand the existing system resources. Therefore the purpose of this study is to investigate a method of LMIS operation under the existing circumstances and expansion of the system in the future. To do this, Supporting various DBMS, GIS server, Distributing Computing Platform(Unix, NT Server) is needed. Especially LMIS need to be developed as open system with interoperability to get independence of application from various GIS servers.

Analysis of Runoff impact by Land Use Change Using SWAT Model in Urbanizing Watershed (SWAT모형을 이용한 도시화 진행 유역의 토지이용 변화가 유출특성에 미치는 영향분석)

  • 본 연구에서는 도시화가 진행중인 경안천($561.1km^2$)유역과 안성천($909.1km^2$) 유역을 대상으로 토지이용 변화를 분석하고 그에 따른 유출특성을 파악하는데 있다. 경안천과 안성천 유역의 과거(1975, 1980, 1985, 1990, 1995, 2000)의 토지이용 분석결과 도시지역 면적이 각각 6.9%와 8.3%씩 증가하였다. 본 연구에서는 미래토지이용 예측을 위하여 CLUE-S (Conversion of Land Use Change and its Effects)모델을 이용하였다. 과거 토지이용 변화 특성을 분석하여 토지피복의 변화와 전이 특성값을 결정하였고, 이를 바탕으로 토지면적 시나리오, 변화 제한지역, 회귀식 결과와 토지이용 변화 특성 값을 CLUE-S 모델에 입력하여 미래의 토지이용변화를 모의하였다. 예측된 토지이용 정보를 가지고 2040s (2020-2059)와 2080s (2060-2099)의 기간으로 나누어 수문모의가 가능한 SWAT (Soil and Water Assessment Tool) 모형에 적용 및 그에 따른 유출특성을 파악하였다. SWAT 모형의 적용성 평가를 위하여 안성천과 경안천 유역을 대상으로 1998~2005의 기간 동안 일별 유출, 자료에 대한 보정 및 검증을 실시하였다. 미래의 토지이용 변화에 따른 유역의 유출특성의 영향은 도시의 비율이 큰 유역에서 더 많이 나타날 것으로 기대된다.

  • Since 1980 the Korea Land Development Coporation has played a major role in land development by means of a Public Initiated Land Development Scheme. This strategy has attempted to correct the market failure of the generation of large sum of windfall profits. In accordance with reimplementation of the local autonomous ruling system since 1991, the demend for local government initiated land development have increased rapidly as local governments attempt to math the influence of national local development policy. In this regards, it is very useful for urban planners to analyze the merits and dismerits of the local government initiated land development schemes in view of national agency's development. This paper recommends several mitigation measures to improve the settlement of the local government initiated land development scheme.

  • This study deals with a auto-extraction of land characteristics using a GSIS. Major algorithm and a evaluation program was developed to automate the entire Process of land characteristics survey Through the automatic extraction of land information. To establish such a process, a method was provided to automatically extract detailed land information such as the shape, height, direction, road contact conditions, which could not be available in previous studies. The results showed that the adoption of such a automated process could lead the whole works related to the official land-value evaluation and securing residential complex to be more efficient and cost-saving in a scientific way comparing with existing process.
