몇 년 전부터 아파트 분양 광고에서 빠지지 않고 등장하는 것 중 하나가 '친환경' 또는 '웰빙'이란 단어다. 단지 입지에서부터 시공, 마감재까지 어김없이 친환경이란 용어가 등장한다. 하지만 시공 과정에서 멋을 내는 장식 정도로만 쓰이는 것이 국내 친환경 주거 단지의 현실이다. 콘크리트 시공이 필요한 차도나 보도를 최소화하고 단지 내 쾌적성을 우선시하는 유럽의 대표적인 친환경 주거 단지를 찾아가보자

본 논문에서는 한국의 신도시를 비롯해서 일본과 유럽의 신도시를 사례로 선정하여 그 주거단지들에서 찾을 수 있는 친환경적인 요소를 중심으로 비교분석하였다. 친환경 주거단지란 지구환경을 보전하고자 하는 생각에서 시작되어 지구환경의 보전과 주변 환경과의 친화를 목적으로 거주자들이 자연환경과 어울려 쾌적하게 생활할 수 있도록 하는 단지환경을 말한다. 이 논문에서는 친환경 요소를 중심으로 사례들을 비교 분석하여 해외 사례의 친환경 단지로서의 시사점을 찾고 한국의 분당과 판교 신도시에 대한 문제점을 고찰하고자한다.

This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

인천국제공항에서 불과 15분 거리며 비행거리 3시간 반 이내에 중국, 러시아, 일본 등을 빠르게 오갈 수 있는 곳. 바로 송도 국제도시이다. 지금 송도가 새롭게 변신하고 있다. 머지않아 송도는 한국을 동북아시아의 비즈니스 허브로 자리매김하는 데 핵심적인 역할을 할 것으로 예상된다. 송도는 송도국제업무단지 경제자유구역으로 지정된 세계 최초의 신(新) 지속 가능 개발 도시이다. 여러 종류의 주거용 건물과 상가 건물 및 학교뿐만 아니라 건강관리 시설과 쇼핑 외식 엔터테인먼트 시설까지 전세계에서 영감을 얻은 마스터플랜에 따라 최대의 시너지 효과를 내도록 설계되었다. 또한 건축물과 대중교통의 연계선 및 건물 설계상의 에너지 저감, 모든 종류의 녹지 공간 및 주거 공간의 효율적인 인프라 등 대규모 친환경 설계에 대한 새로운 기준이 되고 있다. 송도국제업무단지에서는 세계 최고 수준의 친환경 도시를 건설하기 위하여 대부분의 프로젝트에 LEED인증을 추진하고 있다. 본지는 인천 송도지구 개발의 기본 방향과 계획에 대해 살펴보고 특히 국제업무단지의 친환경 설계와 구체적인 설비기술에 대해 알아본다.

The KGBCC(Korean Green Building Certification Criteria), which is the assessment standard of green buildings, is not enough to reflect all the current demands of residents. Therefore, the comparative analysis between the certification score and the residents' satisfaction of a promotional green apartment, a awarded green apartment, and a certified green building apartment was carried out to derive improvements of the KGBCC. The residents of selected three apartments were surveyed through the assessment items of the KGBCC. According to the research, the certified green building apartment shows the highest certification score and residents' satisfaction overall, compared with other two apartments. Finally, the improvements of KGBCC were determined through the reason of the residents' dissatisfaction. The KGBCC that is improved by this study can be used for the new assessment standard of green buildings.

송도국제업무단지의 설계 목표에는 지속가능발전에 대한 노력이 반영되고 있다. 도시 전체에 대해 LEED NC(New Construction) 또는 LEED CS(Core & Shell) 부문 혹은 두 부문 모두에서 Certified 등급 획득을 목표로 하고 있다. 송도국제업무단지는 또한 LEED ND(Neighborhood Development) 시범 사업으로 지정되어 건축물과 대중교통의 연계성, 건물 설계상 에너지 효율, 효율적인 인프라 설계 및 모든 종류의 녹지 공간 주거 공간 제공에 주안점을 두고 있다. 송도국제업무단지는 에너지 소비를 줄이고, 에너지 효율을 높이며, 재생 및 천연 자재를 사용하고, 청정 또는 재생 가능한 전기를 만드는 최신 설계 기준과 기술을 적용했다. 따라서 송도 국제업무단지는 향후 국내 친환경 설계의 기준으로 자리매김할 것으로 보인다.

본 연구에서는 솔라시티를 지향하고 있는 대구광역시를 대상으로 GIS 프로그램을 이용한 태양광 적지분석을 통해 적지유형을 분류하고, 구군별 적지현황을 알아보고자 하였다. 또한 이 결과를 바탕으로 실제 대상지를 선정하여 솔라에너지를 중심으로 한 친환경 주거단지를 계획하였다. 이를 위해서 기존 사례연구 고찰을 통해 태양광시설 설치 조건 및 기준을 확립하여, 적지 지표를 선정하였고, 선정한 지표를 입지조건, 배제조건, 등급조건으로 구분하였다. 분석 결과 대구광역시 태양광 적지면적은 총 $153.95km^2$로 대구광역시 면적 대비 17.6%를 차지하고 있었으며, 달성군에서 가장 크게 나타났다. 적지 지도를 바탕으로 대구광역시 동구 신서동에 위치한 단독주택단지를 대상지로 선정하여 솔라에너지를 중심으로 한 단지계획을 제시하였다. 본 연구는 대구광역시 태양광 적지분석에 있어 다양한 지표를 고려하고, 분석함으로써 향후 대구광역시 태양광 사업 및 정책에 기초자료로 활용될 수 있을 것이며, 계획한 친환경 주거단지는 솔라시티 대구광역시의 이미지를 명확하게 홍보하는데 기여할 수 있을 것으로 판단된다.

주택유형의 변화와 친환경 주거에 대한 관심이 높아지면서 친환경계획요소의 정량적 검증에 대한 연구가 활발히 이루어지고 있다. 하지만 초고층 복합주거의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 실제 거주자를 대상으로 중요도와 만족도를 평가하였다. 또한 거주만족도(만족도, 충성도, 선호도)와 친환경계획요소의 영향 관계를 PLS 구조방정식을 통해 실증 분석하였다. 연구결과를 요약하면 첫째, 단지 친환경 계획요소의 개선은 만족도를 충족시켜 실제 거주자의 충성도에 영향을 미치는 것으로 나타났다, 둘째, 건물내부의 친환경 계획요소의 증가는 실제 거주자의 만족도와 선호도를 모두 충족시켜 충성도에 영향을 미친다. 셋째, 설비/유지관리의 친환경 계획요소는 실제 주민의 선호요인으로 도출되었으나 만족도에 대한 가설은 유의하지 않은 것으로 나타났다.

Many business enterprises in domestic housing industry are focusing on the development of environment friendly apartment complex to strengthen the competitiveness by upgrading their company's image through differentiation of the qualities and satisfying the customer's needs. Many apartment complex have achieved temporary or real certification by green building certification system, but there weren't enough studies on how much residents are satisfied by their certified complex. In this study, we want to clarify the factors of resident's satisfaction level in certified environment friendly complex by comparing the social and economical characteristics of resident. For this study, we chose and compare 4 environment friendly apartment complex considered to be built by the best environmental way in metropolitan area, and 4 other apartment complex which are also considered to be similar in terms of the condition of location and period of stay.
