노인주거 대안으로서의 친환경 공동주택 디자인 가이드라인 제시 (An Eco-Friendly Residential Housing Design Guideline as an Elderly Housing Alternative)

  • This study aims to suggest 'an eco-friendly residential housing design guideline as an elderly housing alternative' by mixing the concept of a 'senior citizen community' housing environment with the concept of an 'eco-friendly' housing environment, based on the directivity of an elderly housing alternative for surviving in a super-aged society and the directivity of a sustainable housing environment for providing against global warming. Basically, this study considered the directivity of 'an eco-friendly residential building as an elderly housing alternative' by analyzing housing environment elements and elements to be considered in an elderly housing environment and setting the directivity of an elderly housing environment, which reflects the change in the design paradigm. In relation to the concept of universal design, for considering the perspective of elderly users, existing elements were compared and major planning elements were applied to the scope of complex planning, communal space and housing unit space. In relation to the concept of eco-friendly design, also, a guideline was re-organized and planning elements were applied to each category by comparing domestic and foreign green building certification systems. Based on domestic and foreign authorized guidelines of universal design and green building certification systems, this study was focused on suggesting an eco-friendly residential housing design guideline as an elderly housing alternative to make users perceive the need for a specific indoor environment design guideline and system.

한국과 홍콩의 공동주택 친환경 인증제도의 비교분석 연구 (A Comparison Study of the Green Building Certification Systems for Multifamily Housing between South Korea and Hong Kong)

  • In line with the recent public concern on the environmental issues in building industry, there has been a rise in demand for a healthy, sustainable housing environment in South Korea. In order to achieve a healthy environment in residential buildings, considerable efforts have been made in a wide range of sectors. Among others, the development of the certification schemes to promote environment-friendly planning and building construction is remarkable. In urban South Korea, recently built houses tend to be significantly high-rise, high-density buildings. Global warming has brought about drastic climate change and continued to increase the average annual temperature year by year. These changes should be well reflected on the government's implementation of the building environmental assessment system. For guidance, therefore, this study looks to the case of Hong Kong which is well known for high-density housing development and subtropical climate conditions. It compares the features of the green building certification schemes for newly developed multifamily housing in two regions, namely HK-BEAM in Hong Kong and G-SEED in South Korea. Based on the findings, it argues that the G-SEED implementor should have expanded roles in providing training programs and follow-up services in collaboration with the certification authorities. It is also argued that G-SEED professionals should be involved in the early stages of design processes, and training programs and licence systems to produce green building professionals should be developed. Finally, it points out that the assessment indicators should be more detailed and diversified.

  • A variety of Certification systems are initiated, as increased demands for housing quality of building & house owner. New building and apartment built in Seoul metropolitan should acquire Building Energy Rating System and Housing Performance Grade indication System, Green Building Certification System. Building Energy Rating System could be acquired through the certification from energy performance index of environment grade in Housing Performance Grade Indication. Between Housing Performance Grade Indication and Green Building Certification System, There are troublesome to acquire certification because a lot of assessment items are overlapped. At a result, the rational and efficient certification system should be initiated not only to avoid overlap among those certification systems and promote Green Building market share but also efficient certification system operation. We will discuss on assessment items between Housing Performance Grade Indication System and Green Building Certification System and release the improvement method those Certification Systems to avoid overlapping to assessment items.

CASBEE 평가분석을 통한 일본 주요도시 집합주택의 성능 동향 및 국내 친환경 건축 인증기준과의 비교검토에 관한 연구 (Study of functional trend in japan's multi-family housing and comparison through nation's environmental certification standard, analyzed by CASBEE assessment result sheet)

  • On July 2004, the brand new CASBEE for construction (Brief version) has completed while trying to highlight and improve major items adequate for each region's characteristics in Japan; at the same time, from the start of NAGOYA CITY (operated since April 2004) to the point of May 2011, it has been mandatory for specified size buildings in 23 regions by law. Evaluation sheet of CASBEE is published on each region's home page and various genre of information on building evaluation which is scheduled to be completed by 2016 and is for 5-6 years of quantity is accumulated until October 2012. It is good study resource to verify how new buildings being evaluated are closely match with CASBEE's original purport (eco-friendly, energy efficiency, publicity etc). Particularly, for Japan's multi-family housing where small sized mid to high level single housing type is majority in city, it is an important point that improved performance on eco-friendly buildings have more value in city rather than suburb. Categorized score through evaluation is a resource to confirm the latest trend of multi-family housing built in congested city; on the other hand, demand of the time can be recognized by the score focused on category. It is meaningful resource to determine the adequacy of evaluated items and the degree of reality.

친환경 공동주택의 계획요소 비교에 관한 연구 (A Study on the Design Elements Comparison of Environmental-Friendly Apartment Housing)

  • The present study was compared and discussed with focus on the evaluation for the Importance Level of Design Elements and the Case Study Designing with respect to Environmental-Friendly Apartment Housing. It was examined that there were some differences between the result of Importance Level and the suggested details from Case Study. From the result of Importance Level, evaluation was highly given on the planned principles regarding effective utilization of landuse, ecological principle and reflection of varities, while from the result of Case Study on the planned principles regarding health of residents and amenity. Accordingly the present development method and the fundamental understanding on Environmental -Fiendly Apartment housing should be changed on the basis of the results as above.

Through this architectural research deduce elements of architectural planing that can be research utilization with in Check-list composition.

  • This study takes notes on energy problems and sustainability of rural housing. The purpose of this study was to analyze the actual conditions of rural and applying energy saving of rural housing. For this, we tried to review literatures and conduct a field survey. The results of this study were as follows, first, rural housing of energy saving type environmental friendly applied planning factors with gradual carbon decrease by considering economic efficiency, current application and technical level. Second, the principal concepts of this housing are economic, locality and energy efficiency, it is applicable three kinds of the concepts of environmentally friendly housing. Third, this housing in planning must decrease energy consumption and increase air conditioning efficiency by means of air tightness and improvement insulation capacity.

태양광 적지분석에 기반한 친환경 주거단지 계획 - 대구광역시를 대상으로 - (Eco-Friendly Residential District Plan Based on Site Suitability Analysis for Solar Energy - A Case Study of Daegu -)

  • 본 연구에서는 솔라시티를 지향하고 있는 대구광역시를 대상으로 GIS 프로그램을 이용한 태양광 적지분석을 통해 적지유형을 분류하고, 구군별 적지현황을 알아보고자 하였다. 또한 이 결과를 바탕으로 실제 대상지를 선정하여 솔라에너지를 중심으로 한 친환경 주거단지를 계획하였다. 이를 위해서 기존 사례연구 고찰을 통해 태양광시설 설치 조건 및 기준을 확립하여, 적지 지표를 선정하였고, 선정한 지표를 입지조건, 배제조건, 등급조건으로 구분하였다. 분석 결과 대구광역시 태양광 적지면적은 총 $153.95km^2$로 대구광역시 면적 대비 17.6%를 차지하고 있었으며, 달성군에서 가장 크게 나타났다. 적지 지도를 바탕으로 대구광역시 동구 신서동에 위치한 단독주택단지를 대상지로 선정하여 솔라에너지를 중심으로 한 단지계획을 제시하였다. 본 연구는 대구광역시 태양광 적지분석에 있어 다양한 지표를 고려하고, 분석함으로써 향후 대구광역시 태양광 사업 및 정책에 기초자료로 활용될 수 있을 것이며, 계획한 친환경 주거단지는 솔라시티 대구광역시의 이미지를 명확하게 홍보하는데 기여할 수 있을 것으로 판단된다.

  • 노후 공동주택의 수가 급격하게 증가하면서 주거 환경적인 문제 구조성능의 저하, 설비의 노후화에 따른 성능저하 등으로 인하여 노후 공동주택에 다양한 형태의 결함 및 문제점이 발생되고 있으며, 향후 이 같은 문제는 더욱 범위가 넓고 다양하게 발생될 것이다. 이러한 노후 공동주택을 개선하기 위한 방법으로 현재 사업추진의 용이성 때문에 재건축이 가장 많이 활용되고 있으나 천연골재의 부족, 폐기물 발생으로 인한 자연환경 파괴, 국가적 자원의 낭비, 재건축 단지 인근 지역의 전세대란 초래 등으로 인하여 향후 급격하게 증가하는 노후 공동주택을 대상으로 산업적, 정책적인 측면에서 더 이상 재건축을 적극적으로 추진하기 어려운 실정이다. 따라서 노후 공동주택 성능 개선을 위한 방안으로 무분별한 재건축 추진을 억제하고 리모델링을 활성화 하는 것이 필요하다. 이를 위해 본 연구에서는 수요자의 요구사항을 바탕으로 한 요구 성능을 파악하고, 이를 근간으로 요소기술을 도출하였으며, 도출된 요소기술을 설계, 구조, 설비, 시공의 각 분야별로 묶어 연구를 진행함으로써 리모델링 활성화에 기여하고자 한다.

고층 주거건물 프로젝트에서 발생하는 폐기물 발생패턴 및 발생 유발 요인 분석 (Patterns and Factors Causing Construction Waste Generation in High-Rise Housing Projects in Korea : A Case Study)

  • 국내외적으로 환경에 대한 관심과 규제가 강화되고 있는 가운데 건설산업 차원에서도 이에 대응하기 위해 친환경적인 건축 생산시스템을 구축할 필요성이 있다. 친환경적인 건축생산시스템의 일환으로 건설시공단계에서 발생하는 폐기물을 최소화하고 재활용률을 최대화할 수 있다면 친환경적인 건설생산시스템 구축에 기여할 수 있을 뿐만 아니라 경제적인 효과도 얻을 수 있을 것이다. 본 연구는 이러한 효과적인 폐기물 관리시스템 구축을 위한 선행 작업으로써 20층 이상 고층 공동주택단지에서 발생하는 폐기물의 발생시점부터 처리시점까지의 폐기물 발생패턴을 파악하고, 이를 기반으로 시공단계에서 건설폐기물 발생을 유발하는 주요 요인을 도출하였다. 사례조사를 통해 폐기물 발생패턴으로서 폐기물 종류, 발생량, 발생위치, 관리주체, 발생원인, 재활용폐기물, 집적형태, 반출방식을 조사하였고, 이들 항목 중 폐기물 발생에 가장 큰 영향을 미치는 주요폐기물 발생 유발요인을 제시하였다.
