A Study on the Building Code Application of Super-tall Building Design (초고층빌딩설계를 위한 건축법규 적용기준에 관한 연구)

  • The main objective of this study is to develop the application system of building code in super-tall building design. In order to improve the design company's qualification in the specialized building project such as super-tall, developing the reasonable application of domestic building code system is one of essential factors. This study show the unique environment required in the super-tall design process and compare the regulation system in domestic building code and international building code, mostly US. By analyzing the building codes of Busan Lotte Tower, this study suggest the addition or modification of building code application for the similar super-tall building design projects.

  • Tower Palace III project is the highest residential and commercial high-rise complex building in Korea. In order to construct a high-rise building, advanced construction and engineering technology is required. Therefore, with more developed construction and engineering technology based upon accumulated knowledge, construction speed of 13.4 days per floor including finish work was achieved in this project. To achieve this project successfully, three main advanced construction technology were applied: 1) Construction methods for 3-day cycle of structural work and curtain wall, 2) Tact scheduling method for finish work, 3) Management system of material, labor, work, and information. Also, four main engineering technology were applied: 1) New material such as high -flowing concrete and high strength concrete of 800 kgf/cm2, 2) New method such as a pipe-cooling system of a cool water circulating type, 3) Mechanical system such as smart-fan controlling kitchen-ventilation system, 4) Electrical system such as false car system.

  • This study is lately stand on the basis of the importance for global warming and environment and accept changes of the paradigm of the 21st century. also it is to start architecturial access that suggest to solutions about environment, energy and health problems in high-rise residential architecture that lately the importance for global warming and environment. Spacially since 1990, high-rise residential architecture has developed into increase rapidly, and nowdays, this has become one of the new residence type. but this have diverse problems. For this reason, this building faced neccessary to improve living space and obtain to eco-friendiness and sustainability. Therefore, this study is focused to environment-friendly architectural certification in Korea and other countries, aims to suggest planning and technical elements from this system. Through 11 cases of high-rise residential architecture certified sustainable certification system, this study drew out tendency and charateristics of main strategy elements. These analysis will express informations of current level and also suggest to direction for improvement in quality of high-rise residence.

  • The need of high-rise building is increased, because population is concentrated and the building site is limited in the city. Owing to this request buildings in downtown become more high rise. Therefore, we must develop the design, structure, high technology and materials. The core wall construction is one of the method of construction preferred because it cut down the cost and decrease the schedule. According to research in this study, we found that the selection process of core wall system form is focused on the schedule and cost. the construability is relatively failed to notice. As a result, the problem of construability is happened under the construction, it lead to delay the schedule and increase the cost. The purpose of this study is suggest to decision making process of core wall system form considered improving construction productivity.

Energy Consumption Characteristics and Policy Directions According to Apartment Complex Type in Incheon Metropolitan City (초고층과 일반 아파트 단지의 에너지 소비 특성과 정책방향 연구 - 인천지역 아파트 단지의 전기 및 가스 사용량을 중심으로)

  • This study aims to compare the energy consumption characteristics of high-rise and general apartments and propose policy implications in Incheon City where high-rise apartments are planned. The method of analysis is to select the cases, to conduct field survey, drawing review, analysis of Electric Architectural administration Information System. The study derived the current status of energy consumption in high-rise and general apartment complexes located in the same region, Yeonsu-gu Incheon City, and performed comparative analysis on their characteristics. First, electrical energy in the high-rise apartment complexes was consumed excessively, by 1.63 to 2.5 times more than that of the general apartment complexes. Second, the gas energy usage in the high-rise apartment complexes was higher than that of the general complexes, by 1.09 to 1.2 times. Third, the energy consumption per unit area in the high-rises was also higher, by 1.042 to 1.3 times. As individual elements such as incomes, living standards, and life patterns of the residents affect energy consumption, the high-rise apartment complex consumed more energy per unit area than the general apartment complex did. However, this study did not consider the elements of energy expenditure and satisfaction level, which are the limitations of this research.

  • Current trend on sustainable tall building shows significant efforts on the integrated design approaches for the performative design to achieve efficient building for the energy, structural and materials. The design of tall buildings should take into consideration of environmental impact and economic benefits from sustainable approaches to ensure low energy consumption and CO2 emissions. Designing sustainable tall building require concerns and comprehensive understanding of sustainable building technology, sustainable rating system and supporting incentive policy. The research has been conducted on available rating system and the incentive policy for sustainable building design methodology through cases studies for this study. In the paper, author tried to emphasis the role of the incentive policy for the sustainable building and provides survey of the impact on rating, adaptable use of sustainable building technology on the current practice of tall building design.

  • 최근 피난제약이 많은 대형 및 고층건축물의 증가함에 따라 화재 시 많은 인적피해가 예상된다. 이에 국내외에서는 화재로부터 인명을 보호하기 위한 방법으로 건축물의 성능 위주 피난 안전성평가를 실시하고 있는데 이를 위해서는 해당 건축물을 이용하는 사용자의 특성을 파악할 필요가 있다. 특히 건축물의 피난용량을 결정하는 재실자 밀도는 중요한 평가요소로 국외의 경우에는 건축물 용도에 따른 단위면적 당 재실 인원 즉, 재실자 밀도를 산정하여 규정하고 있으나 현재 우리나라는 건축법에서 건축물의 용도 및 규모만을 고려한 사양적 기준을 적용하고 있어 재실자를 고려한 피난설계가 제대로 이루어지지 않고 있다. 이에 본 연구는 재실자 밀도 고려한 성능위주 피난용량 확보기술을 위하여 우선적으로 초고층 건축물을 선정하여 재실자 밀도 실태조사를 하였다. 이를 토대로 국내 초고층 건축물의 재실자 밀도 산정 시 기초자료로 이용하고자 한다.

  • There is an increase in interest and investment in high-rise housing as it is perceived to be a new value-added market in the construction industry. In constructing a high-rise housing, the finishing works are executed in accompaniment with many other activities that are progressed repeatedly and spontaneously on each floor. It was reported that the duration of finishing works differs according to the management ability of the executing company and has a significant effect on the entire project duration. We suggest a need to concentrate on important management factors by analyzing the factors affecting the productivity of finishing works based on the site characteristics in high-rise housing. There are various complex productivity-affecting factors including the technical factors involved in planning and managing the processes of finishing works. From the viewpoint of planning and management factors, the importance of productivity-affecting factors was analyzed using the Analytic Hierarchy Process (AHP). A continuous examination of the management of high-importance factors will make it possible to improve productivity by enhancing the understanding of productivity-affecting factors of finishing works and suggesting a practical management direction.

  • 최근 계획되고 있는 초고층 건축물은 높이에 따른 기술경쟁력의 과시와 함께 비정형의 자유로운 건축적 형상을 통한 디자인 형태의 상징성을 강조하는 경향을 보이고 있다. 이러한 비정형 건축물의 구조시스템은 기술적, 경제적 문제로 인해 한정된 수의 가능성 있는 대안만이 고려되어 왔으나, 첨단 디지털 기술의 발전에 따라 비정형 건축물의 구조시스템에 대해 이전에는 적용이 불가능하였던 다수의 구조시스템 대안을 생성하고 동일한 컨셉을 가진 다양한 구조시스템 대안의 비교평가를 통해 검토안의 수를 최소화하는 것이 가능해졌다. 본 연구에서는 비정형 건축물 구조시스템 설계를 위한 디지털 요소기술에 대해 현재까지의 연구현황을 분석하고 앞으로의 연구방향과 과제를 제시하고자 한다.

A Column Shortening on High-Rise Building and Structural Effect under seismic load (초고층 건물의 기둥축소와 지진하중에 대한 구조적 영향)

  • The necessity of a high-rise building in big cities gave a new problem to structural engineers. The shortening effect of vertical members needs special considerstion in the desigh and construction of high-rise buildings. The shortening of each column transfers load to nonstructural members such as partitions, cladding, and M/E systems which are not designed to carry gravity loads. Also, the slabs and beams will tilt due to the cumulative differential shortening of adjacent vertical members. The main purpose of estimating the total shortening of vertical structural members is to compensate the differential shortening between adjacent members. This paper presents the structural effect of differential shortening between in main structural members. Lateral earthquake load is applied to the 52 story concrete structure which has an initial vertical displacement due to the gravity load. Shortening amount for each vertical member was estimated using the computerized column shortening software. Comparison of stresses between the shortening corrected structure and the uncorrecated structure due to earthquake load was discussed.
