An Exploratory study on the demand for training programs to improve Real Estate Agents job performance -Focused on Cheonan, Chungnam- (부동산중개인의 직무능력 향상을 위한 교육프로그램 욕구에 관한 탐색적 연구 -충청남도 천안지역을 중심으로-)

  • Until recently, research trend in real estate has been focused on real estate market and the market analysis. But the studies on real estate training program development for real estate agents to improve their job performance are relatively short in numbers. Thus, this study shows empirical analysis of the needs for the training programs for real estate agents in Cheonan to improve their job performance. The results are as follows. First, in the survey of asking what educational contents they need in order to improve real estate agents' job performance, most of the respondents show their needs for the analysis of house's value, legal knowledge, real estate management, accounting, real estate marketing, and understanding of the real estate policy. This is because they are well aware that the best way of responding to the changing clients' needs comes from training programs. Secondly, asked about real estate marketing strategies, most of respondents showed their awareness of new strategies to meet the needs of clients. This is because new forms of marketing strategies including internet ads are needed in the field as the paradigm including Information Technology changes. Thirdly, asked about the need for real estate-related training programs, 92% of the respondents answered they need real estate education programs run by the continuing education centers of the universities. In addition, the survey showed their needs for retraining programs that utilize the resources in the local universities. Other than this, to have effective and efficient training programs, they demanded running a training system by utilizing the human resources of the universities under the name of the department of 'Real Estate Contract' for real estate agents' job performance. Fourthly, the survey revealed real estate management(44.2%) and real estate marketing(42.3%) is the most chosen contents they want to take in the regular course for improving real estate agents' job performance. This shows their will to understand clients' needs through the mind of real estate management and real estate marketing. The survey showed they prefer the training programs as an irregular course to those in the regular one. Despite the above results, this study chose subjects only in Cheanan and thus it needs to research more diverse areas. The needs of programs to improve real estate agents job performance should be analyzed empirically targeting the real estate agents not just in Cheonan but also cities like Pyeongchon, Ilsan and Bundang in which real estate business is booming, as well as undergraduate and graduate students whose major is real estate studies. These studies will be able to provide information to help develop the customized training programs by evaluating elements that real estate agents need in order to meet clients satisfaction and improve their job performance. Many variables of the program development learned through these studies can be incorporated in the curriculum of the real estate studies and used very practically as information for the development of the real estate studies in this fast changing era.

  • The purpose of this study is finding the way of vitalizing local festival of Chung-buk through successful local festivals and local festivals of Chung-buk. Therefore this study analyzed case of local festivals Young dong with reference definitude, participation, foundation, organizing, capability of calling the people. And It is pointing out the problems of the local festivals and suggesting the ways of vitalizing local festival in Chung-buk.

A Study for Enhancing Community-based Services in Public Libraries (공공도서관에서의 지역사회 기반 봉사 확대를 위한 연구)

  • The public library as a public institution, funded by the public, is accountable to provide community based services. Those services can be developed through identifying community needs and implementing proper planning process to satisfy the identified needs. Under budget pressure, public libraries have changed their emphasis from the provision of the standardized services to the establishment of specialized services to reflect the differing characteristics of the community and the community members each public library serves. This paper reviews the research in this area since 1970s and suggests guidelines for the enhancement of community based public library services.

A Study to Analyse the Characteristic of New Condominium Buyers with the object of Investment and Owner-Occupation : The Case of Busan and Gyeong Nam Area (공동주택 분양시장의 투자자와 실수요자 특성 연구 - 부산·경남지역을 중심으로 -)

  • It is important to identify new apartment buyers with the object of investment and owner-occupation because it may determine the scope of marketing and marketing strategies. Establishing an more effective marketing scope and strategies should result in maximizing profits and reducing expenses. In this study, we split the participants in the new apartment market depending on the buyers' intent - investment and owner-occupation - and then examine their characteristics. We employ condominium buyers' information from 2011 to 2016, which is provided by the one of the largest construction companies in South Korea. The sites of the condominium samples locate in Gyeongnam and Busan areas and the number of household sample is 5,549. The results show that investors are approaching at a greater distance than actual buyers. The higher the age and the lower the price, the higher the probability of participation of investors. We also find that the samples of Busan have different results from the others, which may imply that the area has more demand due to its attractiveness.

  • Inter-Korean cooperative tourism business has turned mutual confrontation and tension between two Koreas for the past 50 years to a peace, stability, mutual understanding and co-prosperity. Currently, with a million tourists visiting Mt. Kumgang, a new chapter for reconciliation and peace opened in inter-Korean cooperation. This study was initiated as an attempt to discern how inter-korean cooperative tourism business can effectively promote local tourism and economy. The purposes of this study are (1) to explore the present tourism situation of Goseong in Gangwon province such as tourism policy, tourism ressources and infrastructure, tourism products and tourist arrivals; (2) to examine the effect of Mt. Kumgang Tourism Business on the tourism development of Goseong; and (3) to investigate any significant relationship among its factors. This study examines the experiences of 189 Goseong resident groups. The findings of this study will provide future policy makers with useful implications in tourism planning and management.

서비스 품질과 서비스 가치가 서비스 만족과 서비스 애호도에 미치는 영향

  • 서비스에 대한 연구가 주로 서비스 품질과 서비스 만족간의 관계, 서비스 품질의 결정변수와 결과변수 등을 중심으로 진행되어 왔다. 그러나 서비스 만족과 서비스 애호도에 대한 선행변수에는 서비스 품질 뿐만 아니라 서비스를 얻기 위해 지불한 비용이 고려되어야 한다. 본 연구는 서비스 품질이 서비스 가치에 선행하는 요인인지 서비스 품질과 서비스 가치가 서비스 만족을 매개로 하여 서비스 애호도에 영향을 미치는 지와, 서비스 품질과 서비스 가치가 직접적으로 서비스 애호도에 영향을 미치는 지를 알아보는 것이다. 대구지역의 외식업체를 대상으로 설문조사를 실시하였으며, 연구결과 서비스 품질이 서비스 가치의 선행변수이며, 서비스 가치는 서비스 만족올 매개로 하여 서비스 애호도에 영향을 미치며 또한 직접적으로도 서비스 애호도에 영향을 미치는 것이 발견되었다. 이는 고객의 재구매의도를 예측함에 있어서 서비스로 얻는 혜택에 지불하는 비용을 고려하는 서비스 가치가 중요한 변수임을 시사하는 것이다.

도서관 심벌에 대한 사례조사 및 분석연구

  • 도서관 심벌(Symbol)은 시각적으로 도서관의 존재 및 우수성을 전달하는데 매우 효과가 높은 것으로, 도서관 마케팅 및 PR을 촉진시키기 위한 중요한 기법중의 하나이다. 따라서 본 연구는 국내외 도서관 심벌에 대한 제작경위와 의미 등에 관하여 살펴봄으로써 도서관 심벌에 대한 이해를 도모하고, 궁극적로 도서관 마케팅 및 PR을 촉진시키기 위해 도서관 심벌이 많이 활동되도록 하고자 하는 것이다. 조사된 29개국 35개 국립도서관 및 협회의 46개 심벌을 분석한 결과 도서관을 나타내는데 책이 가장 많이 사용되었으며, 다음으로는 도서관 건물, 도서관 명칭, 고유문화, 사람 등 순으로 나타났다. 그리고 국제도서관협회연맹(IFLA)의 공식 심벌과 15개의 대회(Conference) 심벌을 분석한 결과 매년마다의 대회를 나타내는데 IFLA의 공식 심벌이 공통적으로 사용되면서, 개최지의 고유문화가 가장 많이 사용된 것으로 나타났다. 즉 국립도서관 및 협회의 심벌은 특정 도서관을 나타내기 위해 해당 도서관 건물, 책 등을 사용하였으며, IFLA 대회의 심벌은 고유문화, 상징적 건축물 등을 사용하여 IFLA 대회가 어느 나라(지역)에서 개최된다는 것을 나타내기 위해 주력한 것으로 분석되었다.

영농조합법인 의성축산-지역특산물 이용한 마케팅 전략

  • 경상북도 중심부에 위치한 의성은 의성마늘과 홍화 등으로 유명한 고장이다. 본고는 의성의 명산 비봉산 자락을 따라 맑은 공기와 물 그리고 깨끗한 환경을 배경으로 소비자들에게 깨끗하고 위생적인 계란을 공급하고 있는 의성축산(대표 김성수)을 찾아 마케팅의 비결을 들어보았다. 의성양계는 지난 1997년 법인설립을 시작으로 경북 의성군 가음면 장리에 10개동(성계8개, 육성2개)의 계사를 보유하고 있으며, 산란계 40만수 규모를 자랑하고 있다. 1일 평균 25만개의 계란이 꾸준히 생산되고 있으며,자체 집하장을 통해 20만개 정도는 일반란으로 판매되고, 나머지는 봉양면 농공단지내에 위치한 GP센터를 통해 5만개정도가 상품란으로 출하되고 있다. 의성축산에서 출하되는 제품은 총26가지로 대표적인 것이 의성특산물을 닭에 급여해 생산하고 있는 의성마늘간과 홍화란이다.

  • The purpose of this study is to Baekje Cultural Festival development & reform measure by using tourist behavior characteristic of using a correspondence analysis. This study searches choice attributes factors to compare and analyzes satisfaction with importance of each regional culture festival based on choice attributes factor to grasp main tourists' behavioral character about visitors of Buyeo baekje cultural festival that can be called representative regional cultural festival in Korea. Also, execute confrontation agreement test that is kind of multidimensional scaling, wish to examine preference by age and by companion of Buyeo baekje cultural festivals that is regional unique festival, and contribute attract foreign tourist to korea enlargement. And analyze through multiple regression analysis whether festival choice attributes factor exerts effect that is some in revisiting intention, I wish to consider desirable development and improvement plan that can analyze problem by this strength and weakness, raise more attractive foreign tourist to korea and incomes in Buyeo baekje cultural festival hereafter.
