개정 부동산 실거래 신고 제도

  • 한 번이라도 주택을 사고 팔아본 경험이 있는 사람이라면 앞으로 부동산 실거래 신고 제도를 반드시 숙지해야 한다. 왜냐하면 앞으로 부동산 거래는 공인 중개사뿐 아니라 공인 중개사가 중개하지 않은 거래 또한 실거래가로 신고해야하기 때문이다. 부동산 거래의 투명성과 과세 형평을 골자로 한 이 제도에 대해 소개하고, 6월 29일부터 시행될 개정 부분도 살펴보자.

An Analysis of the Price Structure of Two Sided Market in Online Game Item Trade (아이템 현금 거래 양면시장에서의 거래 가격 차이 분석)

  • There are many methods to buy and sell online items. But A lot of people use item trade sites when they want to sell or buy their items. This article analyzes the price structure of item trade, and finds why gamers use item trade sites in spite of the brokerage. We analyze the difference of item prices between in the market of item trade sites and in the market of other trade methods. And we find that the prices of item trade sites is higher than those of other markets. Buyers pay about 6% higher prices to seller. The higher prices are for the safe trading what item trade sites supply. And sellers take about 0.7% higher prices than in other markets. There is a sufficient motive when gamers use item trade sites in spite of their high prices.

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

  • 최근 여러 기업과 단체들은 전자상거래 관련 분야에 대한 연구개발을 활발하게 진행하고 있다. 새로운 비즈니스 프로세스가 제안되고 있으나 상거래 변화에 동반되어야 하는 물류 부분에 대한 연구는 상대적으로 미흡하였다. 구체적으로 화주와 운송업체의 물류정보를 통합 관리하고 거래 상대를 중개하는 중개 시스템에 대한 연구가 필요하다. 본 논문은 화주와 운송업체에게 거래 상대를 연계하는 물류정보 중개 시스템을 소개하고 중개 에이전트를 제안한다. 제안된 중개 에이전트는 화주와 운송업체의 요구사항을 가능한 만족하면서도 빠른 시간 내에 거래 상대를 찾기 위하여 휴리스틱 방법을 이용한다.

  • Our country has made every efforts to develop Real Estate Transaction culture with emphasis on Licensed Realtors by introducing Real Estate Transaction Law in 1983. Also, MOLIT(Ministry of Land, Infrastructure and Transport) designated several organizations including KAR(Korea Association of Realtors) as Real Estate Transaction Information Network Licensees for data credibility enhancement and transaction transparency. Nevertheless, the level of law abiding spirit and transaction culture are still similar to those of the old 'Bokdeokbang' era. The under-developed transaction behaviors prevent the social capital of people's credibility on Licensed Realtors from advancing, and results in the outcomes of unnecessary social cost. That is, very low credibility on the data on Sales Items in the market and the fear of speculative real estate price uprise and market distortions are continuing on. In this context, the purpose of this study is to propose the model of GIS-based Modernized Real Estate Transaction System and its execution policies to support credible Real Estate Information to the general public for efficient transactions in the market. Accordingly, the study aims at contributing to the modernization of Real Estate Transactions, fostering competitiveness of Realtors in the Real Estate Market.

채권 전자거래 제도에 관한 연구

  • 본 연구는 미국과 유럽의 채권 전자거래에 대한 제도를 분석한 후, 우리나라의 채권 전자거래에 대해 시사점을 제시하고자 한다. 본 연구의 결과는 다음과 같이 요약된다. 첫째, 미국과 유럽에선 채권 전자거래 시스템(Electronic Trading System, 이하 ETS)의 영업행위가 원칙적으로 증권 중개업의 관점에서 규제된다. 이러한 방향의 규제 체계는 다양한 형태의 채권 ETS가 등장할 수 있도록 하여 채권시장의 발전에 기여한다. 둘째, 우리나라의 $\ulcorner$한국증권선물거래소법$\lrcorner$ 15조 2항 및 $\ulcorner$증권거래법시행령$\lrcorner$ 84조의27 6항은 다양한 형태의 채권 ETS의 등장을 원천적으로 봉쇄함으로써 채권시장의 발전을 저해하고 있다. 셋째, 현행 $\ulcorner$한국증권선물거래소법$\lrcorner$ 15조 2항은 주식 및 선물거래에 대해서 계속 적용하되 채권거래에 대해서는 그 적용이 유보될 필요가 있다. 이를 통하여 $\ulcorner$한국증권선물거래소법$\lrcorner$은 주식시장을 활성화 시키는 순기능을 유지하면서 채권 ETS의 등장을 원천적으로 봉쇄하는 역기능을 피할 수 있다. 넷째, $\ulcorner$한국증권선물거래소법$\lrcorner$ 15조 2항이 채권거래에 대해서 적용되지 않는다면, $\ulcorner$증권거래법시행령$\lrcorner$ 84조의27 6항은 삭제되어야 하며, 대신에 증권거래법은 채권 ETS의 활동 범위와 요건을 정의해 주어야 한다. 채권 ETS의 활동은 원칙적으로 증권업자의 중개활동으로 간주되어야 한다. 채권 ETS의 중개 규모가 일정 수준을 넘어설 경우 거래소에 준하는 보고, 공시 및 감시 요건이 부과되는 것이 바람직하다. 다섯째, 채권시장의 효율성을 강화하기 위해서 채권 ETS에 대해서 적용되는 투명성 강화, 시장분할 방지, 공정거래 등에 대한 규제는 거래 대상의 특성에 따라서 탄력적으로 조정될 수 있어야 한다.

  • Recently, renewable energy-related power generation facilities have been surging due to the government's "Renewable Energy 3020", "Green New Deal", "2050 Carbon Neutrality" and "K-RE100" policies. Most renewable energy facilities are small and distributed, making it difficult to manage efficiently, and small distributed resources less than 1MW are having a hard time with participating in the market due to the limited sales and avoidance of trading. In particular, the intermittency of renewable energy has a significant impact on the stability of the power grid. The government is seeking to address volatility and intermittency issues through 'small distributed resource brokerage trading, and to expand the systematic resourceization and acceptability of heterogeneous large and small distributed resources. In this work, we intend to apply an AI-based power generation prediction model to a distributed resource brokerage trading system so that it can be utilized as a foundation platform for pioneering new energy business markets.
