Determination of Urban-Life Housing Price and Return Ratio by Location (도시형생활주택의 입지별 분양가격 및 수익률 결정요인)

  • The demand for small-sized housing has been increasing due to the recession of real-estate price and the increase of small-sized households. Especially, the demand for affordable housing has been increasing since the style of housing and the location fits the lifestyle of small-sized household. In addition, many investors have been buying it because it has advertised as an investment property holding high-return ratio. However, an empirical analysis about the selling price and the return ratio has not been done yet. Therefore, the purpose of the research is having the empirical analysis based on the selling price and return ration by examining the affordable housing in Seoul. The urban-life housing more than 50 generations of the Seoul was irradiated for the analysis. And the linear regression analysis and PLS(Partial Least Square Regression) analysis was used for the empirical analysis. The result of analysis, based on the linear regression analysis, showed that factors including neighboring housing price and subway catchment area have a significant effect to the determinant factors of housing price. The analysis for return ratio showed neighboring housing price, subway catchment area and amenities affects the ratio. Especially, the fault of using small sample was covered by using the partial least square regression in this research.

  • The housing market in Korea had mainly consisted of Maemae(purchasing market) and Chonsei(rental market). Since 1997 foreign exchange crisis, the rental housing market has experienced substantial changes in preferred rental contracts between Chonsei and monthly-rent. Even though monthly-rent has taken a substantial portion of housing rental contracts, not yet reliable monthly-rent index has been developed. Furthermore, it isn't obvious to define monthly-rent because there are many types of monthly rent structures from full-monthly-rent to monthly-rent-with-variable-deposit. This study is the basic research of developing a housing price index of monthly-rent in accordance with the existing price index of Maemae and Chonsei in Korea. This research has been carried out with the following contents: (1) Constructing the actually desirable concept of monthly-rent through examining monthly-rental market in Korea. (2) Selecting the reasonable method to investigate monthly-rental market, especially monthly-rent-with-variable -deposit. (3) Designing monthly-rental market samples and calculating the price index of monthly-rent based on 2005 Census.

  • As buildings are changing variously from the side of use, efficiency and size, the construction qualities are more importantly recognized. Supervision system was enacted in the Residential Building Law in 1990 and responsibility supervision system in the Construction Engineering Management Law in 1994, respectively. However, recently revised supervision system in 2003 has some limitations: the present problems of appointing supervisor, disposing the supervisors, supervisor's works. Therefore, the aim of this study is to improve the present supervision system for mix-use residential building. By implementing the proposed revised supervision system, it will be able to expect quality improvement, confidence of the owner and the user, development of construction technology, and increase international competitiveness of supervision company.

  • As the number of aged-housing has been rapidly increased, many kinds of defects and problems such as degeneration of housing environment, structural performance, and equipment performance have been appeared. The reconstruction as the way to improve the aged-housing has been used mostly because the legal process of the reconstruction is relatively easy. On the other hand, it has caused problems such as the lack of natural aggregate, the environmental damages owing to construction wastes, the loss of national resources, and the lack of the housing for rent nearby the reconstruction area. This problems limit active tying into the reconstruction business at present in the industrial and political perspective. In this context, it is required to revitalize the remodeling rather than the reconstruction. In order to reach this objective, this research aims at identifying the user-oriented performance for the housing industry and developing the new technologies. It is expected that the result of this research can contribute to more revitalize the remodeling as tying researches in terms of design, structure, equipment, and construction.

Geographical Discrepancies in Residential Outcomes and Housing Expenditure of Young Married Couples in Chonsei Housing (전세 거주 청년 부부가구의 지역 간 거주환경과 주거비 차이)

  • This research aims to investigate the socio-demographic, financial, and housing statuses of young married couples in Chonsei housing and to analyze the determinants of their residential environment quality and housing expenditure in four districts - Seoul and Gyeonggi-Incheon Area(GIA) of the Seoul Metropolitan Area(SMA), and metropolises and non-metropolises of non-SMA. From the 2020 Korean Housing Survey(KHS), this cross-sectional analysis examined a sample of 691 households, and the findings revealed that most were headed by college-educated, salaried male workers aged 31 years old. While childless dual-earner couples were common in Seoul, single-income families of three were prevalent in non-SMA. The financial status of the couples in Seoul was a lot better than in the other three areas, particularly much higher in Chonsei deposit and total asset value. Further, many lived in a three-bedroom apartment unit sized 60m2 and bigger, using a Chonsei loan. Regardless of areas, almost all the households spent a very low portion of their living expenses and income on housing costs. However, dual-earner families positively increased borrowing capacity, which improves the household's financial position that is likely to lead to equity increment in a volatile asset market in the long run. The statistical results indicated that residential environment assessment was influenced by neighborhood quality and housing expenditure was affected by housing size in Seoul, urban amenities in GIA and householder's gender in non-metropolises. Thus, this research proposes that strong measures be considered to mitigate housing inequality embedded in geographical and socio-economic disparities.

Economic Effect Analysis of Pyongyang's 50,000 Housing Units Construction Project (평양 5만세대 주택건설계획의 경제적 효과 분석)

  • At the 8th Party Congress in 2021, North Korea announced a plan to build 50,000 housing units in Pyongyang, and this paper analyzes the economic effects and related informal costs of of the project. Currently, Pyongyang is experiencing a significant housing shortage. It is estimated that the number of households in Pyongyang increased by 184,000 between 1994 and 2020, while the estimated new housing supply during the period was only 30,000. Pyongyang's 50,000 housing units construction project is characterized by the goal of improving the living conditions of workers, the application of the new city construction method, and the largest state-led housing construction since the Arduous March. The project is expected to generate economic effects such as increasing workers' motivation to work, increasing tourism resources, and generating income from related industries. On the one hand, a significant portion of the construction cost of the 50,000-unit housing project in Pyongyang is passed on to companies and households in the form of informal cost such as quasi-taxes and manpower mobilization. In addition, there may be congestion in the power supply and sewerage facilities that occur when moving in. If these costs are not taken into account, the feasibility of a housing construction project may not be properly assessed, making it difficult to sustain it in the long term.

A Study on the Development of Workstation Furniture Design for the Home Office (재택근무를 위한 가구 디자인 개발에 관한 연구)

  • Due to the information technology improvement and the changing life style, a home is getting a new role of workspace besides the main function as rest area for the family members. Therefore, a demand for the home workstation furniture is increasing nowadays. In this study, three types of workstation furniture id designed, that makes possible the effective works and reflects the characteristics of the house. 1. Panel-based system furniture : main concept is flexibility and expandability, and various units can be composed as desired. 2. Cabinet-type workstation : all functions needed for the home office work is concentrated in a piece of furniture. 3. Movable multi-purpose furniture : small-sized, mobile furniture that functions as a simple workstation or a side station. Home office has a great possibility as a work place for the future, and there is a continuous need for the furniture design with diverse form and function.

A Study on Factors Influencing Residential Satisfaction by Housing Type and Housing Tenure of Low-Income Households (저소득층의 주택유형 및 점유형태에 따른 주거만족도 영향요인 연구)

  • Using the 2013 Korea Housing Survey, this research analyzed factors influencing residential satisfaction of low-income households concerning the economic condition, satisfaction about interior and exterior environments in dwelling, recognition of housing welfare policy. The economic condition showed that if there are less living expenses and more ordinary income, it brought about more positive effects in the ownership of a detached house, row and multi-family house. Most variables about satisfaction with the interior environment in dwelling have a significant influence on a detached house, apartment, row and multi-family house. The following factors played a significant role: accessibility to commercial facilities, neighborhood relationship and natural environment in the satisfaction with the exterior environment in dwelling about most types. Specifically, from an institutional perspective of housing welfare policy, the effect of the housing expenses support and the intention about remodeling were factors influencing residential satisfaction in cheonsei and monthly rent, free of a detached house and free of an apartment. These results will utilize preliminary data to establish housing welfare policy for low-income households.

Determinants of Stock Market Participation Decision: The Case of Korean Households (한국 가계의 주식시장 참가 결정요인 분석)

  • Using household survey data set during 1993~1998 period, this paper analyzes patterns and determinants of household stock market participation. The results shows that the age profile of stock market participation in Korean household is humped-shaped as in other developed countries. Also, households with a higher level and lower variability of income, bigger financial asset, and higher education level are more likely to be stockholders. The stock market participation rate of the self-employed is substantially lower than that of the employed. In Korea, the high proportion of self-employed among total labor force seems to lower the stock market participation rate.
