Effects of Parents' Homeownership on the Economic Performance of Its Offspring (부모의 자가가 자녀의 경제적 성과에 미치는 영향)

  • Prior studies concerning the analysis of parents' homeownership on its offspring usually focus on the transmission of tenure between two generations. This study adopted a more comprehensive approach on this topic so the effects of parents' homeownership were analyzed through the economic performance of their sons. Korean labor panel data were used to test hypotheses on intergenerational transmission of parents' homeownership. The period covered years 2000 to 2014, consisting of about 862 samples, while many socioeconomic variables were selected through a filtering process. The results of the three hypotheses showed the following consequences. First, parents' homeownership was a meaningful factor in determining their son's housing tenure. Second, parents who are homeowners tended to have more educated sons. Third, parents' homeownership did not affect their son's annual income. This study showed more extensive effects of homeownership, and government strategy must consider this additional benefit in homeownership policies.

A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens (서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구)

  • The research study conducted logistics regression analysis through HLM (Hierarchical Linear Modeling) and presented the value of the outcome in order to investigate characteristic factors of demanders which influence the intention to move into public rental housing. (1) The results of the regression analysis of characteristic factors of household and housing were analyzed as having the significant effect on the intention to move in public rental housing, according to residents moving in monthly rent housing, residents' occupations, rental housing, the number of household, the location of surrounding public rental housing, monthly average income, children's educational level, the number of children, the types of housing and one's own house, in order, out of the types of housing tenure. (2) The results of the regression analysis of characteristic factors of the conditions of location were analyzed that out of the conditions of location of the top five areas in public rental rates, what influences significant effects on the intention to move in public rental housing is the location of surrounding rental housing, income, the number of household and children, children's educational level, job state, housing types, ones' own house, rent housing, monthly rent housing, in order. (3) In case of Seoul, Expanding public rental housing is inevitable in order to stabilize ordinary people's housing stability, owing to the high and rental prices of private housing. Nevertheless, an accurate analysis of the intention to move in public rental housing has not been conducted. Eventually, the research was, thus, conducted, based on the fact that the preference on public housing is low. According to the analytic results of the study, it is required for the government institutions and agencies should consider individual and local characteristics and provide an alternative that meets the real situation, in order to help ordinary citizens with low incomes stabilize housing.

Analysis on the Factors Affecting Housing Tenure of Single-Person Households of Young Generation Employing the Multinomial Logit Model (다항 로짓모형을 이용한 청년 1인가구의 주거 점유형태 영향요인 분석)

  • The number of single households in Korea has been sharply increasing due to dissolution of the family community and changes in housing culture. Therefore, there is a need to develop a plan for diagnosis of changes in the housing market in response to a rapid increase of single household to suggest a proper direction of housing policy. This study was conducted to clarify the factors influencing housing occupancy type targeting a single adult household. To accomplish this, a cross-sectional analysis was conducted using the multi-nominal logit model and the Korea Welfare Panel's 9th survey materials. Occupants of ingle households in their 20s and 30s were found to be much poorer than those in their 40s, or older. Additionally, single household in their 20s and 30s, the characteristic of a household having an influence on the choice of housing occupancy type showed a result in a different direction even from the same household characteristic of those in their 40s, or older. Finally, the characteristics of occupants of single households in their 20s and 30s showed room for improvement through public support. Overall, the results of this study implied the need to inquire into the government's periodic support in more diverse ways.

Geographical Discrepancies in Residential Outcomes and Housing Expenditure of Young Married Couples in Chonsei Housing (전세 거주 청년 부부가구의 지역 간 거주환경과 주거비 차이)

  • This research aims to investigate the socio-demographic, financial, and housing statuses of young married couples in Chonsei housing and to analyze the determinants of their residential environment quality and housing expenditure in four districts - Seoul and Gyeonggi-Incheon Area(GIA) of the Seoul Metropolitan Area(SMA), and metropolises and non-metropolises of non-SMA. From the 2020 Korean Housing Survey(KHS), this cross-sectional analysis examined a sample of 691 households, and the findings revealed that most were headed by college-educated, salaried male workers aged 31 years old. While childless dual-earner couples were common in Seoul, single-income families of three were prevalent in non-SMA. The financial status of the couples in Seoul was a lot better than in the other three areas, particularly much higher in Chonsei deposit and total asset value. Further, many lived in a three-bedroom apartment unit sized 60m2 and bigger, using a Chonsei loan. Regardless of areas, almost all the households spent a very low portion of their living expenses and income on housing costs. However, dual-earner families positively increased borrowing capacity, which improves the household's financial position that is likely to lead to equity increment in a volatile asset market in the long run. The statistical results indicated that residential environment assessment was influenced by neighborhood quality and housing expenditure was affected by housing size in Seoul, urban amenities in GIA and householder's gender in non-metropolises. Thus, this research proposes that strong measures be considered to mitigate housing inequality embedded in geographical and socio-economic disparities.

Analyzing the Impact for Housing Occupied Form of HouseNomad ('하우스노마드족'의 주거점유형태에 미치는 요인 분석)

  • According to the "Population and Housing Census of 2010", announced by the National Statistical Office, "House Nomad group" was increased by more than 70% compared to 2005. Emergence of House Nomad tribe about the cause of the increase of influence and House Nomad tribe give the housing market, but prior to the discussion often, there is no place that still it became clearly evident in the research. The purpose of this study, are looking for the emergence and increasing cause of House Nomad group in terms of consumption behavior of the house. For this reason, We use the Population and Housing Census 1% of the data 2010. and Multinomial Logit Models., is a useful method that can be utilized when there is no rank and order the consumer choice. The results were as follows. House Nomad group was found to be higher probability of living place and good environmental characteristics of housing that has been expressed in the properties of the housing. Also appeared to have a relatively longer time commuting. And that residential mobility is high.

Research on LOS Estimation Standard in the Mixed Traffic Street (보차혼용도로에서의 LOS 평가기준 마련에 관한 연구)

  • There were many theories to suggest the indicators that evaluate stability and reflect the plan in mixed traffic street in all traffic modes This Paper analyzed residential street of Suwon City adopting time-space occupancy index among these indicates. Three survey street. congregated into apartment house. were selected to analyze this and pictured by video camera over one hour. and the length of these street were 76m, 55m, and 34m each, and major street by each region, comparably high in Pedestrians and pass vehicles, were selected. Basic datum to calculate time-space occupancy index and time-space occupancy index per person was gathered through video analysis. i.e Parameters for pedestrians, cars, bicycles, average speed of bicycles, and parking car. There are some limitation to analyze LOS of mixed traffic street in all traffic modes, not pedestrian mall. Therefore this paper presented evaluation standard of LOS. In conclusion. the aim of this paper is to suggest modeling based on guidelines for evaluating LOS of mixed traffic street in all traffic modes. It is estimated that this will be influencing indicates for improving pedestrian environment, and Planning mixed traffic street in future.

Residential Independence of Youth and Policy Implications (청년의 주거독립에 미치는 영향과 정책적 시사점)

  • This study addressed housing issues among various social problems of youth. With a focus on residential independence, this study analyzed the factors that lead youth to achieve residential independence. This study drew on nationwide data from the 'Youth Life Survey (2022)' with a sample size of 12,578. Binary logistic regression analysis was employed, with the dependent variable being residential independence. Key factors were as follows. The probability of residential independence was higher for men than women. Residential independence occurred mainly in non-metropolitan areas compared to metropolitan areas. Findings revealed that greater age, income, and assets facilitate achieving residential independence. In addition, public transport and cultural facilities were important for their residential independence, and it was found that the previous experience of residential independence had a positive effect. Policy implications derived from the findings are as follows. It is required to consider the heterogeneity and diversity of youth rather than implementing unitary policies. To ensure continuity and sustainability of self-reliance, long-term support programs are needed rather than temporary support. Moreover, it is required to offer public support comprehensively, instead of youth relying on support from personal networks, including their parents. An inclusive housing policy should be established to support youth for their residential independence in the future.

Fertility Differentials by Demographic and Socioeconomic Characteristics: Analysis of Korean Population Census Data (인구 및 사회경제적 차별출산력 - 인구센서스 자료분석을 중심으로)

  • 본 연구는 한국 기혼여성의 차별출산력 분석으로 인구학적 특성으로 연령, 초혼연령, 혼인상태 및 가족유형(가구구성)을 포함하구 사회경제적 특성으로 거주지역, 교육정도, 경제활동상태, 직업 및 주택 점유형태를 포함하였다. 통계청의 인구주택총조사를 원자료로 하여 인구 및 사회경제적 변인들이 출산력에 미친 영향을 파악하기 위하여 다변량 분석기법을 이용하였다. 초혼연령이 높아지면서 출산수준은 현저히 낮아졌으며, 배우자와 동거하는 기혼부인의 출생아수가 가장 많았으며, 이혼한 경우 가장 적었다. 자녀양육을 위한 부모의 도움을 받을 수 있는 3세대 이상 가족이 동거하는 가구의 경우 출산수준이 상대적으로 높았다. 그러나 최근 이혼이 급증하면서 유배우 상태가 빠르게 감소하구 1세대나 독신가구의 증가와 3세대 이상 가구의 감소는 앞으로의 출산수준을 더욱 빠르게 할 것이다. 사회경제적 특성별 차이에서도 유사한 현상을 발견할 수 있었다. 도시규모가 클수록, 학력수준이 높을수록, 전문사무직종에 근무할 경우, 그리고 전월세로 거주할 경우에 출산수준이 낮았다. 사회경제적 특성별 출생아수의 차이는 1980년에 가장 컸으며, 그 후 지속적으로 감소하고 있다. 더욱이 출산수준이 높은 농촌인구의 급감, 교육수준의 향상으로 교육간 차이의 감소 농어업직에 종사하는 기혼여성의 감소 등은 전체적인 출산수준을 빠르게 감소시키는 요인으로 작용하였다. 기혼부인의 특성별 출생아수의 차이는 여전히 뚜렷하였으나 그 차이는 점차 감소하고 있다. 또한, 출생아수가 많은 집단의 구성비가 빠르게 줄어드는 것을 감안하면 전체적인 출산수준의 감소는 더욱 빨라질 수 있다. 앞으로 2005년 인구주택총조사의 결과가 발표될 때 그 간의 특성별 출생아수의 차이와 인구구성비의 변화를 분석하면 대체출산수준에 근접한 1980년 이후 빠른 출산력의 감소원인을 이해하고 출산력의 장래 변화를 효과적으로 예측하는데 도움이 될 것이다.

Analysing Korean Residential House Tenure Choice by Mixed Logit Panel Model

  • This paper analyzes Korean residential tenure choice for house which is the most important in Korean households' assets. Data used in the analysis is the data of Korean Labor and Income Panel Study for the period from 1998 to 2006 and with 2341 households. In this paper, a household chooses a housing tenure mode, either by renting or by owing house. We use a mixed-logit panel model as an estimation model to take into consideration household's heteroscedasticity of preference in tenure choice. It turns out that the heteroscedasticity is significant in households' tenure choice behavior, implying that Korean housing policy emphasizing supply side should consider the demand side.

The Effects of Capital and Ecological Variables on Volunteering Among Older Adults (자본 및 생태환경 요인이 노인자원봉사활동에 미치는 영향)

  • The purpose of this study was to investigate the effects of human, social and cultural capital and ecological variables on volunteering among older adults. In this study, three variables of education, income and physical health were examined as human capital factors, two variables of formal and informal interaction as social capital factors, three variables of religion, cultural organization participation and quality of life as cultural capital factors, and three variables of existence of spouse, housing tenure and residence area as ecological factors. In addition, two variables of volunteering participation and continuous volunteering participation intention were considered as dependent variables. For this study, "Senior Job Replacement Project Participants" data collected by the Korea Labor Force Development Institute for the Aged were used and analyzed employing logistic regression analysis technique. This study found that three human capital variables(education, income, physical health) had positive effects on volunteering participation and continuous participation intention among older adults; of the two social capital variables, informal interaction had a positive effect on both volunteering participation and continuous participation intention, whereas formal interaction had a positive effect only on continuous participation intention; three cultural capital variables(religion, cultural organization participation, quality of life) had positive effects on both volunteering participation and continuous participation intention; and of three ecological variables, housing tenure and residence area had positive effects on volunteering participation and continuous participation intention, whereas existence of spouse had no significant effects on dependent variables.
