  • Recently, various problems have been occurred in Apartment reconstruction process. Such as, delaying schedule, additional cost increasing, etc. Those were caused by decision making which is lack of professionality in early phase of reconstruction process. A Study on the Profitability According to the Different Sales Timing in Apartment Housing Development Projects (공동주택 개발 사업의 분양시기 변동에 따른 수익성 비교.분석에 관한 연구)

  • The purpose of this study is to analyze of profitability accordance to the different sales timing in apartment housing development projects. The adapted research method about public apartment hosing development projects by a private construction company is concentrated on the middle and large scale housing. The methodology for analysis of profitability through the change of timing for sales is analysed. According to this methodology, the difference of profitability by different timing of first sales is compared and analyzed. The results of this study are as followed 1)The major factors to affect the profitability for apartment housing development project consist of the timing of sales, the method of payment and the rate of sales. 2) The case study was carried out and then the profitability is analyzed the profitability for the three of cases is got worse when the sale after construction especially on the time of construction progress rate 80% is carried out.

  • The purpose of this study is to derive priority improvement items through business expansion and efficient implementation for green remodeling business operator in order to enhance the activating of green remodeling business in a long-term perspective. For this purpose, survey of 128 business operator respondent is conducted based on 13 items. Also, priority improvements items were derived based on the results of the survey by using IPA(Importance Performance Analysis) techniques. As a result, In order to revitalize the green remodeling, it is necessary to induce market participation motivation through monetary profit. Additionally, The management of green remodeling business operator and the opinions of owners should be reviewed. In the future, the items that reflect the views of business operator and owners will be investigated and further research on improvements for expanding green remodeling 'interest subsidies on existing private buildings will be conducted.

  • With construction industry recession, many construction companies are increasingly conducting the development projects by themselves. However, housing projects requested by developers still stand large portion. Although many studies on feasibility analysis were released, they mainly focused on economic feasibility and lacked research on factors and criterions of overall project. Also, because previous studies overly break downed factors related to project, they rarely used in practice. Therefore, this study developed the feasibility analysis model of housing development projects to help main contractors to easily and effectively decide if it is feasible enough to promote the projects requested by developers, and verified the reliability of the model. In this study, thirty one driving factors were identified under seven different categories and the criterion of each factor was also developed. The survey on important index of each factor found "salability", "economic feasibility", "site location" and "method of raising fund" significant. 3 projects were tested by the model and its results showed resonable reliability.

  • 주택 공급에 비상이 걸렸다. 전국에 미분양 아파트가 쌓이고 있는 데다 '밀어내기식'으로 공급됐던 분양가 상한제 회피 물량도 대부분 소진되면서 아파트 공급이 확 줄고 있는 것. 주택 사업의 수익성 악화로 건설 업체들이 더 이상 집을 짓지 않기 때문이다.

  • The cost of low-income groups's housing expenses have been weighting since 2000. To solve this problem, governments encourage supplying rental apartments for them. House rental supplement is most common things to solve housing problem in an advanced country but there is neither earning rate nor assessment standards in our country. Therefore, studies on house rental supplement are required to develop this systems. Hence in this study, we try to suggest both proper house rental charge to encourage nongovernmental construction and house rental supplement, considerng ability to pay.
