It is the purpose of this study that propose design process of building in residential district con-sidering preferences of design concept determinants. The procedure of this study is as follows : First, classifying concept determinants and then investigate the preference of concept determinants according to the use of building in residential district. It will be proposed the process of design concept determinants through such preferences. And We will investigate applicable steps for constructing an elementary school in land development district, in order to verify these process of architectural design. It was investigated paper-survey and case studies, made up questionnaires twice. In the results, we could verify that design process considering the preference of concept determinants in residential district. These results can help designers to design appropriately, according to building usage in residential district.

With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

'친환경, 웰빙, 로하스' 이 단어들은 요즘 아파트나 주택 분양 광고에서 빠지지 않고 등장하는 수식어들이다. 최근 1-2년 사이에 주거 수요자들은 커뮤니티와 편의 시설 못지않게 자연과 인접한 조용한 주거 공간을 선호한다. 쾌적한 주거 환경에 대한 욕구 때문에 전원 주택 단지와 타운하우스가 주목 받고 있는 추세. 이러한 트렌드를 좇아 도심에 위치한 방배동 전원 마을을 찾았다.

Like other artificial architectures, the residence is also hard to be changed after once it has ever been built because its life is approximately estimated up to 20years. Furthermore, it may give big effect to residents as the life Quality. Because of these specificities, it seems to be important to forecast how demand of residential market will be changed and what kind of residential environment should be built in the future. First of all, we should consider about what is a current situation of residential environment in this country before beginning researching resident preferences. In addition, we will also research current and new residential style in other country, which should be concerned in. Finally, this study is researched by domestic male and female residents in their twenties and four ties on purpose to gain information what type of resident style they want and to suggest new ways of future residential environment.

This study was conducted to examine how the types of housing values influence the preference for computerized housing (so called 'Intelligent Housing'). A questionnaire survey was conducted on 347 residents in Seoul metropolitan area. The following findings were obtained: 1) The housing values were classified into 6 types: ostentation, information & technology, tradition preservation, personality, practicality, and privacy pursuit. 2) There were significant differences in housing values by the generation and the level of familiarity with information technology. 3) In general, computerized housing was highly preferred, and the housing value types that affected the preference were 'ostentation' and 'information & technology.' 4) There is a need to develop diverse models of computerized housing systems to respond to consumer demands.

본 연구는 한국베이비붐세대의 은퇴후 주거선택을 고찰하기 위해 은퇴 후 주거선택 기준, 선호하는 주택유형, 규모 및 주거이동특성 등에 대하여 분석하였다. 연구 결과는 다음과 같다. 첫째, 한국의 베이비붐세대는 은퇴 후에는 은퇴 전과 다른 기준으로 주거를 선택할 가능성이 높으며, 쾌적성과 편의성이 높은 비중을 차지하고 있다. 둘째, 베이비붐세대는 은퇴 후 아파트거주 비율이 대폭 축소될 것으로 보이며, 반면 전원주택 및 타운하우스의 거주를 선호하는 것으로 분석되었다. 셋째, 베이비붐세대는 은퇴 후 주거면적을 일괄적으로 축소하는 것이 아니라 현재 보유 주택규모에 따라 다른 형태를 보일 것으로 추정된다. 넷째, 한국 베이비붐세대는 은퇴 후 62.4%가 주거이동을 계획하고 있고, 이 중 지역 간 이동은 주거이동가구수의 과반수가 넘는 52.3%에 달해 은퇴 후 활발한 주거이동이 예상된다. 다섯째, 한국의 베이비붐세대의 지역 내 이동과 지역 간 이동에 영향을 미치는 영향변수가 다른 것으로 분석되었다.

본 연구는 국내 대학생들을 대상으로 한 설문조사를 통해 기업형 임대 아파트에 대한 인식과 주거 입지요인의 선호 특성을 분석하고, 주거 입지요인이 응답자의 기업형 임대 아파트 거주의사에 미치는 영향을 분석하는 것을 목적으로 한다. 본 연구는 미국의 University of Washington 대학생들을 대상으로 한 선행 사례연구의 분석결과와 비교함으로, 국내 주택시장과 주택정책에 중요한 시사점을 도출한다. 연구결과를 요약하면 다음과 같다. 첫째로, 한국, 미국의 경우 모두 응답자의 절반 이상이 졸업 후 차기 주택으로 기업형 임대 아파트에 거주의사를 보이고 있어, 사회생활의 첫 주택으로 기업형 임대 아파트단지에 대한 보편적인 선호가 있는 것으로 판단된다. 응답자들이 주택 선택시 선호하는 입지요인을 분석한 결과를 보면, 양국 대학생 모두 주거입지를 선택할 때, 경제적 요인, 주변 환경, 주택의 물리적 여건을 가장 중요하게 고려하고 있음을 볼 수 있다. 둘째로, 입지요인에 대한 요인분석 결과에서 "주택여건", "시설 및 관리", "근린", "평판 및 정책", "접근성" 등 5 개의 요인을 추출하였다. 셋째로, 로짓 회귀분석을 통해, 주거입지요인이 응답자의 특성 및 임대 아파트 주거의사에 미치는 영향을 분석한 결과를 보면, 국내 대학생들의 임대 아파트 거주의사에는 "시설 및 관리" 요인과 "평판 및 정책" 요인이 유의한 영향을 미친 것으로 나타난다. 따라서, 국내에서는 기업형 임대 아파트가 아직까지 주택시장에서 유력한 대안으로 자리잡고 있지 않지만, "시설 및 관리" 요인과 "평판 및 정책" 요인이 확충될 경우, 청년층들에게는 충분히 어필할 만한 주거대안으로 성장할 가능성이 있는 것으로 판단된다.

중년층의 라이프스타일이 은퇴 후 주거선택에 미치는 영향과 개인적 특성에 따른 라이프스타일의 차이 및 은퇴 후 주거선택에 미치는 영향을 분석하고자 하였다. 현재의 중년층은 자신의 경제력을 바탕으로 안락한 주거환경에서 여유롭고 건강한 삶을 추구하려는 욕구가 높게 나타났고, 이에 편승하여 보건 의료시설, 문화, 휴양, 오락시설 등과 수준 높은 서비스가 제공되는 미래노인 주거를 선호하는 경향이 나타나고 있다. 주택수요 구조 변화의 또 다른 요인으로 꼽히는 것은 주5일 근무제의 확산, 소비수준의 향상, 교육수준의 향상, 여성의 경제활동 참여 확산 등 사회.문화. 경제적 환경의 전반적인 변화라 할 수 있다. 또한, 현재의 중년층은 기존의 노년층에 비해 상대적으로 자신을 젊게 생각하고 도전적이며 능동적인 라이프스타일을 보이는 것으로 나타났다. 이들의 라이프스타일은 더욱 다양하게 전개될 것이며 노후의 다양한 삶의 욕구를 수용할 수 있는 주택 및 주거환경 계획이 요구된다. 이러한 배경에서 중년층의 은퇴 후 라이프스타일에 따른 주거선택 속성에 관한 연구의 필요성이 제기되었고, 주거만족과 주거선호를 예측하여 다양한 주택공급, 주거마케팅, 주택정책에 또 다른 관점을 제시하여, 그들이 선호하는 미래주거를 다양화 시켜 선택의 폭을 넓힐 수 있는 미래 주거환경에 대한 고찰이 필요하다고 본다.
