오는 7월부터 ''도시 및 주거환경 정비법''이 시행되면 공동주택 시장은 크게 변할 것으로예상된다. 이 법은 그 동안 개발지상주의가 팽배해 있던 공동주택 시장을 성장관리 체제로 전환해 관리하겠다는 의도에서 출발했다. 이 법이 시행되면 향후 재건축사업은 도시계획 차원에서 관리가 가능해지고, 그 동안 수많은 사업추진 과정에서 나타난 비리와 잡음이 차단되는 등 운영관리 측면에서 긍정적인 변화를 기대할 수 있게 된다. 하지만 이러한 내부적인 변화에도 불구하고 도시 및 주거환경 정비법의 도입은 공동주택 시장에 여러 가지 문제점을 노출할 우려가 높다.

A residential space where a person lives in may change following the flow of time and it has evolved in various shapes through the development process of a city. In particular, after the 1900s when the modern urban planning was first applied in full-scale, the urban environment and residential environment have formed cities through systematic planning. Under the assumption that the level of satisfactory life for urban residents residing in such an urban environment would be influenced mutually with the residential environment and urban environment to carry out this study, and as for the methodology of this study, the questionnaire was implemented with the subject of residents in Seoul City and analysis was implemented for regression analysis through SPSS 20.0 program. The results of the study are shown as follows. First, the relationship of the residential environment and urban environment is classified for convenience, safety and pleasance to have the important implication, and the level of satisfaction for the residential environment is analyzed to show implications with influence on the level of satisfaction for settlement consciousness. Second, the relationship of influence of residential environment on the settlement consciousness with the characteristics of urban environment is statistically noticeable and the stability and pleasance would have the statistically noticeable influence on satisfactory residential environment and the convenience would not render noticeable influence. And, third, under the characteristics of urban environment, convenience does not have direct influence on the settlement consciousness and it is confirmed to influence on the settlement consciousness indirectly only through the satisfaction of variation in the residential environment.

The purpose of this study is to suggest that dwelling site planning of residential improvement district is to make in the point of sustainable improvement. The methods of this study are as follow, first, introduce the concept of sustainable improvement and research possibility of adaption of the concept. second, make a survey of the Nanminchon II District in Jeonju as a sample of residential improvement district and make a comparative study of the before and after the development. third, research adaptable elements of sustainable residence concept to Nanminchon II District to dwelling site planning. Progress and result of residential improvement district affects dweller to character of place and habitation and will gain summits of architecture.

도시화는 현대사회의 가장 큰 특징이며 도시가 성장하면서 과거의 기능이 변화하고 도시내부의 공간구조가 점차 기능적으로 분화하는 경향이 있다. 그 중 가장 주목할 만한 것 중의 하나는 주거지역의 입지변화와 공간적 확산과정에서 나타나는 주거지 분화현상이다. 도시생태학자 Hoyt은 주거지 이동패턴에 대하여 도시 내의 주거지분포 패턴을 결정짓는 핵심적인 요인으로 최고지대를 지불할 수 있는 부유층의 주거입지 선택에 따라 전체 도시의 계층별 주거분포가 영향을 받게 된다고 주장하였다. 서울은 소규모로 계획된 역사도시에서 인구 1000만의 대도시로 성장하여 오면서 많은 구조적 변화를 경험하여 현재의 공간구조를 이루게 되었다. 현재 전체 서울의 주택지는 동일한 것이 아니고 각종 주위환경에 따른 성격과 특성을 달리하는 요소로 구성되어 있다. 이 특성을 달리하는 주택지들이 모여서 각기 상이한 역할을 수행하고 서로 기능적 관계를 맺으면서 주택지를 형성하고 있다. 선형이론(Hoyt's Sector theory)에 따르면 고급주택지역의 도시 공간구조에 많은 영향을 미치고 있다고 주장하였다. 그럼에도 불구하고 서울의 고급주택지역의 분포와 그 입지 특성에 관한 연구는 미비한 실정이다. 본 연구의 목적은 서울시 고급주택지역의 분포를 형성하는 원인을 규명하는데 있다. 고급주택지의 지역적 분포를 파악하여 그 입지 성향과 특성을 알게 되면 도시의 토지이용계획, 특히 주거지계획에 도움이 될 수 있다.

수중주거시설의 설계에 있어 수중생활안전요건을 확인하고자 이를 예상시설환경 하에서의 생활안전계획 수립, 근로안전계획 수립 및 비상탈출계획 수립 영역으로 구분하고 각각에 대한 위험성을 지수화하여 평가했다. 각각의 생활안전 위험성에 대응한 생활안전매뉴얼, 이동안전매뉴얼 및 비상탈출매뉴얼을 제시하였다.

Even in South Korea, disaster victims are suffering from various disasters such as floods, earthquakes, landslides, fires, and most of them have evacuated to temporary housing facilities for disaster victims. However, there are few plans for the placement and performance of indoor temporary housing facilities provided to secure private space in temporary housing facilities for disaster victims. In order to improve the living environment in the temporary housing facility of the victim, we constructed a module of minimum temporary accommodation area per person of 3.3 square meters, designated by the MPSS, and are proceeding with the module arrangement plan, Presented the evaluation direction of the form, material and performance of the indoor temporary housing facility.

Busan still has a lot of densely populated poor residences on sloping hills, especially in the area behind the port, which is heavily affected by plans related to port facilities. In particular, the residential area of Dong-gu, Busan, is expected to see the Bukhang Redevelopment Area, and the landscape change is expected to be significant where the residential environment improvement project is currently planned. In this study, the landscape image analysis and prediction (SD analysis and factor analysis) of the poor residential area of Dong-gu, Busan is expected to be able to organize, organize the image of the area.

In this study aim at searching for the basement residential planning of considering outdoor spaces. It look after research results, there should be necessary for the inflow of outdoor environment factors. This basement planning is core's area expending, or installing expended dry areas and acquiring side open spaces, installing arcades, installing atrium or court yard, utilizing maisonette spaces, activating pilotis on ground floors, openning main hall, earth sheltering method, etc. These should be improvement for easy step to change basement floors easily through underground floor extend, major repair, use change of present buildings and needs to the idea through architectural design competition.
