It is needed to regenerate declined industrial districts in downtown area through to invite new industry and to improve urban environment. The purpose of this paper was to make suggestions on the urban regeneration for the districts. I have taken a literature research and a site analysis with cases of 'the South Lake Union' in Seattle and 'Pearl District' in Portland, USA. The result of the analysis was as follows: (1) The land use was changed to mixed use of business-commerce-recreation. The building use was changed to facilities for work, play and live. (2) Infrastructures were improved for user oriented facilities such as pedestrian friendly street, public parks & open spaces, public transportation system, and life supporting facilities. (3) The place identity was enhanced through the preservation of urban structure-tissues, renovation of existing buildings, and preservation of historical heritages.

After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.
In this study, nonhierarchical K-mean cluster analysis is used to classify the types of 230 local governments and the Mann-Whitney U test and Kruskal-Wallis analysis are used to analyze the characteristics of pedestrian accidents by region types. With empirical analysis of pedestrian accidents, this study suggests improvements of walking environments reflecting local characteristics. Type 1-A (relatively dominant urban commercial areas), Type 1-B (predominantly urban residence) and Type 2 (rural areas) have been classified using nonhierarchical K-mean cluster analysis. According to the results, pedestrian accident rate on community roads was more than 60% for all types and incidence rate in rural areas was higher than that in urban areas. In addition, pedestrian accidents of Type 1-B have been found to occur more frequently than Type 2 in intersections and crossings, while the number of roadside casualties for Type 2 was highest.
This study aims to derive street design alternative which can be applied to residential area as the functions of land use have been changed. The main findings are as follows; First, the study area in this research is on the process of the functional transition from full residential use to residential-commercial mixed use with cafes and restaurants. Second, dead-end streets in residential areas needs to be widened in order to meet the increasing needs of pedestrians and cars. One of the suggested strategies is to remove fences on the dead-end streets. Third, based on the main findings, this research can suggest following policies. Citizen participation is necessary in building land use plans and space design in old residential areas. Citizens can participate in architectural and landscape contracts, district-unit plan with the help of experts such as urban planners and architects.

Even though the existing urban residential district was obsolete and out of date in respects of physical environment, it is maintaining the function of dwelling. It ends up being regenerated as a viable urban residential district when improved the dwelling environment. Therefore, the government has been planning for the residential improvement projects for those areas applying for innovative ideas. But the government programs have often been troubled with people in the process of executing the projects or making a plan. In this respect, two parties couldn't communicate freely about the problem of those areas. So, the problematic issues of the areas should be shared with local residents at the beginning of decision making and the process of workshop participating local residents will be needed for understanding the standpoint of the residents. This study is to explore the potential of residents participating workshop to figure out current problems of the urban residential district in the process of executing the residential improvement project of Nakyang residence area in Sangju city. Upon investigation residents participating workshop is very practical in making a plan, but needs positive participation by resident and a decision making system dealing with the information shared and the understanding gained by participants.

(2) Encouraging the construction of detached house : 1) construction of housings in which three generations can reside together according to the traditional family structure in the region. 2) construction of the pastoral housings. 3) construction of tenement housings partitioned for each two families. 4) development of sliver town in the rural area. (3) Using the construction mateials produced in the Cheju I land will help promote the development of identity in the heart of the people in this region.
China's urban regeneration, which has been focused on economic growth since the 1950's, has brought about the uniformity of cities. In order to improve on this, the urban regeneration policy has been transformed into a cultural city resource, which is promoting urban regeneration while utilizing the cultural characteristics of each region. However, the specific application methods are still lacking. In this study, I attempt to modify the apartment environment of the city, Hanan-sung, based on the pattern-language of Christopher Alexander, a space planning tool that can be used in urban regeneration. First, 23 patterns were chosen from the primary pattern-language. Next, I investigated the characteristics of the traditional housing culture of Hanan-sung through the literature review, surveyed the opinions of current apartment residents, and summarized the requirements. Finally, a new pattern-language was developed for the regeneration of the old apartments from the viewpoint of the culture, by modifying it according to the characteristics and requirements of housing culture of Hanan-sung which summarizes 23 pattern-languages.

This study examined the characteristics of a district through the concept of a block system in the physical aspect of the four land readjustment project districts of Cheongju City in the 1970s. The results of this study are as follows. First, the local road system for accessing the main road network and blocks was well established compared with the current urban development standards. On the other hand, since the access roads to the individual lots in the block were not equipped properly, it was difficult to improve a house. Second, according to the characteristics of the block, the Aspect Ratio of blocks was 1: 2 on average and most of those directions was east-west. The area of block from the 1st to 3rd districts was increasing, but districts 4 were decreasing. This also was changed to the shape of a contemporary block system. The larger the size of the block area, the lower the Jeobdoyul. Third, in terms of the characteristics of the lot array, blocks with a multi-row system of $4{\times}4$ or more were lots up to the 1st to 3rd district, but 4th district was improved greatly. Because blocks close a square shape have become excessively poor with Jeobdoyul, it was judged that it is difficult to improve the residential environment. Moreover, as the type of the residential development by the land readjustment project is standardized considerably and this type of land area is extensive, it can be an alternative to control the urban sprawl of suburbs if it finds the way to improve this type of the residential area considering this characteristic.

Environmental problems and the shortage of natural resources are currently gathering more attention in Korea and international countries. With these problems, it is reported that most current domestic buildings are emitting approximately 138 million tons of greenhouse gas. According to a recent report from the investigation of Korean housing population, the total number of households is approximately 12.9 millions, and the apartments that were built more than 15 years ago amounted to 3.1 millions. This shows that the rates of old apartment housings are increasing. Therefore, it is necessary to consider the deteriorated facilities and environmental improvement. Also, the construction industry is benefited by improving these housings which may need either remodeling or reconstruction. Environmental friendly buildings are a rising consideration for remodeling and reconstruction projects; it helps to determine many business matters in construction. The main purpose of this research is to improve environmental condition in apartments with comparison analysis between remodeling and reconstruction alternatives. This research is focused on characteristics of remodeling and reconstruction and it sets up the same condition with each level in order to evaluate the value of environmental friendliness and analyze its definition. The result of this research provides a unique emitting rate at a novel framework and this will cause the reduction of $CO_2$. It is analyzed that the remodeling construction can reduce the great amount of $CO_2$. Therefore, it will be a good decision guideline in selecting the most eco-friendly alternative to improve environment for building construction. Although reconstruction is a popular alternative nowadays in Korea, this research can provide a reason why decision makers should put more emphasis on remodeling as an environment-friendly alternative.

Citizens' needs for urban green spaces are on the rise due to improved quality of life and increased interest in environments. The garden is noteworthy because it is small in size, making it less controversial to create in the city, and it is adjacent to the residential area, improving citizens' daily environment. Moreover, recently gardens is attracting attention as a tool for urban regeneration, such as being created in declining areas as part of a government project. Therefore, it is time to study the role and value of urban gardens in deteriorated areas in terms of space welfare. However, there are few studies that quantitatively evaluate the effects of gardens, and many prior studies are limited to focusing the green space larger than a certain size (e.g., parks and forests). Therefore, the aim of this study is to examine the effect of garden and gardening quantitatively, paying attention to social aspects such as life satisfaction and community of inhabitants. The study was conducted in an old row housing complex in Gojan1-dong, Ansan-si, Gyeonggi-do. In there, some of the dwellers voluntarily created outdoor gardens and engaged in gardening for a long time. In addition, after the 2017 Gyeonggi-do Garden Fair, several gardens have been maintained and used by residents there. For the first step, the field trip was done to research the status of the garden in the area, and then, a survey was conducted on whether or not gardening has an impact on the life satisfaction and community of residents. The results were analyzed by t-test and ANOVA. As a result, residents who are engaged in gardening are more active in the "neighborhood exchange" and "resident participation" than those who are not engaged in gardening. In addition, if residents voluntarily create a garden, the level of "satisfaction of life" is higher than those staying in the garden which is constructed by the government. And a resident who is gardening in the complex shows higher life satisfaction than those who garden outside of the complex. These results confirmed that the garden has positive effects promoting "exchanges with neighbors", "participation in the community", and "life satisfaction" of residents. It shows that it is important to ensure the right of residents to participate in the garden-making process as much as possible, and the garden's location should be paid attention to maximize the positive effect of gardens.
