A Review of Research Trends on the Elderly Housing in Korea : In Reference to the Comparison of Research Trends Among Korea , Japan and the U.S.A. (한국의 노인주거연구의 경향 - 한국과 일본, 미국의 연구 경향 비교를 중심으로 -)

  • 본 연구의 목적은 한국에서 장래에 이루어질 노인주거연구의 주제를 예측할 수 있도록 일본, 미국, 한국의 노인주거연구의 경향의 차이를 파악하고 비교하기 위한 것이다. 본 연구는 세나라에서 1940년대부터 1990년대 현대까지 발표된 노인주거연구에 대한 학술지와 논문을 분석함으로써 이루어졌다. 세 나라에서 전체 772편의 논문을 수집하여 이를 발표된 연도와 주제에 따라 분류하였다. 본 연구는 일본과 미국의 연구 경향의 특징을 별도로 발표한 후속 연구이다. 일본에서는 1950년대에 노인주거에 대한 연구가 시작되어 80년대 후반에 절정을 이루었으며, 그 이후로 서서히 관심이 줄어들고 있는 추세이다. 일본에서의 주요 주제는 노인홈과 노인시설내의 주 생활조사, 3대 동거 주택, 유료노인홈과 노인시설의 소비자 문제등이다. 미국의 경우, 노인주거의 연구는 일본보다 빠른 1940년대에 시작되어 70년대와 80년대에 걸쳐서 다른 때보다 더 많은 연구가 발표되었다. 주요주제는 1970년대부터 80년대에는 노인주거와 노인시설에 집중되어 있었으나 80년대 이후에 노인주거의 연구방법과 노인주택정책방향으로 관심이 바뀌고 있다. 한국에서의 노인주거에 대한 연구는 세나라 중에서 가장 늦은, 1970년대 후반부터 시작되어 80년대 후반 이래로 그 관심이 점점 증가하고 있다. 한국에서 가장 관심이 있는 연구대상의 하나는 일본과 마찬가지로 기혼자녀와 노부모와의 동거주택에 대한 주제이다. 이상 세나라의 연구주제에서의 차이점은, 한국과 일본에서는 모두 노인주거와 연구방법 분야에는 비교적 관심이 적은 반면, 미국에서는 3대동거주택에 대한 관심이 적은 것이다. 일본과 미국 두나라에 비하여 한국에서는 노인주거 연구에 있어서 아직까지 다양한 주제를 발견하기 어려운데 그 이유는 한국에서는 노인주거에 대한 구체적인 개발이 아직까지 이루어지지 않아서 노인주거에 대한 경험도 많지 않기 때문이라고 생각된다. 앞으로 한국에서도 노인주거가 개발된다면 그 후에는 보다 다양한 연구주제가 나타날 것이라고 기대된다. 예를 들면 노인거주시설의 질적인 비교, 특수한 형태의 노인주거에 대한 요구, 노인주거내의 주생활조사나 평가, 노인을 위한 설비의 디자인 등에 관한 연구들을 생각해 볼 수 있다.

Improvement of the Checklist for Residential Housing's Crime Prevention Accreditation Assessment (주거시설에 대한 CPTED 평가인증 기준 개선방안 연구)

  • Police crime statistics report that residential housing such as apartment, low rise, detached houses is the second most vulnerable to crime, which is closely followed by the number of street crimes. Also residential houses are often exposed to quality-of-life crime, e.g burglary. It threatens the basic human rights of house residents in terms of safety and comfort within the urban living environment. This study examines related precedent studies regarding the vulnerability of residential housing including studios, multi-family housing from the viewpoint of crime prevention through environment design(CPTED), extracted the elements and items suitable for the safety of residential facilities and the certification evaluation indicators and check items to be the basis for the checklist are derived. Based on these evaluation indicators and inspection items, we conducted on-site surveys of residential facilities in three areas of Seoul, Yongin and Asan, and the final draft of the checklist was revised based on the results of the field survey. There are 43 items on the 7 fields of evaluation in the final version of checklist, 11 items in the management and operation, 20 items in the surveillance, 7 items in the access control, 1 item in the territoriality, 2 items in the activity support, and 2 items in the security and safety facilities. In addition, various points of interest were added to allow the administrator of the residential facility to earn points for special measures taken for safety. This checklist can be appropriately modified and utilized in consideration of the characteristics of each facility. Korean national police agency has CPOs to check the residential facilities in their jurisdiction using checklists and to certify excellent facilities with high level of safety.

  • This study aims to evaluate the financial impact of construction firms' business diversification. Specifically, from the construction firms' perspective, this study attempted to present basic investment model by analyzing the effect of investment in residential facilities for retired seniors. Analyses results indicated that the financial impact, in terms of sales volume and gross profit, varies according to the size of firms. The results drawn from this study could be a valuable source when construction firms plan to invest and operate residential facility for retired seniors in order to diversify their business portfolio and stabilize financial structure.

  • The number of people over sixty five years old is steadily rising and the elderly housing we continuously increasing. Regarding such a trend this research has been focused to propose the methodology of lighting design for elderly people. For this purpose, we researched the basic theory of lighting design through literature review, first. In addition, measurement and analysis of the light environment and light plan in elderly housing has been carried out by case studies. And we organized lighting scenario by the daily life-pattern of the elderly, and than planned lighting interface to be easy to control.

A Study on the make Fire Scenario for Residential Facility Combustible Materials

  • In the case of residential facilities, general fire scenarios cannot be applied. Becauseit is difficult to quantify due to the types of combustibles and various fire loads. Existing research conducting surveys of combustibles, but research on fire characteristics is insufficient. Therefore, in this study, an Excel macro that can be quantified by experimenting with the HRR experiments of sofa, drawer, mattress, chair, desk and TV, which are typical combustibles. As a result of experimenting 6 loading combustibles in domestic residential facilities by using a furniture calorimeter, values of 2,391.26kW appeared from the sofa, 1,891.80kW from the drawer, 1,778.95kW from the mattress, 1,104kW from the chair, 291kW from the desk, and 135.09kW from the TV. Also, by applying the α value of the fire growth rate by classifying fire-growing speeds at NFPA 72 (National Fire Alarm Code 2007, Annex B), the mattress can be defined as Very Fast, the sofa and drawer Fast, the TV Slow, the desk Slow, and the chair Medium.

  • 최근 주거시설의 내장재는 다양화 되어 가고 있지만 안정성 보다는 디자인, 기능성에 치중되어 그에 따른 화재 위험성도 커져가고 있다. 또한 여러 가지 합성수지로 예상치 못한 화재성상을 보이고 있으나 이에 따른 법규는 미비한 실정이다. 따라서 본 연구는 고정가연물중 주거시설에서 많이 사용되어지는 시료를 선정하여 Cone Calorimeter를 이용해 그 연소특성을 알아보았다. 그에 따른 결과로 바닥재는 국내산이 높은 발열량을 보였고 벽지는 국외산이 높은 발열량을 보였다.

  • It has been seriously difficult to create demand of modular construction because Korean modular method has been considered as container house or lightweight steel house. Actually, barrier factor of modular construction for activation was difficult to produce modular continuously in factories based on stable amount of demands. So, this research found successive factors of modular construction and proposed the method of demand creation through a plethora of case analysis by building types. In addition, this research found the scale of modular potential market. Owners will be able to use this strategy that is proposed in this research when they make a decision about construction system. Also, the modular construction can make potential market in Korea. As a result, modular system producer can make their business strategies and make continuous demand by conjugating the method of creating demand for modular construction which is proposed in this research.

A Comparative Study on Factors Influencing Residential Satisfaction by Types of Public Rental Housing (공공임대주택 유형별 주거만족도 영향요인 비교연구)

  • The aim of this study is to analyse housing satisfaction among residents of different types of public rental housing-permanent, national, and happy housing-following the integration of housing types upon the full-scale supply of integrated public rental housing. By identifying key factors that influence residential satisfaction, our goal is to inform the planning of public rental housing complexes and derive policy implications. The study focuses on analysing discrepancies in residential satisfaction among residents of different types of public rental housing and comparing the factors influencing this satisfaction. Microdata from the Ministry of Land, Infrastructure, and Transport's 'Housing Situation Survey' in 2021 is utilized for analysis, employing one-way ANOVA and binomial logistic regression methods. Empirical analysis reveals variations in residential satisfaction levels between residents of permanent and national rental housing, with national rental housing residents exhibiting higher satisfaction. The influencing factors of overall condition satisfaction are consistent for permanent and national rental residents but differ for happy housing residents. Additionally, the influencing factors of overall residential environmental satisfaction vary across all three housing types. Nonetheless, common factors across all types include housing noise and facility accessibility, highlighting their significance in complex planning. Subsequent studies may involve time series analysis to assess changes in influencing factors over time.

  • Objectives : Residential services are provided to help patients with chronic mental illness, but those have some problems because of provider focused services and uniformized training. So the purpose of the study was to explore residential needs of patients with the chronic mental illness such as chronic schizophrenia. Methods : A survey was conducted on 139 mental illness patients using mental health facilities at Ansan city area in South Korea. We investigated their demographic and social characteristics, the degree of self- reliance and residential service needs. Results : More than half of them had the desire for self-reliance, and they needed job support mostly. They were positive about the use of residential facilities and needed daily living skill and social skill training. Also they preferred day rehabilitation in type of facility. And they wanted to operate in a way that they returned home at the weekend after group home. Conclusions : For facilitating the recovery of patients with chronic mental illness, it would be necessary to provide individualized residential rehabilitation services and to improve existing residential facilities and programs reflected on the patients' needs.

  • Recently most Elderly in 2050 Our country is becoming an "aging society" at a speed far more rapidly than expected, the interests of silver industry is also increasing. Many researches about the elderly are already presented in academic world, especially in the field of housing environment, the housing plans on the basis of physical, social and emotional characteristics for the elderly are proposed. As the number of elderly participating in economy activities is getting higher, we selected on "active aging" generation which given a definition by OECD. In this research, we examine the present situation related to the needs for leisure time with the elderly who want to have their comfortable life. This purpose of this study is to survey the residential facilities for elderly, and how that facilities are reflected to their needs for the leisure. This study will indicate to the direction of plans in elderly housing.
