The effect of residential environment satisfaction on elderly depression: The mediating role of physical activity (주거환경만족도가 노년기 우울에 미치는 영향: 신체활동의 매개효과를 중심으로)

  • The purpose of this paper is to investigate the association between residential environment satisfaction and elderly depression with a focus on the mediating effect of physical activity. The survey of Living Conditions and Welfare Needs of Korean Older Persons performed in 2017 was used for analysis. Among total 10,299 who aged 65 years or above and participated in survey, only 10,059 people who answered the survey questions by themselves without missing main questions were included in this analysis. Mediation effects were tested with Baron & Kenny(1986) method and Sobel test(Sobel, 1982). As results, first, residential environment satisfaction was negatively associated with elderly depression. Second, residential environment satisfaction was positively related to physical activity. Lastly, it was found that physical activity mediated the relationship between residential environment satisfaction and elderly depression. The results showed that older adults who satisfied in residential environment were more likely to participate in physical activity, and older people who participated in physical activity were less likely to experience depressive symptoms. Based on these results, the paper suggests the importance of subjective satisfaction of residential environment and participation of physical activity for mental health in later life, and some intervention strategies for Aging In Place.

Housing Values and Satisfaction among University Students in Gwangju and the Chonnam Area (광주.전남지역 대학생의 주거가치와 주거 만족도)

  • The purpose of this study is to gather baseline data on perceived housing values and satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 1000 university students from Gwangju and the Chonnam area from 2007 October 8th to 30th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, cluster analysis, t-test, $x^2-test$ and one-way ANOVA. The main findings are as follows: Firstly, in relation to perceived house values, students identified three factors as important: pursuit of convenience, disposition toward individuality-orientation and consciousness of others. The respondents regarded convenience as very important, especially in regard to one's safety, health and location of amenities. Secondly, cluster analysis based on perceived house value revealed passive and energetic types. Students in the energetic type exhibited a tendency to prefer convenience, independence, and consciousness of others. Finally in terms of housing satisfaction, the respondents identified four factors as important: house quality, neighborhood environment, local socio-psychological environment, and location. Housing satisfaction was higher among students who lived in large or new houses, shared the same house with their family, and had a room all to themselves. Accoding to these findings, university students important value safety, health and environmental-friendliness in a house and they find location important. Therefore, future houses should reflect these wants.

Satisfaction of Residents on the Publicly Purchased Property Program with Residential Environment and Housing Management (매입임대주택 거주자의 주거환경 및 주택관리 만족도 분석)

  • The Publicly Purchased Property (PPP) Program since 2004 has allowed low-income households to reside in decent housing at a reasonable expense and to live in a community they choose. With an increasing number of the housing stock, management of the properties becomes a growing concern. The purpose of this research is to find out the satisfaction of the tenants with residential environment and housing management. To collect data, a face-to-face interview survey was conducted for 310 households living in the designated properties of 8 cities in and outside the Seoul Metropolitan Area (SMA). Most of the households were a family of three headed by late middle-aged man and lived in physically sound, small-sized units at an affordable cost. Overall satisfaction with living environment was higher in non-SMA than in SMA, and influenced by building deterioration and unit size. Further, most of the respondents were in favor of housing management services provided by a nearby public housing estate. Building deterioration and regular onsite visits of management staff were determinants in the satisfaction with housing management. The results indicate that proper housing management delays building deterioration and assures decent living for low-income people, leading to high levels of residential satisfaction.

Residential Satisfaction of Married Families by the Type of Housing Tenure and Housing (주거점유상태와 주택형태에 따른 기혼자의 주거 만족도)

  • The purpose of this study is to understand the factors that influence residents' satisfaction with their housing. Resident's satisfaction is mainly influenced by two factors - one that pertains to housing and the other as per characteristics of the individual. Housing-related factors include housing types, housing tenure types, and size of floor space. Individual-related factors include household income, size, and education level. This study shows how both factors influence residents' satisfaction. Residential satisfaction is affected by the type of housing tenure (own, chonsei and monthly rent) and housing (detached housing, apartment and multi-family housing). Residential satisfaction of home owners is greater than that of chonsei renters or monthly renters. Residential satisfaction of chonsei renters is greater than that of monthly renters. Satisfaction of apartment residents is far greater than that of detached housing residents or multi-family housing residents. There is no difference in residential satisfaction between detached housing and multi-family housing residents. As total household labor income, household member, and residential area increase, residential satisfaction increase. Residential satisfaction of countryside residents is greater than that of metropolitan residents.

Environmental Support of Independent Elderly Households in Senior Housing Cooperatives (미국 노인전용 조합주택의 거주환경 평가)

  • 본 연구의 목적은 최근 건설된 노인전용 조합주택으로 입주한 노인가구를 대상으로 거주자 측면에서의 주거환경 평가이며, 아울러 미국 조합주택에 대한 이해를 도모하고자 한다. 설문지를 통해 수집한 자료는 빈도와 백분율 회귀분석을 사용하여 분석하였으며, 총 171가구가 본 조사에 참여하였다. 조사대상 가구주의 평균 연령은 76세였으며 교육 수준은 높았고, 가족형태는 부부나 독남가구가 대다수였다. 조사에 참여한 가구들은 저렴한 주택비용, 안전성, 주택유지 및 관리의 용이성, 주거 내의 접근용이성을 현 주거환경의 선택 동기로 손꼽았다. 현 주거환경의 평가를 물리적 환경, 사회적 환경, 그리고 거주자 참여방식의 관리에 대한 만족도로 크게 3가지로 나뒀으며, 물리적 환경 관련 요소가 주거환경 평가와 관련한 만족도에 가장 중요하게 작용하였다. 본 연구결과는 장기적인 주택관련 비용의 저렴화와 노인의 독립성을 위한 지원성이 강화된 물리적인 환경의 구축이 무엇보다 주거환경 평가시 중요하므로, 향후 노인전용 대안주택 계획시 이점에 대해 고려되어야 할 것이다.

  • The purpose of this study is to investigate the correlation between the affective responses and residents' satisfaction in apartment housing estates. This study was conducted to empirically identify the effect of physical contents of apartment buildings on the affective response and satisfaction of residents. The area for evaluation was limited to four apartment buildings in Daegu, and the subjects for evaluation were also limited to a group of residents living at the four apartment buildings. SPSSWIN, a statistical program was used for analysis.

Influences on Housing Satisfaction of Multifamily Housing Renter Households in the U.S. Metropolitan Statistical Areas (미국 대도시권역 공동주택 임차가구의 주거 만족도 영향 요인)

  • The purpose of this study was to explore characteristics and housing satisfaction of multifamily renter households in metropolitan areas using 2009 American Housing Survey public-use microdata. A total of 8,139 multifamily renter household residing in metropolitan statistical areas were selected for data analysis. The findings are as follows: (1) In comparison with other types of households in the metropolitan areas, multifamily renter households tended to show a smaller household size, younger householders, a greater proportion of households with householders who have never married, or have been widowed, divorced or separated; (2) housing cost related variables such as monthly rent or rent per square footage were found not to have significant influence on housing satisfaction of multifamily renter households in metropolitan areas; (3) factors influencing housing satisfaction of multifamily renter households with householder's age 34 years or younger were neighborhood satisfaction, householder's race, structure age and per-person unit size; and (4) neighborhood satisfaction was found to have the strongest influence on housing satisfaction of multifamily renter households in metropolitan areas.

The Influence of Resident Satisfaction Regarding Buffer Green Space at Meoyng-ji Multi-family Housing in Busan Metropolitan City (부산광역시 명지주거단지 완충녹지가 거주생활 만족에 미치는 영향)

  • Buffer green space in the residential area is a mechanism for improving the residential environment and also significant for residential life satisfaction and its various social roles. Accordingly, this study aimed to discover the effect of the buffer green space, which was established to minimize environmental influences of the residential environment, on residential life satisfaction. For this purpose, a survey was conducted on residents in Myeongji Residential Area where the buffer green space was installed, to examine the factors of the buffer green space and to analyze its causal relation with residential life satisfaction. The SPSS(statistical package for social science) 21 program was used for analysis and factorial analysis, correlation analysis and multiple regression analysis were executed. As a result, the roles of the buffer green space in Myeong-ji Residential Area included residential comfort, disaster protection, green space usability and environmental ecological property. In the overall accrued factorial contribution rate, residential comfort was very high with 40.54% out of total 62.48%. In addition, the residential comfort and green area usability had a higher correlation with residential life satisfaction. However, the significant level of disaster protection and environmental ecological property were 0.725 and 0.898, respectively, which were not significant as a preference factor in multiple regression analysis. Accordingly, the buffer green space for improving residential comfort and green space usability was confirmed to enhance residential life satisfaction.

A Study on the Forecasting of Decision Behavior the Choice of Housing of Potential Purchasers in Bukgu New Housing Area, Ulsan (울산시 북구 신주거지역의 아파트 계획을 위한 북구 거주자의 주거선택행동 예측)

  • The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

A Comparative Study on the Factors Influencing Residential Mobility of Households in Public and Private Rental Housing (공공과 민간 임대주택 거주가구의 주거이동 영향요인 비교)

  • Using the 2021 Korea Housing Survey Data, this study compared and analyzed the factors influencing the residential mobility of residents in public and private rental housing by population and social characteristics, economic characteristics, and housing characteristics. The analysis results are as follows. As a result of descriptive statistics analysis, it was found that private rental households were young and economically active. While the proportion of apartment residents and new housing, and the level of housing satisfaction were low, the level of housing insecurity was high. Through logistic regression analysis, significant factors influencing the residential mobility of private and public leases were analyzed. In terms of demographic and social characteristics, private leases were affected by marital status, the number of household members, the age of the household head, and the residential area, while public leases were affected by marital status and the age of the household head. In terms of economic characteristics, private leases were affected by assets, debt, and housing management costs, while public leases were affected only by debt. In terms of residential characteristics, private leases were affected by periods of homelessness, housing satisfaction, housing insecurity, and a sense of homeownership, while public leases were affected by housing type, years of construction, housing satisfaction, housing insecurity, and a sense of homeownership.
