전체 전력 사용량 중 주거공간에서의 전력사용 비율이 점차적으로 증가하고 있으며 이로 인한 화석연료 사용의 증가는 기후 변화 및 환경오염에 두 번째로 큰 밀접한 관계를 보이고 있다. 이를 개선하기 위하여 현재의 빌딩과 공장 중심의 에너지 관리에서 더 나아가 주거공간을 위한 에너지 관리 기술의 발전이 필요한 상황이다. 주거 공간의 에너지 관리 솔루션을 찾기 위하여 수용가를 위한 국내외 에너지 관리 표준화 현황을 살펴본 후 이와 관련되어 있는 요소기술들과 통신기술을 중심으로 주거 공간 에너지 관리 ICT 기술들에 대하여 정리해 보았다.

본 연구의 목적은 최근 건설된 노인전용 조합주택으로 입주한 노인가구를 대상으로 거주자 측면에서의 주거환경 평가이며, 아울러 미국 조합주택에 대한 이해를 도모하고자 한다. 설문지를 통해 수집한 자료는 빈도와 백분율 회귀분석을 사용하여 분석하였으며, 총 171가구가 본 조사에 참여하였다. 조사대상 가구주의 평균 연령은 76세였으며 교육 수준은 높았고, 가족형태는 부부나 독남가구가 대다수였다. 조사에 참여한 가구들은 저렴한 주택비용, 안전성, 주택유지 및 관리의 용이성, 주거 내의 접근용이성을 현 주거환경의 선택 동기로 손꼽았다. 현 주거환경의 평가를 물리적 환경, 사회적 환경, 그리고 거주자 참여방식의 관리에 대한 만족도로 크게 3가지로 나뒀으며, 물리적 환경 관련 요소가 주거환경 평가와 관련한 만족도에 가장 중요하게 작용하였다. 본 연구결과는 장기적인 주택관련 비용의 저렴화와 노인의 독립성을 위한 지원성이 강화된 물리적인 환경의 구축이 무엇보다 주거환경 평가시 중요하므로, 향후 노인전용 대안주택 계획시 이점에 대해 고려되어야 할 것이다.

This study examined the effects of apartment complex management and residential quality on the residents' residential satisfaction and recommendation intentions. A survey was conducted on the residents of an apartment complex in Doan, Daejeon. Statistical analysis was analyzed using the SPSS 25.0 program. Exploratory factor analysis (EFA) was carried out to verify the validity of the measurement tools for apartment complex management, residential quality, living satisfaction, and recommendation intention. The Cronbach's α coefficient was evaluated to verify the reliability of the measurement tools. Multi-regression analyses were conducted to verify the research hypotheses. As a result, the following main results were derived. First, maintenance factors and living management factors among apartment complex management factors were found to have a significant effect on the residents' residential satisfaction. Second, among the factors of residential quality in apartment complexes, convenience, safety, comfortability, and economy had a significant effect on residential satisfaction. Third, residential satisfaction had a significant effect on the recommendation intention. Overall, the factors of apartment complex management and residential quality affecting residential satisfaction and recommendation intentions were derived.

The purpose of this study is to examine the experience of case management practice for residents of low - income housing. The importance of the house for the vulnerable residents with homelessness is absolute, and case management that supports them to live as residents in the community is also very important. Nevertheless, the research so far has focused on the supply of affordable housing, the residential environment, the quality of life of the tenants, and the health, but there was a lack of interest in case management practices. In this study, we investigated the experience of case management practice by listening 10 case managers's experiences through FGI interview. As a result of the study, the case manager's experience is divided into four themes: 'Dilemma of support for the independent housing life after the facilities', 'Role competition between rent management and case management', 'Lonely practice for linkage and cooperation with the mainstream community support system', 'Double employment relationship and poor working environment' respectively. Based on their experiences, this study suggests practical and practical suggestions for case management of rental housing.

This study suggests a solution regarding the effects of apartment facility maintenance and fire safety facility maintenance on the residential satisfaction of residents. The results are as follows. Firstly, facility maintenance had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more breakdowns there were in the facilities. This revealed that when maintenance staff neglect the residents' complaints due to the repetitive aspect of their jobs, there was a negative effect on residential satisfaction; therefore, residential satisfaction must be increased by maintaining the facilities well and training support for maintenance staff. Secondly, fire safety facilities had a negative effect on residential satisfaction. Analysis revealed that residential satisfaction decreased the more malfunctions there were in the fire safety facilities and the more replacements there were in fire fighting equipment. This revealed the importance of safety and the fact that the apartment heavily relies on fire safety facilities because there may be a low awareness regarding safety; therefore, maintenance staff must lower the damage from fire safety facilities and to increase the residential satisafaction of residents. Lastly, there needs to be repetitive training and education for residents regarding fire fighting and evacuating in accordance with the fire fighting plan as a means to strengthen residents' safety awareness.

오는 7월부터 ''도시 및 주거환경 정비법''이 시행되면 공동주택 시장은 크게 변할 것으로예상된다. 이 법은 그 동안 개발지상주의가 팽배해 있던 공동주택 시장을 성장관리 체제로 전환해 관리하겠다는 의도에서 출발했다. 이 법이 시행되면 향후 재건축사업은 도시계획 차원에서 관리가 가능해지고, 그 동안 수많은 사업추진 과정에서 나타난 비리와 잡음이 차단되는 등 운영관리 측면에서 긍정적인 변화를 기대할 수 있게 된다. 하지만 이러한 내부적인 변화에도 불구하고 도시 및 주거환경 정비법의 도입은 공동주택 시장에 여러 가지 문제점을 노출할 우려가 높다.
