Estimate the Period and Cost of Projects by Estimating the Conflict Index - Concentrated on the Apartment Reconstruction Project - (갈등지수 산정에 의한 사업기간 및 비용 예측 - 공동주택 재건축사업을 중심으로 -)

  • The apartment reconstruction projects have the proper functions such as residential environment improvement and the new housing allocation system; however, intention of the projects are distorted by the combination of factors, like failure of relocation of the original occupants and income redistribution, speculation in real estate, sharp rise in housing price, disputation between various interested parties, inadequate system and etc and it makes the projects unable to go well. Disputations and litigations are due to spread of the small conflict. As a result of the problems, it could not going smoothly and that lead to increase or stop the period and cost. This study is to estimate the period and cost using the conflict index so as to prevent and solve the problem which is among the conflict in the reverse functions. The conflict index has estimated focus on the conflict impact and the period and cost has been estimated using an variable independent including the conflict index. Also, estimated the conflict index and estimate of the period and cost are able to succeed with a minimum of disputation and money.

A Comparative Study on the Association-led and Trust Company-led Methods in Reconstruction Business and Reconstruction Charges (조합방식과 신탁방식의 재건축사업 및 재건축부담금에 관한 비교 연구)

  • In this study, to solve the problem of the Association-led Housing Reconstruction Business (AHRB), as an alternative to the AHRB, the reliability of the Trust company-led Housing Reconstruction Business (THRB) is verified. To this end, the AHRB and the THRB comparison analyses were performed for the project period, income and expenditure, and the calculation of the Reconstruction Charges (RC). The results of the study are as follows: First, the THRB's business period is shorter than the AHRB's. Second, the THRB's business value is likely to be superior to the AHRB's. Third, due to differences in the calculation period of excess profit for housing reconstruction and the cost items related to implementer, the THRB's RC will be less than the AHRB's RC. Thus, the stability of the THRB has been partially verified as an alternative to the AHRB. The THRB is expected to expand further in the future.

  • The apartment reconstruction project is making some problems, such as delay of lack specialty, conflict between project owners and cost increasing etc. The enforcement process of project are very complicated, the term of project is long and too many project owners are participating. For this reasons. it is always in the face of uncertainty. To promote the reconstructing project successfully. we need to make risk management process to get rid of uncertain factors which occur in forwarding the reconstructing project This study has for its objects. First, suggest the best way of risk analysis to manage risk factors systematically and efficiently recognized in The Apartment reconstruction protect. Second, furnish basic data to build the risk managing system of The apartment reconstructing project.

  • In various urban renewal projects related to real estate, developer in order to conduct the business, must get real estate inside project section directly or receive the consent for project from the owners. It must be carried out by consultation. When it fails, developer, in order to get ownership, adopts 'the Right of Claim for the sale' which has forcibleness. However, because the procedure for implementation of the right of claim for the sale is not clear, conflict between stakeholders is caused and it causes extension of period. Therefore, after examining judgments and references of judicial power for administrative litigation of the Right of Claim for the sale, by researching stakeholders of the housing rebuilding project and based on the results, finding out differences of stakeholders' recognition according to their position and problems of exercising procedure of the Right of Claim for the sale, and by presenting improvement plans of the system of the Right of Claim for the sale, contributing the success of the housing rebuilding project is the purpose of it.

  • Recently, various problems have been occurred in Apartment reconstruction process. Such as, delaying schedule, additional cost increasing, etc. Those were caused by decision making which is lack of professionality in early phase of reconstruction process. Therefore, in this study proposed improvement plan by application of project management and construction management process in Apartment reconstruction project.

  • In recent years, there has been more reconstruction and redevelopment of apartments rather than efforts to consider alternative to extend the life time oh the apartments. It is essential to try to develop ways to adequately maintain and to use the apartment facilities efficiently in order to preserve earth environment and the limited resource. However, lacking research on the effects obtained through remodelling and maintenance have interfered with the vitalizing of the market. The objective of this study is to propose criterions and methods with which to evaluate adequacy of developing method. A survey was performed to investigate important evaluating methods in order to obtain advices that can smoothly progress improve apartment developing method. This study applied AHP(Analytical Hierarchy Process) methods for reasonable dependancy of developing in apartment. Through this study, the flow of apartment market is elevated to reaching the level in advanced nation.

지능재료 시스템과 구조물을 이용한 국가 기간 시설의 첨단화

  • 최근 지능재료 시스템 및 구조물(intelligentmaterial systems and structures)에 대한 연구가 전세계적으로 활발히 진행되고 있다. 이는 새로 창출된 연구개발 분야로서 현재와 가까운 장래에 국가기간 시설의 기능을 향상 시킬 수 있는 큰 잠재력을 갖고 있다. 지능재료 시스템 및 구조물은 시스템 성능의 극대화, 외부 환경변화에 대한 적응능력 그리고 유지비용의 최소화를 꾀할 수 있는 공학적 시스템 이다. 따라서, 이 지능재료 시스템 및 구조물에 대한 연구 개발 및 구현은 국가 기간 시설 재건축과 기능 향상에 커다란 이득을 가져올 수 있다. 빌딩, 다리, 수송로의 설계에 있어서 지능재료 시스템 및 구조물은 기능의 향상과 더불어 전체적 유지비용 의 감소를 가져올 수 있다. 지능재료 시스템은 형상기억합금 또는 압전재료와 같은 단일 재료를 말하기 보다는 이 재료들이 기능적으로 함께 통합된 시스템을 말한다. 기간 시설의 단순화와 시스템 건축비용의 감소 그리고 유지비용의 최소화를 위하여 지능재료 시스템 및 구조물은 설계와 건축에서 혁신적인 재료를 이용하여 구현되고 있다. 본 글에서 최근 미국 NSF(National Science Foundation) 워크샵에서 발표된 지능재료 시스템 및 구조물에 대한 비용을 바탕으로 이 기술이 국가 기간시설 첨단화 에 어떻게 적용되는가를 기술하고자 한다.
