  • Multi-residential housing in Korea has many problems basically because maintenance, management, and remodelling have been done without considering building elapse and residents' needs. Residential open building has been suggested as one of the solutions. Even though the techniques have been actively developed for residential open building in Japan and the Netherlands, some obstacles are still existing. Especially in Korea, due to the lack of studies for facilitating residential open building, the development and popularization of residential open building are delayed. With the concern that the facilitation of process and systems is as important as technical development, the evaluation of process and systems is needed for promoting residential open building. As result, strong investigation of current situation can offer basic foundation to facilitate residential open building. The purpose of this study is to propose plans to facilitate residential open building in Korea through a comparative study between Korean and Japanese system.

  • This Study is about the check-List composition for 'Low carbon green growth' of Long-life housing. That utilization for required the check-list composition at Sustainable building strategies and Design methods. That for long life housing, sustainable building strategies part of building construction and interior, the proper foundation for legislative system, maintenance methods with in building life cycle, sustainable and green architecture capability realization prepare for connection plan with 'Low carbon-green growth'. Extracting from elements of Architectural planing answer to basic concept of Low carbon-green growth and aimed at Low carbon scheme for energy saving, green growth scheme for environmental conservation as to each application purpose reconstitute by classify Check-list category about elements of Architectural planing.   • The ultimate objective of this research is to develop the technologies for the construction of 100-year housing as the first task for improving housing environments. The technological development of 100-year housing makes it possible to advance construction technologies and part development, to develop long-life housing with durability and Flexibility responding to customers' needs for future living space. At first, for this purpose, the applications according to the types of the Standard Model of Long-life Housing are proposed to respond to the life-cycle of near-future demographic and social structure, and the construction of the Mock-up House execute based on the location selected during the 2nd year and the basic plan. Then the Standard Model of Long-life Housing are advanced and proposed through evaluating the field applicability of the Mock-Up House.

  • In Korea, there has been a tendency that multi-family housings are constructed by providers such as constructors or real estate agents for the economical benefits and selling efficiency, using standardized plans, load-bearing wall system, water-based construction method, and uniformized formworks. Especially, the traditional installation works which service equipments are buried into structures cause serious problems such as shortening building life span, increasing times of remodeling during specific period (100 years) and wasting resources. Also the unilateral way of massive distribution by providers for multi-family housings is not appropriate to meet the various social needs of residents. To solve these problems, it is necessary to build long-life housing which can be easily separated installations, interior and exterior finishings from structural parts. Therefore, this paper will examine the present administrative law and the civil law in order to find negative factors that can be obstructions for providing long-life housings and set the direction to revise the regulations.

  • Recently, apartments have had several fundamental problems in planning uniformity caused by fixed space programs and difficulties of maintenance. So decision-makings become more important in design process which were essential to performance realization of long-life housing. Therefore, this study aims to analyze the plans of the Bogeumjari Nae-gok based on the applied designs, and suggests improvements for advanced design process of the long-life housing in the domestic market. This research procedure are as follows: (1) Analyze design guide, district land development plan and local code which have influence on design limitation. (2) Compare partial plans of joined designs and analyze each design characters (3) Implement case studies of design process due to design timetable and design elements of Nae-gok. In result, this study suggests significant fundamental materials for advanced decision-making in design process of long-life housing: details credibility and noise control, etc. This research could be useful in making integrated design process applied for long-life housing.

  • It becomes increasingly important to develop sustainable housing to protect environment. The certification system for long-life housing was made to use houses for more than one hundred years in 2014. The long-life housing should be able to meet new demands by change of the population structure; low birthrate, aging and increase of single households. Therefore, it is necessary to suggest a prototype of long-life housing for partial rent. The objective of this study is to suggest a prototype for dividing housing in the long-life validation complex, which has design consideration for dividable house. The construction costs of a prototype for dividing housing is evaluated by comparing with other prototype without regard to dividing housing. The results were as follows: (1) The prototype for diving housing should be added an entrance, bathroom, kitchen for tenant, and above all, maintenance fees for tenant have to be managed seperately from house owner. (2) The equipment system for dividing housing should be designed when planning the space of house. However, design for diving housing should be reflected the unit plan at a minimum on what will and will not happen.

  • Domestic apartment housing has been designed in accordance with the new housing supply-driven policies for a long time. As a result, its design, material production, construction, maintenance and remodeling process, rather than being systematically performed, were individually approached to cause insufficient linkage between technologies. For these problems and the supply of long life housing, active research on long life housing has been conducted in Korea since 2005. However, the existing research on long life housing has been focused on a single item with no connection made between infill systems, and no overall interface rule, resulting in no activation of the business. In this study, for the supply and activation of long life housing, we aim to analyze the problems of existing long life housing to set up its matching standards for infill systems.

  • The purpose of this study is to develop the feasibility of movable partition wall components that are able to correspond changes of structure system and spatial configuration by the needs of residents for the activation of long-life housing. The key element of various movable partition wall components, a movable partition wall, was analyzed for problems through both as-is analysis and field installation in Korea and Japan, and then its feasibility was verified. The movable partition wall can break the uniformity of a fixed one, can integrate and separate limited space by changes in the demands of residents, can be easy to separate, and can be independent. The development of the movable partition wall is important for the realization of diverse residential space, ease of remodeling, environment adaptation, promotion of modularization, etc. It is comprised of surfacing materials, core materials, structural materials, and movable parts. The domestic movable partition wall was verified regarding the feasibility of an apartment house through on-site inspections and sound insulation tests by KOHP21, KICT. In conclusion, the construction of long-life housing that has sustainable values in the use of housing is nationally an important assignment, so as to secure good housing stock.
