A Study on Asset Valuation Method for Bridge Asset management (교량 자산관리를 위한 가치평가방법 및 체계수립에 관한 연구)

  • For efficient maintenance management of bridges, an establishment of asset management system is necessary which helps prediction of maintenance cost and strategic allocation of budget in consideration of top priority. The main purpose of this study is to suggest asset valuation method, which is practical in conformity with domestic situations, through researches on asset valuation method of bridges. This study has researched asset valuation method of bridge, which is appropriate for domestic situations by finding out advantages and disadvantages through investigating domestic and foreign application examples of asset valuation method for bridge facilities. In this study, asset valuation method by historical cost and replacement cost were suggested and a valuation model for bridges was established. In addition, two suggested valuation methods were applied to actual bridges which is used in Korea. As the result, it was analyzed that bridge asset valuation method in consideration of historical cost is desirable for the accounting purpose. And, it was analyzed that valuation method utilizing depreciated replacement cost(DRC), which could consider various factors, is desirable for the maintenance decision supporting purpose.

  • Since the financial crisis in 1997, the paradigm in property has been changed. So the domestic asset management market was generated and developed. While developing the asset management, however, there were a variety of problems about management of property information and asset management specialist shortage.   • Rail transit agencies in Korea have been struggling to set up a performance-based rail facility maintenance plan because there are no formal definition and decision criteria for aging infrastructure. This study investigates the definition of aging infrastructure through extensive literature review and identifies benchmarking criteria through comparison with rail transit facility management systems in Korea and United States. As results, an aging infrastructure should be defined considering both service age and performance level of a facility. The priority of repair/replacement should be also determined with reasonable criteria based on relationship between service age and performance level. To determine the definition and decision criteria, a practicable classification system for aging rail transit needs to be established in accordance with classification system for performance assessment. Furthermore, a comprehensive database needs to be built including useful life, performance level, and maintenance cost of each component of rail transit. It will allow establishing an efficient budget execution plan for aging infrastructure.

  • In this paper, we propose the integrated management system for computing resource such as personal computers, the interface of router, and server equipment. IRMS defines and analyzes the performance factors for system such as pc and router, also it manages assets for server equipment. Manager can make use of data for understanding conditions whether system is normal or not. We suggest a hierarchical integrated management architecture for resolving problems of scalability and managing efficiency in large domain networks.

Study IoT Asset Management System Based on Block-Chain Framework (블록체인 프레임워크 기반 IoT 자산관리시스템)

  • In this paper, we developed the tools enabling to manage the IoT systems owned by managers. Since equipment agents consists based on open-source block-chain framework, we can secure the invariance on data and furthermore can locate the resources by searching the AP connected to the equipments. Also the manager can trace the connecting details on equipments from their block-chain accounts. In addition, we work on the possibility of protecting ARP poisoning attacks by removing the credibility on additional ARP requests being generated during the process of network creation.

  • Even support-and-management efforts by government are enforced with the growing international restrictions for complying with global standard, not a few private enterprises are still suffering software management problems from lack of understanding the software asset management and carelessness of the software management. This is due to the ambiguous scope of software asset management as well as characteristics of software property such as invisibility, easiness of copy and installation. In other words, it is not easy for software managers to comply all the information throughout the software life cycle; from purchasing, procurement. distribution, preservation to disposition. Therefore, Inspector which has been developed for resolving these problems are proposed in this study. The inspection service consists of search algorithms adapted for software characteristics, standardization of software right management information, and practical use of registry information. Inspection time for a PC by using inspector make the inspection time much shorter. It is also shown that effective software management enables the enterprise to curtail software acquisition cost and to help rationalizing its business management.

  • Apartment brand has been used as a new strategy in Korean housing market to fulfill customer's changing needs for buying houses. A number of construction companies have succeeded in brand awareness and image building, however, they still struggle to establish brand loyalty and manage brand equity elements in balance. The purpose of this study is to analyze the brand equity building process of apartment products in Korean housing market and determine causal relationships among variables to propose strategies for long-term prosperity of the construction companies. System Dynamics modeling method is applied to describe how variables affect and are linked to each other in terms of building equity and enhancing company profits from customers' brand awareness to brand loyalty. Based on the analysis model, strategies for construction companies depending on their market share were proposed and this may support the company to achieve financial success and competitiveness among its competitors in the fast-changing market.

  • Performance measurement in corporation administration is very important. Though there is measurement, grasp problem, and because can improve. Corporation's tangible measuring is possible by specific amount of money of financial statement or loss and gain statement etc. but corporation's intangible property measurement isn't objective and there is no quantitative measurement method. So this research presents model which can do size of construction corporation's intangible property(Intellectual Assets) through model that measure corporation's intellectual assets to do quantification objectively and wish to present development direction of measurement method.
