A Study on the Locational Characteristics of Commercial Facilities (상업시설 입지특성에 관한 연구)

  • The purpose of this paper is to research the locational characteristics of commercial land use. So this study deals with the realation between land use pattern and the factors which influence commercial land use. To perform this purpose we choose Apgujung-Dong as a case study area which is specially characterized as fashion street. Commercial facilities are spreading into the inner residential areas in Apgujung-Dong. To raise the efficency accuracy of research, informations of lands and buildings are analysed with EXCEL, ARC/INFO, SPSS The results are : (1) The characteristics of lots and buildings in Apgujung-Dong are different in kinds of commercial facilities. (2) The floor where commercial facilities are to locate varies with functions. (3) Commercial land use pattern is influenced by lot size, building size and story, accessibility, adjacent land use, etc. (4) QS is a useful tool in relation with urban land use analysis.

Business relocation grant policies and manufacturing establishments' relocations to non-Seoul metropolitan areas (기업의 지방 이전 보조금 지원 제도와 관련한 수도권 제조업체의 비수도권 이동 확률 변화 분석)

  • Among several policies for industrial decentralization introduced since the 1960s, business relocation grant policies put a heavy financial burden on central and local governments. This study investigates the change in the likelihood of manufacturing establishments' relocation to the non-SMA associate with the change in business relocation grant policies. Using the mining and manufacturing survey data from 1996 to 2014, manufacturing firms' relocation decision model in nested logit structure was estimated. The data showed that the proportion of movements from the SMA to the non-SMA significantly increased after the introduction of the grant policies. However, estimation results of firms' relocation decision model indicated that the likelihood of firms relocating from the SMA to the non-SMA decreased after the introduction of the grant policies. In particular, firms' likelihood to move into the rural regions is even lower in the period of the grant extension. This suggests that increasing rate of relocations toward the rural regions may have been driven by the growing advantage of rural locations, such as low land rent and improvement in market accessibility, rather than the grants per se. This implies that the alleviation of physical and environmental constraints of the rural regions and the creation of business friendly environment such as easy access to premises at reasonable prices and strengthened linkage with the SMA, rather than simple provision of business relocation grants, needed to attract businesses in the rural regions.

The Evolution of Economic Structure and the Locational Characteristics of Enterprises in Border Region of Gyeonggi Province (경기도 접경지역의 경제구조변화와 기업의 입지특성)

  • The purpose of this paper analyzes the characteristics of economic space in Gyeonggi border regions. Especially, this study focuses on understanding the environment enveloped the enterprises because today, largely influenced factor for regional economic development is enterprises. Since 1990's the change of the spacial organization in Korean Capital region has been inducing the functional transformation in Gyeonggi border regions so that new function -beyond military functions- is developed in these regions. By the disindustrialization in core region contributed to the industrialization in periphery, border regions are developed as a concentrated space of traditional industries and small size manufactural firms. The most important pull factor is facility for obtain a factory site and favorable condition of land price. Globally, the reasons to locate enterprise in these regions are found not in positive and progressive strategies but in passive and defensive strategies. Therefore few enterprise carried about influences of economic cooperation between North and South Korea at the moment of decision of their site. The survey reveal that enterprises didn't highly estimate the environment in border regions as their business activities. The first dissatisfied condition is insufficiency of labour and difficulty of access for administrative and high level services, due to geographical separation. Considering the recent tendency of spacial reorganization in Capital region is not always good for border regions, border regions have to employ a policy with the object of ameliorating regional business environments and growing up a potentiality of endogenous development.

The Spatial Restructuring and Changes of Locational Pattern of Auto Parts Industry in Korea (자동차 부품산업의 공간적 재구조화와 입지 패턴 변화)

  • The globalization of the economy has strengthened competition in all industries. Facing an intensely competitive environment, the firm's choice of location is one of the most important strategies in enhancing its competitiveness. This paper aims to examine the locational changes and the spatial restructuring of suppliers firm with regard to modularization and customer diversification which result from the process of assembler's restructuring after the financial crisis. Some experimental findings which have been identified throughout this study can be summarized as follows: First, a number of suppliers has been located in the southern Seoul metropolitan area and northern Chungcheong area. And Hyundai's suppliers has been enlarged in the Seoul metropolitan area and Kia's in the Southeastern area. Second, suppliers who transact with several assemblers(network trade) tend to be more dispersed, but dedicated(exclusive) suppliers are more concentrated on assembly plants. Also it was confirmed that 'JIS(Just In Sequence)' system which is more detailed than 'JIT(Just In Time)'system has been used. Third, it was Prominent that suppliers are internalizing in order to reach economies of scale compare to assemblers are externalizing.

Changesin SO2 Pollution by Clustering of Individual Location Factories Scattered throughout Gimpo City (김포시 난립 개별입지 공장 군집화 조정에 따른 SO2 오염도 변화)

  • Many factories indiscriminately located in the vicinity of residential areas need to be adjusted to quasi-industrial parks or new planning management area. In the present work, the changes of atmospheric $SO_2$ concentration according to clustering of individual location factories throughout Gimpo city into a new area were evaluated using a commercial dispersion model, AERMOD. As a result of the evaluation, it was suggested the possibility of improving the pollution through the relocation of individual factories. The combination of relocation and discharge regulation on the stack height may reduce the overall pollution from Gimpo approximately up to 70%, and some areas achieve maximum 87% decrease. However, the area selected as a cluster zone may show a relatively large increase compared to the change in the total pollution level of Gimpo.

Population Change of Region and Location of Gwangyang Works of POSCO: 1981~2001 (광양제철소의 입지와 지역의 인구변화: 1980∼2001)

  • Location of firms and construction of new industrial complex generally have an effect on the population change of region. This paper focuses on the population change of Gwangyang city, in particular, the relationship between location of new firm, Gwangyang Works of POSCO, and population change of region. The first construction of Gwangyang Works of POSCO was finished in 1987. The number of population of Gwangyang city increased from 78,478 individuals of 1981 to 138,468 individuals of 2001, and the number of household also increased from 14,917 household of 1981 to 43,176 household of 2001 with the location and construction process of Gwangyang Works of POSCO. The growth of population was greatly revealed during the period of 1987 through 1991 with social increase of pouplation transferred into Gwangyang city from another area. This period related with the completion of Gwangyang Works of POSCO. In addition, population increase was mainly appeared in Eastern Gwangyang area, neighboring area to Gwangyang Works 13,211 peoples of 1981 to 74,956 peoples of 2001. Therefore, it is clear that location of Gwangyang Works of POSCO had a significant impact on the change of population structure and population growth of Gwangyang city since 1981.

Characteristic Changes and the Locational Implications of Foreign Direct Investment in Korea After the Economic Restructuring Programs (경제구조조정 이후 외국인투자의 특성변화와 입지적 의미)

  • This study aims to reveal what locational changes of foreign direct investment are prominent in Korea after the economic restructuring programs beginning in 1997. These locational changes would have some potential impacts on the local or national economy. One can expect that concentration in the Seoul Metropolitan Area (SMA) would have intensified after the restructuring because the competitiveness focus would have led foreign investors to high potential areas. An analysis of the data on foreign-invested companies in the manufacturing sector shows that this expectation has come into reality. Within SMA, Seoul shows even bigger changes in the locational share than surrounding areas. Also prominent are increases of the locational share of the SMA in the electrical and electronic companies and in those companies with less than fifty percent investment share. But this pattern is not found distinctly by home country of investment.

  • The main aim of this article is to identify the fundamental reason for changes in the geography of Korean foreign direct investment (FDI) in China. More specifically, the article argues that changes in the industrial sectors and the location of FDI resulted from the transition of strategies for Korean FDI in China since the late 1990s is not based on ownership specific advantages, internalization advantages and locational advantages (OIL), but on changes in site where both the needs of Korea and China are articulated, i.e. the strategy for business integration, centering on market, institution and technology. In other words, changes in the location of Korean FDI in China have been the result of changes in the Chinese market structure, institutional changes in Chinese inward FDI incentives and regulations and the accumulation of Korean technology capability since 2000. In addition, by investigating production networks in China, this article attempts to identify the relationships between changes in Korean FDI location and changes in market, institution and technology. Therefore, the empirical evidence provided by the case study of CDMA (code division multiple access) mobile communications FDI since 2000 in China is used to identify the impact of market, institution and technology on the location of Korean FDI in China.

The Impact of the Kwang-yang Steel & Iron Company역s Location to the Regional Economy (광양제철소의 입지와 지역경제의 변화)

  • The purpose of this study is to analyze the impact of the Kwang-yang Iron and Steel Co.(KSCO) on the industrialization of the economic structure in Kwang-yang area. The research used the shift-share analysis and regional growth rate differential analysis. KSCO has influenced this area by changing the economic structure from traditional agriculture and fisheries to the manufacturing industry. KSCO also has influenced the population of Kwang-yang area. The number of employees grew from 594 in 1981 to 29,865 in 1992. However, after 1992, employee numbers decreased to 23,399 in 1998. KSCO was constructed in the region of traditional agriculture and fisheries in 1981. The social and economic status of the Kwang-yang area has changed greatly due to the growth of KSCO and the corresponding influx in population. KSCO has developed the related industry and changed this area into a booming industrial city. The number of employee has rapidly increased. At the end of the year 2000, 17,240 people work for KSCO and 39,593(28.7%) of the total population of Kwang-yang are related to KSCO.
