CoLTV 지표를 이용한 임대차주의 상환위험 분석 (Analysis of the Redemption Risk of Renters Using CoLTV)

  • 이 연구는 금융시장 빅데이터인 개인신용정보와 주택시장 빅데이터인 주택실거래데이터를 연계하여 LTV 뿐만 아니라 CoLTV 지표를 추정하여 임대차주의 상환위험을 분석하였다. 분석결과, LTV로만 상환위험을 파악하는 경우, 전세임대차주보다 월세임대차주의 상환위험이 더 컸으나, CoLTV를 이용하면 전세임대차주의 상환위험이 더 크게 나타났다. 이를 통해서 주택담보대출이 있는 전세의 임대차주의 상환위험이 높아, 임차인의 보증금에 손실이 발생할 가능성이 있으며 이를 위해 CoLTV지표를 통한 위험관리, 전세금반환보증과 같은 보증제도를 활성화할 필요가 있음을 밝혔다. 또한 임대계약의 특성과 차주의 개인 특성에 따라 임대차주의 상환위험에 미치는 영향이 다르게 나타남에 따라 임대차주의 개별적 특성을 충분히 고려해야 위험을 관리해야 함을 밝혔다. 이 연구는 개념적으로 논의되던 CoLTV를 금융빅데이터인 개인신용정보와 주택빅데이터인 주택실거래 정보를 결합하여 산출하였으며, 이를 통하여 임대차주들의 계약 및 개인적 특성별로 상환위험을 분석하고 시사점을 제시했다는 점에서 의의가 있다.

  • A cell site lease is a legal agreement by which the owner of a building or a piece of land allows a wireless carrier to use part of it for a cell tower for a period of time in return for money. Wireless carriers spend significant money for cell site leases. This paper tries to find factors affecting cell site leases and management solutions to save lease costs. In other words, this research identifies any factor influencing cell site leases among age, gender, and geographical area in the first problem and determines management priorities using an importance-satisfaction model in the second problem. This paper can provide wireless carriers with effective decision making tools and a basis for negotiation of cell site leases, as they do not have enough bases for negotiation.

  • The RBI technique proposed by API is composed of three steps. The qualitative RBI method can be used for the purpose of screening the components with high risk. And the quantitative RBI method employs complex risk evaluation model for predicting component risk in a quantitative manner. The inspection program can be optimized based on the results obtained by these RBI technique. The forementioned RBI technique has been applied to a common hydrodesulfurizer unit and the technique is critically evaluated for studying its benefits and limitations, which is the main issue of this thesis. It's conducted that the RBI method can provide a method for defining and measuring the component risk, and also provide a powerful tool for managing many of the important elements of a process plant.

  • 본 연구에서는 연구대상 차량의 소음저감 방안을 마련하기 위하여 차체의 진동 및 차실의 음향 특성해석, 연성해석을 수행하였다. 차실 음향특성을 나타내는 음향모드는 유한요소 해석으로부터 결정하였다. 이때 해석결과를 확인하기 위하여 음향모드를 측정, 수치해석결과와 비교하였다. 차실소음의 가진 특성을 갖는 차체의 진동특성은 모드시험을 통해서 결정하였다. 결정된 이들 모드들의 연성해석은 연성해석 전용 컴퓨터 프로그램을 사용하여 수행하였고, 그 결과를 소음실험 결과와 비교하여 Booming 소음에 기여가 큰 차체 panel부위를 결정하였다. 기여가 큰 panel의 진동특성 변경시 소음효과를 측정하여 구조변경 방안을 검토하였다.

저장방식별 외부 임차공간을 고려한 창고 저장용량 (Warehouse Storage Capacity with Leased Space for Different Storage Policies)

  • In this paper, an approach is presented for determining the required storage capacity of a warehouse with leased public space. Storage assignment policies considered are randomized and class-based storage assignment policies. An analytic model for each of the storage policies is formulated with the objective of minimizing the cost of owned storage space and leased space while satisfying a desired service level of protection against space shortages. Cost functions used in the models are piecewise liear with fixed costs. For the models, algorithms are developed to generate optimal solutions. The approach is applied to the systems where the standard economic-order-quantity inventory model is used for all items being stored in the warehouse.

  • This paper considers a trade-off effect between in-house storage space and leased storage space in generic warehouses operated under a randomized storage assignment policy. The amount of in-house storage space is determined based on the law of large numbers satisfying a given service level of protection against space shortages. Excess space requirement is assumed to be met via leased storage space. A new analytic model is formulated for determining the excess space such that the total cost of storage space is minimized. Finally, computational results are provided for the systems where the standard economic-order-quantity inventory model is used for all items.

  • Aluminum sheet application to automobile body panels has now become an important objective to meet the requirements of automobile weight reduction. As the Mg content in Al-Mg based alloys increased up to 7.19%, the strength and elongation increased. For instance. Al-7.19Mg alloy had a high strength of 305MPa and a high elongation of 35%. A study was also made to investigate the interrelation between grain size and tensile properties with varying the contents of Mg, Ti and Zr elements and annealing conditions. The yield stress decreased as the grain size increased, which increased the uniform elongation. The strain hardening exponents n increased as the Mg content increased, which depended on the increasing difficulties of the cross slip of dislocation.

  • 유비쿼터스 사회의 도래에 따른 전파자원의 부족현상을 해결하고 스펙트럼 이용효율을 증가시키기 위해 cognitive radio(CR) 기술을 이용하여 전파특성이 우수한 V/UHF 주파수 자원을 공유하는 기술이 최근에 각광을 받고 있다. 본 논문에서는 CR기술에 대한 소개와 더불어 IEEE802.22 WRAN working group에서 검토되고 있는 CR기술을 이용한 V/UHF 대역의 주파수 자원 공유를 통해 얻을 수 있는 스펙트럼 이용효율을 분석하였다. DTV 및 WRAN 시스템 파라미터와 제안된 공유 시나리오를 바탕으로 시뮬레이션을 통해 분석한 결과, CR 기술 도입시 스펙트럼 효율은 수백 배 이상이 향상되고, 커버리지 효율도 배 이상 향상됨을 알 수 있었다.

임차가구의 주거소비행태 모형 설정 (The Model of Housing Consumption Behavior of Rental Households)

  • Despite the massive housing production since the 1990's, housing affordability of rental households has not been substantially improved. The objective of this study was to investigate housing consumption behavior of rental households. Numerous literatures pertaining to the subject were thoroughly reviewed. SPSS PC+ for window was used to analyze the data collected to Korea Research Institute for Human Settlements(KRIHS) in 1999. The major findings are highlited as follows: The results shows a statistically significant difference in housing consumption behavior according to household income, the age of householder, number of family. And estimation of the willingness to pay revealed that low income families are influenced on the rental price and the income elasticity of demand is high.

  • Purpose of this study is to supply data that need in qualitative improvement and plan for middle class through a post occupancy evaluation by the tenants in the rental apartment of national housing size. The results of this study are as follows; 1) Characteristic of household differ as the size tenants live in at present. But, usually characteristic of household was family life cycle was from child-rearing time to secondary education time, a family's number was 3${\sim}$4 person, and income per month was 1${\sim}$3 million won. 2) The satisfaction of whole and physical environment were satisfied more than average 3 points. However, the satisfaction of economic performance and administration environment were dissatisfied by average 3 points low. 3) Factors that affect in housing satisfaction were administration environment, the housing size, a family's number.
