한국 베이비붐세대의 은퇴 후 주거 선택과 이동 특성 (Residential Choice and Mobility of Korean Babyboomer after Retirement)

  • 본 연구는 한국베이비붐세대의 은퇴후 주거선택을 고찰하기 위해 은퇴 후 주거선택 기준, 선호하는 주택유형, 규모 및 주거이동특성 등에 대하여 분석하였다. 연구 결과는 다음과 같다. 첫째, 한국의 베이비붐세대는 은퇴 후에는 은퇴 전과 다른 기준으로 주거를 선택할 가능성이 높으며, 쾌적성과 편의성이 높은 비중을 차지하고 있다. 둘째, 베이비붐세대는 은퇴 후 아파트거주 비율이 대폭 축소될 것으로 보이며, 반면 전원주택 및 타운하우스의 거주를 선호하는 것으로 분석되었다. 셋째, 베이비붐세대는 은퇴 후 주거면적을 일괄적으로 축소하는 것이 아니라 현재 보유 주택규모에 따라 다른 형태를 보일 것으로 추정된다. 넷째, 한국 베이비붐세대는 은퇴 후 62.4%가 주거이동을 계획하고 있고, 이 중 지역 간 이동은 주거이동가구수의 과반수가 넘는 52.3%에 달해 은퇴 후 활발한 주거이동이 예상된다. 다섯째, 한국의 베이비붐세대의 지역 내 이동과 지역 간 이동에 영향을 미치는 영향변수가 다른 것으로 분석되었다.

  • 중년층의 라이프스타일이 은퇴 후 주거선택에 미치는 영향과 개인적 특성에 따른 라이프스타일의 차이 및 은퇴 후 주거선택에 미치는 영향을 분석하고자 하였다. 현재의 중년층은 자신의 경제력을 바탕으로 안락한 주거환경에서 여유롭고 건강한 삶을 추구하려는 욕구가 높게 나타났고, 이에 편승하여 보건 의료시설, 문화, 휴양, 오락시설 등과 수준 높은 서비스가 제공되는 미래노인 주거를 선호하는 경향이 나타나고 있다. 주택수요 구조 변화의 또 다른 요인으로 꼽히는 것은 주5일 근무제의 확산, 소비수준의 향상, 교육수준의 향상, 여성의 경제활동 참여 확산 등 사회.문화. 경제적 환경의 전반적인 변화라 할 수 있다. 또한, 현재의 중년층은 기존의 노년층에 비해 상대적으로 자신을 젊게 생각하고 도전적이며 능동적인 라이프스타일을 보이는 것으로 나타났다. 이들의 라이프스타일은 더욱 다양하게 전개될 것이며 노후의 다양한 삶의 욕구를 수용할 수 있는 주택 및 주거환경 계획이 요구된다. 이러한 배경에서 중년층의 은퇴 후 라이프스타일에 따른 주거선택 속성에 관한 연구의 필요성이 제기되었고, 주거만족과 주거선호를 예측하여 다양한 주택공급, 주거마케팅, 주택정책에 또 다른 관점을 제시하여, 그들이 선호하는 미래주거를 다양화 시켜 선택의 폭을 넓힐 수 있는 미래 주거환경에 대한 고찰이 필요하다고 본다.

  • The advent of an aging society has raised the necessity for housing development to meet the growing demands of baby boomers expected to act as the main consumers in the future housing market. This study aims to identify the characteristics of apartment houses favored by baby boomers in their post-retirement plans. Based on a literature review and survey, the study is targeted at a certain baby boom generation residing in mid- sized and large-sized apartments with a floor space of more than 30 pyeong in Gangnam, Seoul. The study reveals that baby boomers favor an active post-retirement life where they can enjoy proper leisure without considerable change in daily routines, and for that reason they choose an apartment house well equipped with neighboring, convenient facilities for their post-retirement. Their housing size shows a downward tendency in response to changes in economic conditions and number of family members living together. Health-related factors such as a comfortable natural environment and greenery also play a key role in their residence selection. Their regional preference is divided into the downtown and suburbs, and thus it will be necessary to satisfy the needs of these two consumer groups in the future housing market. This study lays the foundation for offering basic materials for the development and marketing of apartment houses.

베이비부머의 라이프스타일과 은퇴 후 선호하는 주거특성 - 재미 한인 베이비부머를 중심으로 - (Baby Boomers' Lifestyles and Preferred Characteristics of Postretirement Homes - With a Focus on Korean-American Immigrants -)

  • This research investigates and characterizes lifestyles and housing preferences of Korean-American Baby Boomers in the USA, and proposes future housing design and planning directions to meet their needs. A questionnaire survey was conducted from June to September 2012 examining lifestyles and preferred characteristics of postretirement homes. We targeted Korean-Americans born from 1955 to 1963 in either Korea or the USA who currently reside in New York, Washington DC, Chicago, Dallas, Detroit, Lansing, Grand Rapids, and San Francisco. To analyze the 247 responses, we employed factor analysis, cluster analysis, one-way ANOVA, and crosstabs. Respondents preferred three-bedroom, singlefamily housing types with a size of 26-35 pyong, favoring city outskirts or suburbs over urban areas. Four groups having different lifestyle types were identified: innovators, believers, fashion experiencers, and makers. Housing preference differed depending on lifestyle types. The 'innovator' group desired homes 56 pyong or larger, while the other groups preferred 26-36 pyong. The four lifestyle groups did not show statistically significant differences in most of preferred housing features, community facilities, or indoor environmental characteristics. Each group still showed slightly different preferences in some housing planning characteristics, which future planners can refer to when providing postretirement homes for them.

신노년세대의 시니어 주거에 대한 선호조사와 미래 방향 고찰 (Surveying the preferences of new generation of seniors for retirement housing and exploring future directions)

  • Purpose: This study is to analyze the preferences for future senior housing that reflects the characteristics of the new generation of seniors and to consider the direction of future senior housing. Methods: Data from an online survey of a new generation of older adults and group interviews with professionals and baby boomers were analyzed. The data collected from the survey and interview have been using quantitative analysed method. Literature surveys also have been carried out. Results: The results show that future senior housing requires a change in perception through conceptual expansion from the Aging in Place (AIP) to the Aging in Community (AIC) paradigm. The preferences of the new generation of seniors for future senior housing were examined to determine their preferences for location, facility size and type, unit floor plans and services, and living costs. Implications: The direction of senior housing services and architectual plans for seniors aged 55 to 65 years old were discussed.

고령화사회 관련 정보제공 전·후의 노후상황별 주거선호 특성 (Characteristics of Housing Preference for Each Aging Situation before and after Providing Information of Aging Society)

  • The aging population has been increasing in Korea so that it is difficult for people to understand the change of the future society. This study aimed to analyze the characteristics of preliminary retiree's alternative housing preference by providing an accurate information about residential current issues and the seriousness brought by the aging society. It explained the visual information about the aspect of the residential change due to the aging society to 104 preliminary retirees who live in the apartment in Seoul. It surveyed the characteristics of the alternative housing preference following 4 situations of the Old age type(couple/healthy, couple/ill, single/healthy, single/ill). It analyzed the difference of housing preference before and after providing information. The results are as follows: First, a previous apartment is not enough to prepare the aging society and UIBS(unit insertion building system) for the elderly was expected to be a great help to the frail after 2026. Second, the preference of UIBS was increased after providing information of the aging society. Third, in the case of the illness, a big city with medical facilities was preferred not to move in the suburb. Fourth, after providing information, a small size of apartment was preferred but the preferred change of housing ownership was not founded. Last, there was considerable difference before and after providing information under 4 situation of Old age type. These results showed the feasibility of coping with more accurate future society only if a survey should be taken with providing sufficient information about the aging society.
