  • 본 연구는 BIM의 최종 모델(As-built Model)이 BIM기반 유지관리 시스템(Facility Management System)에 활용되는 것을 전제로 하며 유지관리 분야 중 공간관리 분야에서 활용되는 BIM 모델을 구축하기 위한 방안을 제시한다. 연구의 최종 결과물인 BIM 유지관리 가이드라인은 향후 BIM 발주 지침에 반영되어 건설과정에서 구축된 BIM 정보를 유지관리 단계까지 지속적으로 활용하도록 유도할 것이라 기대한다.

A Study on Building Maintenance Institutionalization by Comparing with the Foreign Countries' Cases (국내외 건축물의 유지관리 운영실태의 비교분석에 의한 건축물 유지관리 제도화 방안 연구)

  • Under the 'Sustainability Paradigm', the building maintenance system is getting more important because more efficient maintenance means more sustainable building. This paper aims at improving present building maintenance system by comparing with the foreign developed countries' systems. The comparing countries are selected according to the level of building maintenance. As the results, 4 countries including USA, England, Germany, and Japan become the benchmark. The results show that building maintenance regulations are various by social, economic, and cultural characteristics. In addition, though building maintenance policy must be established, first of all, the related regulations and policy targets are prepared before the enforcement of maintenance regulation. The results provide some policy implications: 1. Building maintenance must be controled under the condition that a building can guarantee the safety of people and function of it. 2. Building maintenance system should contribute to the desirable urban environment and architectural culture.

Development of Environmental Load Estimating Model for Maintaining NATM Tunnel (NATM 터널 유지보수를 위한 환경부하 산정모델 개발)

  • Infrastructure which mandatory in human life causes large environmental loads when they are being installed and maintained. Especially, maintenance is performed over a long period of time. Also, there is a limit to suggest a reliable estimated value because environmental loads are changed according to methods of maintenance and periods. In this study, we developed a Environmental Load Estimating Model to evaluate value and plan as soon as possible in the Early Design Phases while maintaining a tunnel. To estimate environmental loads by using brief design information, we analyze a calculation methodology of environmental loads in maintenance phases. Furthermore, we apply periods of maintenance work and maintenance factors considered a characteristic of long-term maintenance. Finally, a main purpose is that this program makes all users estimate environmental loads in maintenance phases easily and quickly. Accordingly, it is considered that the Environmental Load Estimating Model offer assistance to eco-friendly maintenance of the road and tunnel construction.

  • Recently, according to a public order with BIM regulations, various technologies of facility management (FM) have been studied to use BIM data effectively. The technology for BIM-based FM, such as BIM data standard, BIM modeling, BIM server, and BIM-GIS platform, reverse engineering based on 3D image scans is developing constantly. On the other hand, there has been little research on the range of FM based on BIM, the role of actors by management works, the difference, and difference in effects between original FM and BIM-based FM. This study examined the scenario of architectural FM based on BIM and confirmed the effect. For this, after analyzing the research trends, the range of FM applications and the role of actors by management works were defined, and the effectiveness analysis of a BIM-based architectural FM scenario was deduced.

  • Reasonable prediction of bridge deterioration is the most important factor in the determination of repair time or optimized maintenance policy for bridges. To accomplish these purposes, the proposed method is composed of quantitative condition assessment, Markov chains and Bayesian estimates. Example predictions of concrete slab bridges in Korea were illustrated with higher reasonability than those of existing methods such as expert opinion and visual inspection only.

Variation Range for Maintenance Costs of Education Facilities Based on LCC Analysis (LCC기법을 통한 교육시설물의 유지관리비 변동범위 분석)

  • The purpose of this study is to analysis variation of range estimation for maintenance costs of education facilities based on LCC. The adapted research method selected three education facilities in Gyeonggi-Do region. On the basis of actual maintenance costs and analyzed estimation maintenance costs are compared for analyzing standard deviation and coefficient of variation. The research of this study are as follows: 1) The average actual maintenance costs for 1,317million won and each part of average ratio exterior 19%, interior 28%, electricity & fire fighting 22%, water supply & healthy 18%, heating & water supply 13%. 2)The average analysis maintenance costs for 1,920million won and each part of average ratio exterior 20%, interior 25%, electricity & fire fighting 22%, water supply & healthy 20%, heating &water supply 13%.. 3) The analysis variation of ranges for average costs 1,619million won for minimum costs 1,409million, maximum costs 1,813million won.

  • This study is aimed to suggest effective ways to precisely manage the public land after searching current problems. Through the utilization of the cadastral organization and the resurvey projects, this study researches the methods to build the accurate land data based on the spatial information system as well as the on-going land survey results of the public land. This study focuses on researching whether the public land status and the management systems are operated efficiently with the cadastral organization using a variety of the spatial systems. This study finds the current problems of the land management systems by not only the Internet questionnaires but several dissertations, and suggests the methods to connect the land management systems with the cadastral resurvey projects each other.

  • 최근 드론 및 ICT 융·복합기술은 산업 전반에 걸쳐 새로운 대안을 제시하고 있으며, 종전의 산업은 데이터 생성·가공·활용의 효율성, 경제성, 안전성 등의 장점을 들어 빠른 속도로 관련 ICT와 의 접목을 시도해 왔다. 이를 통해 과거의 기술과 방식에서는 찾아보기 힘들었던 다양한 형태의 결과물을 제시하는 등 데이터 기반의 4차산업혁명이 선도하는 변화가 곳곳에서 일어나고 있다. 국토교통부에서는 2018년부터 중앙·지자체·공공기관 소속직원을 대상으로 드론 조종인력 양성사업을 시작으로 2019년 국방·치안·환경·안전·측량 등 10개 분야에 드론 활용 임무특화교육을 진행해왔으며, 2020년도에는 시설물 점검, 불법행위 추적 감시, 수자원 관리 등으로 교육 분야 추가하는 등 활용범위를 확대해나가고 있다. 경기도 안전관리실(안전특별점검단)에서는 이러한 국가정책의 방향에 맞춰 새로운 기술과 융합을 시도하고자 2020년부터 '드론 등을 활용한 시설물 안전점검 고도화 연구'를 시작으로 절토사면 및 옹벽 등 시설물 안전점검과 하천 및 우수저류지의 유지관리에 ICT 융·복합 기술 및 분석용 S/W 등을 적용하고자 하였다. 본 연구에서는 드론 및 LiDAR 등을 활용하여 하천, 배수로, 우수저류지 등에 대해 공공관리주체가 실시할 수 있는 유지관리점검 및 현황분석 방법에 관한 것으로서 「하천법」, 「자연재해대책법」, 「시설물의 안전 및 유지관리 실시 세부지침」, 「우수유출저감시설의 종류·구조·설치 및 유지관리 기준」 등에서 정한 사항에 대해 적용하였다. 이를 통해 하천, 우수저류지 등 수공구조물의 홍수위 변동성 평가, 홍수조절부 용량검토 등 홍수방어 능력에 대한 유지관리 차원의 공공관리주체 역할을 강화하는 제도적 측면을 검토하고, 드론, LiDAR 등의 ICT 융·복합 기술 활용 확대를 통해 예산절감 및 공공안전 강화에 기여할 수 있을 것으로 판단된다.
