  • Recently, the Busan Economy has been depressed because of the constant economic slowdown. This also causes severe damage to the construction industry. This study focuses on The Apartment Building Type-Factory Business Incubator in the university paying attention to the construction company who struggles to make a new item of business in this aggravated state of the building business. There are no universities who operate The Apartment Building Type-Factory Business Incubator until now and there are no related data or researches at all. With this in mind, this study is to perform a feasibility study on inducement of The Apartment Building Type-Factory Business Incubator in the University in Busan area. In consequence, feasibility of Policy was sufficient and this study could draw a result of stable returns. Through this business, this study expects that schools, construction companies and enterprises who want to start a business can get the synergy among each other.

  • This paper proposes an energy conservation scheme when apartment remodeling is provided, which analyzes the energy conservation techniques that are suitable for overseas passive houses. Subsequently, a passive solution that is more suitable for our country is derived. In order to examine the energy saving rate applying to passive solution, it evaluates the energy saving rate of 5 specific cases by taking advantage of internal building energy efficiency rating certification system, classifies them and analyzes them. Finally, a rational alternative is devised, and then which is implemented in the internal apartment housing remodeling project. This scheme can save 40% of the energy in comparison with typical apartment building.

Korean University Students' Preferences for the Rental Apartments and Housing Location Factors - Comparative Analysis between Korean and US University Students - (국내 대학생들의 임대 아파트에 대한 인식과 주거입지 선호 특성에 관한 연구 - 미국 University of Washington 사례와의 비교분석 -)

  • This paper aims at, firstly, analyzing the preference of rental apartment owned by real estate companies, and the characteristics of housing location factors which Korean university students prefer, secondly, examining the effect of location factors to housing preferences. Especially, comparative analysis between this study and US students' precedent case study are used, in order to derive the implications about the housing policy. The main results of this study are as follows. Firstly, according to the questionnaire survey results, a great part of Korea and US university students prefer rental apartments owned by real estate companies as next housing after graduation. And a meaningful part of them prefer rental apartments owned by real estate companies as permanent housings. Secondly, according to factor analysis, five new factors such as (1) housing condition, (2) facilities and management, (3) neighborhood, (4) reputation and policy, (5) accessibility are extracted. Finally, according to logistic regression analysis, "facilities and management" and "reputation and policy" factors influence the preference of rental apartment. Therefore, provisions of "facilities and management" and "reputation and policy" factor are important to activate rental apartments owned by real estate companies for young generation.

The Development of Assessment Method for Parking Lot Remodeling Alternative Adopted Asset Management Technique (자산관리 기법을 적용한 주차장 리모델링 대안평가 기법 개발)

  • The purpose of this study is to develope an assessment method for parking lot remodeling alternative by adopting the asset management technique. In order to identify the Level of Service(LOS) and the Evaluation Measurement(EM), literatures was implemented which documented the consideration of parking lot plan, needs of the apartments' tenant, and various design standards. In addition, the authors conducted a three-time delphi survey for the identified 5 LOS and 19 EM to evaluate suitability and necessity of them and to collect additional opinion of experts. The LOS of parking lot were categorized into 5 areas such as Environmental effect and Convenience, Accessibility and so on. The 19 EM were determined to estimate the LOS quantitatively. The researchers analyzed the degree of importance of LOS and EM by using the Analytic Hierarchy Process (AHP) method. But construction cost was excepted from the analysis, because it is used as an independent variable in alternative assessment. In conclusion, the authors proposed the estimation criteria for EM, and the method and process for alternative assessment be performed to benefit-cost analysis using the LOS variation and construction cost. The assessment method for parking lot remodeling alternative was demonstrated effective to assess the parking lot remodeling alternative by case-study. This study has a academic significance by adopting the asset management techniques in the area of the parking lot remodeling. And the assessment method is expected to help deciding a reasonable remodeling alternative of parking lot, as it ensures the diversity for remodeling of the parking lot and reflects the needs of the occupant.

  • 부동산 간접투자 여건을 개선하여 자금흐름의 선순환을 유도하는 것이 부동산 실물 투자 욕구를 흡수할 수 있는 효과적인 대안으로 보인다. 지난해 아파트시장에 이어 토지시장이 다시 들썩이고 있다. 정부의 각종 투기억제정책 등으로 투기가 확산되기는 힘들겠지만 시중 유동성이 자본시장 등으로 선순환되지 않는 한 부동산투기는 언제든지 재현될 가능성이 남아 있다. 부동산 투기가 상품을 바꿔가면서 반복되고 있는 가장 큰 원인으로는 저금리 기조에 따른 풍부한 유동성과 부동산 간접투자상품 등 대체투자 수단이 다양하지 못한 점을 들 수 있다. 이에 부동산 직접투자의 대안으로 부상하고 있는 부동산 간접투자 여건을 진단해 본다.

Measuring Purchase Price of Apt. Complex Household (아파트 가격조사를 위한 측정방법)

  • A usual method to measure purchase price of apt. complex household is to survey the minimum and the maximum purchase price. However, this method may cause some bias when we are to estimate the average purchase price of a apt complex household. In this paper, we suggest a new measuring method, which inquires the general purchase price in addition to the minimum and the maximum purchase price. A survey result executed on some realtors shows that the proposed measuring method is an applicable and reasonable one.

  • As the rate of housing supply is increased and consummer's diversified demand is changed. the direction of management of construction company is changed into marketing-based and the development of distinguished product. Therefore, this study purpose to establish the marketing strategy of apartment by the method of market segmentation. This study purpose to (1) analyze general methodology of apartment market-segmentation and positioning, (2) propose an alternative plan of apartment positioning for the effective marketing strategy. The method which was proposed in this study will be applied in strengthening the popularity of construction companies and the development of distinguished products.

  • 올해 들어 주택 가격 상승률이 현저히 둔화되고 있다. 전국 기준으로 올해 2~3월의 아파트 가격 상승률은 외환위기 시기인 1998년을 제외하고 평균상승률 1.18%를 크게 밑돌면서 가장 낮은 가격 상승률을 보이고 있다. 게다가 하루가 멀다 하고 발표되는 정부의 각종 부동산 규제책은 시장 상황을 더욱 악화시키고 있다. 이러한 시장 침체기를 극복할 만한 대안은 없는지 알아보자.
