  • The optimal capacity of CGS(Co-Generation Sys.) for APT. complex is 300kW output of electricity power from being considered the simple payback period, loss and benefit, and the running mode of CGS. The proper operation mode of CGS is as follows; If the demanding electricity load of APT. complex is within the range of capacity of generator(300kW), CGS is connected and operated with KEPCO grid. When the load ratio is over 50% of normal load of CGS(300kW), only CGS supply electricity demand. If not, the electricity line of CGS is exchanged to that of KEPCO.

The Residential Segregation in Metropolitan Cities and Correlation with Large Apartment Complexes in Korea (국내 대도시의 주거지 분리 추이와 대규모 아파트단지와의 상관분석)

  • Residential complexes offer a sense of community and convenience, but making closed and privated space have been criticized.Closed urban spaces have issues encouraging residential segregation.large apartment complexes over 1,000 households,the most poular housing type in Korea, seems to make urban space more closed and privated than ever before. Our study puts forward and tests the hypothesis that large apartment complexes with over 1,000 households are linked to residential segregation. First of all, we examined the degree of residential segregation of metropolitan cities in Korea over a nine-year period (2011-2019). The dissimilarity index and the delta index were used for determining the extent of residential segregation. Next, we tested our hypothesis by Spearman's rank correlation analysis. Spearman's rank correlation analysis was performed on the residential segregation index per administrative division ("dong") and the number of large apartment complexes per administrative division ("dong").

  • This study aims to develop a model that can automatically identify the rooftop shape of apartment buildings using GIS and machine learning algorithms, and apply it to analyze the relationship between rooftop shape and characteristics of apartment complexes. A database of rooftop data for each building in an apartment complex was constructed using geospatial data, and individual buildings within each complex were classified into flat type, tower type, and mixed types using the random forest algorithm. In addition, the relationship between the proportion of rooftop shapes, development density, height, and other characteristics of apartment complexes was analyzed to propose the potential application of geospatial information in the real estate field. This study is expected to serve as a basic research on AI-based building type classification and to be utilized in various spatial and real estate analyses.

  • 대전광역시 동구에 있는 낭월동은 대전에서 손꼽히는 차세대 주거지역이다. 블과 몇 년 전까지만 해도 중심가에서 멀고 편의시설이 부족하다는 등의 이유로 외면 받던 지역이었으나 최근 웰빙 열풍을 타고 이곳의 자연환경이 주목을 받게 되면서부터 상황이 역전되기 시작했다. 낭월동은 식장산, 보문산 공원, 대전천 등으로 둘러싸여 있다. 주거지역으로서는 나무랄 데 없는 자연친화적인 지역인 것이다. 이런 이유로 이 지역 곳곳에선 대단위 아파트 단지 건설이 속속 진행되고 있다. 그 중에서도 최근 유독 높은 관심을 받고 있는 곳이 있다. 그곳은 바로 대림산업의 남대전 e-편한세상 현장. 원래 대림산업 자체가 신재생에너지 사용 단지 등으로 인해 친환경적인 아파트를 짓는 건설사로 유명한데 이런 장점이 이 지역의 특성과 맞물려 떨어지면서 더욱 주가를 높이고 있는 것. 게다가 그 시공과정 또한 깨끗하고 안전하다는 평가를 받고 있어 '믿을 수 있는 아파트'로 지역에서 유명세를 떨치고 있다. '안전'과 '환경' 이 두가지를 통해 지역 최고의 현장으로 불리고 있는 이곳 현장을 찾아가 봤다.

열정! 건설현장을 찾아서 - SK건설 고양 원흥 A6BL 아파트 건설공사 3공구

  • 불과 3년 전까지 조용하고 한적한 농경지였던 고양 원흥지구. 서울 근교에 위치해 바쁜 삶에 지친 도시민들에게 잠시나마 여유로운 풍경을 선사해 주던 이곳이 최근 서민들의 안락한 보금자리로 변화하고 있다. 국내 내로라하는 대형건설사들이 모여 지역 곳곳에서 아파트 단지를 조성하고 있는 것이다. 헌데 그중에서도 우수한 안전관리로 남다른 유명세를 타고 있는 현장이 있다. 그곳은 바로 SK건설이 자연친화형 주거단지를 목표로 건설하고 있는 '고양 원흥 A6BL 아파트 건설공사 3공구 현장'이다. 이곳은 대지면적 7만 $3533m^2$에 지상 1층~10층/22층 규모 아파트 19개동 1,392세대를 조성하는 현장으로, 작업반경이 매우 넓고 하루 출력인원만 600여 명에 달한다. 그런데 이런 거대한 사업규모에도 불구하고 이곳은 지난 2011년 착공 이래 단 한 건의 사고도 없이 무재해 현장을 이어가고 있다. 어떻게 이곳이 우수한 안전현장의 반열에 올라섰는지, 직접 찾아가 그 비법을 살펴봤다.

  • By analyzing the use of outdoor space in apartment complex and finding empirical proof which is concrete and systemic, this study focuses on the relationship between residents' daily lives and physical space. This study tries to find out the types and characteristics of outdoor space which causes the occurrence of residents' use in High-Rise apartment housing Estates, and analyzes the residents' usage pattern of outdoor space in eight different apartment complexes which were builted since 2004. After analyzing the usage pattern of outdoor space, the usage of playground was ranked highest and playing, talking, exercising, resting was in order. Especially it was found that the usage inside semi-public space where passing is abundant increases.

  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

  • The purpose of this study is to survey the outdoor living space of apartment housing complexes in Daejeon area and to find out the degree of satisfaction, the frequency of use, the preference of facilities and the degree of importance. This study insists that the recognition about the residents' changing demands and interests be considered more important than the aesthetic design. Moreover, it can be proposed as the basic resource which can be used for the social demands. Therefore, various perspectives about the outdoor living space of apartment housing complexes can play an vital role in improving the design process and developing better residential environment.

Resident's Assessment of Automated Vacuum Waste Collection System in New Public Housing Estates (신규 공공주택단지의 생활폐기물 자동집하시설 이용에 관한 거주자 평가 분석)

  • This research is to explore resident's assessment of the Automated Vacuum Waste Collection System (AVWCS), which is devised to attain sustainability of residential environment. A number of AVWCS has been installed in Gyeonggi Province, so 283 households in 11 new public housing estates of 5 cities participated in a self-administered questionnaire survey. The data collected from 133 respondents in for-sale housing estates and 150 participants in rental housing estates, and the primary findings were as follows: a vast majority of both owners and renters had neither been aware of nor used the system before moving to their current housing estate. Also, most of the respondents learned how to use the AVWCS from on-site housing management staff, and the learning among renters was greatly delayed. Renters were in stronger favor of the system than owners, and their satisfaction was greater than the counterpart. Although few items were unsatisfactory, many emphasized that AVWCS should be augmented with user-centered, environmentally friendly features, and also they viewed that the system would substantially contribute to sustainable urban environment.
