  • 가을철 이사 수요가 몰리면서 9월 전ㆍ월세 매물의 품귀 현상이 지속되고 있다. 아직까지 주택 및 분양 시장의 여건이 좋지 않지만, 은평뉴타운 등 분양 물량이 대규모로 공급될 예정이어서 수요자들의 관심을 모으고 있다. 올가을 분양되는 아파트 분양 물량에 대해 살펴보았다.

A Study on the Current Situation of Using Community Facilities and Its Proper Size in Apartment (아파트 단지 내 커뮤니티 시설의 이용실태 및 적정규모에 관한 연구)

  • The purpose of this study is to examine the awareness of apartment residents on their using tendency of community facilities established in apartment complex in order to verify a role that such facilities play in making contributions to lives of apartment dwellers and to analyze their using tendency of the facilities and subsequent problems. The study produced the important findings as follows. First, the level of exchange among residents and their satisfaction were raised high in the apartment complex that offered substantial community facilities. Second, in regard to physical aspect, community activities among dwellers were brisk in the apartment complex where community facilities were organically connected. Third, fitness center, shower room and golf course were excessive in terms of space provided while the space alloted for G.X room, a place used exclusively for class, was insufficient. Fourth, the analysis of using tendency and preference level showed that fitness center, shower room and G.X room were the required facilities. The rooms for using PCs and watching DVDs and the singing room were found to be unnecessary because such facilities were low in the effectiveness when the operating cost was considered.

  • It has been commonly assumed that during the 21st century, the korean peninsula may suffer huge earthquake damage to people, society, and economic system. The recent report of "Seoul Earthquake Response model development" conducted by the city of Seoul indicated that a magnitude 6.3 earthquake possibly hit Seoul, the capital of Korea. However, due to the insufficient amount of study on seismic performance of structures reflecting the various types of element peculiar to Korea application of the currently available earthquake damage evaluation methods has limitations. In order to conduct various studies on seismic hazards that are suitable for the actual conditions in Korea, therefore, fundamental studies first have to be properly conducted. The purpose of this study is to serve as the basis of establishing a reliable earthquake damage estimation system, and to provide essential data for the seismic damage evaluation of nonseismically reinforced concrete apartment structures. In this study, a standard type of nonseismically reinforced concrete apartments has been determined based on an extensive survey and careful review of such structures in Korea, and their performance level on seismic loading has been estimated.

An Estimating Model for Job-Site Overhead Costs according to Progress Rate (공정률에 따른 아파트 건설공사 현장관리비 산정모델)

  • Generally, research on construction cost has been done mostly regarding its direct cost, thus model regarding indirect cost lacks attention. This research seeks to introduce a model to predict on-site overhead cost for apartment construction projects, which constitutes a big portion in Korean construction industry. We devised an equation of 9th degree via curve-fitting, using multiple on-site actual expense data, which can be used to calculate per-progress rate, per-day on-site overhead cost. We further show prospective usage of the model by applying it on construction projects sizing about 30 billion won. Regarding the fact that previous studies could not recognize pattern changes of a total on-site overhead cost, this model is worthy of its conveniency and thoroughness, as well as providing reasonal ground for its derivation in predicting on-site overhead cost of apartment construction projects.

Modelling Spatial Variation of Housevalue Determinants (주택가격 결정인자의 공간적 다양성 모델링)

  • Lots of characteristics such as dwelling, neighborhood, and accessibility characteristics affect to the housevalue. Many researches have been done to identify values of each characteristic using hedonic technique. However, there is a limit to identify interaction of each characteristic and variation of each characteristic among the accessibility context. This paper has implemented the Expansion Method research paradigm to model the housevalue determination process in the city of Seoul. The findings of this paper have revealed the presence of contextual variations in the housevalue determination process. The initial model for housevalue reveals that as $F_1$ increases (i.e., larger the number of rooms/bathrooms, larger parking space) and/or $F_2$ increases (i.e., higher owner occupied housing units, higher apartment housing units) and/or $F_3$ increases, (i.e., higher the ratio of higher than college graduated households, 8 school zone, older housing units) the estimated housevalue increases. However, the above relationships drift across their respective contexts. The houses which have negative $F_1$ value, the housevalue does not fluctuate according to the distance to the city center or subcenters. However, the houses which have positive $F_1$ value, the closer to the subcenters or shorter to the river, the higher the estimated housevalues. On the other hand, in areas far from the subcenters, the estimated housevalues does not fluctuate much according to the corresponding $F_2$ level. In areas close to the subcenters, the estimated housevalues vary tremendously according to the $F_2$ value. In the residual analysis, it is revealed that large apartment which are located in Kangnam, IchongDong, MokDong are underestimated. This paper has contributed to our understanding of the housevalue determination process by providing an alternative conceptualization to the traditional approach.

  • The apartment house is one of the representative housing types in Korea. However, it has not met the diverse and individualized needs of their residents. This study was intended to identify the residents' preference of interior design in apartment houses and suggest the guidelines for the diversity of Intoner design In apartments. The subjects were 412 apartment residents who lived in Haeundae, Busan. They were asked about their preference for interior images of each room and finishing materials. The findings were as follows. 1) The apartment interior images were composed of nine main factors. 2) The residents preferred to 'practical' interior image in apartment and different interior images for each room. 3) The residents preferred interior images were different by their housing sizes and space organization types. 4) The residents preferred to different finishing materials for each room..

  • 1960년대 후반부터 시작된 경제개발계획과 주택정책으로 좁은 국토면적에 많은 주택을 보급하기 위하여 다세대 주택인 고층 아파트가 많이 신축되고 있으며, 고층 건물의 규모 및 그 수가 기하급수적으로 증가함에 따라 인근 건축물과 근접하여 시공하는 경우가 많아지고 있다. 구조물의 신축.증축 및 지하철 공사나 통신선로 등의 지하공간의 활용에 따라 타 공법보다 공사의 진행속도가 빠른 발파작업이 크게 증가하고 있으며, 도심지에서 인근 고층 구조물 및 건축물에 발파작업으로 인한 진동 및 폭음 등의 민원을 일으키는 직접적인 공해가 발생되고 있다. 본 연구지역은 부산 명장동의 "B초등학교 교지정지 및 교사 신축공사" 현장으로서 인근 고층아파트 103동, 104동 및 105동의 1층, 6층, 11층 및 16층에 계측기를 설치하여 발파작업으로 인한 진동 및 폭음이 층별로 미치는 영향을 검토하고자 하였다.검토하고자 하였다.

  • The purpose of this study was to investigate the remodeling of apartments according to the area type and size in order to provide some information for the future plans for more consumer-friendly dwelling units. To achieve this goal, quantitative data analyses was employed. The sample was a total of 100 apartments analysed on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x 2-test on the actual remodeling behaviors according to the area type and size of apartments. For the future research case studies recommended small, medium, and large sizes of apartments respectively through interviews, actual surveys, and questionnaires on remodeling behavior, interior design, and interior atmosphere according to the area type and size of apartments.

  • 국내 시스템에어컨 시장은 신도시 형성과 주상복합건물 및 중대형 아파트의 전실공조 필요성이 증대하고 빌딩 리노베이션 등 지속적인 건설시장 성장에 따라 수요가 급격히 증가해 왔으며, 중대형 공조설비를 대체할 차세대 공조시스템으로 시장에서 평가받고 있으며, 상업용 공조시장에서 차지하는 비율도 점차 증가하고 있다. 이런 결과 지난해 3,000∼3,500억 원대의 시장 규모는 올해 4,500∼5,000억 원대로 성장이 예상되면, 매년 30% 이상의 지속적인 시장확대가 예측되며, 도입초기에 주상복합, 아파트, 교단, 병원, 중소형 빌딩 등에 한정되었던 시장은 최근에는 중대형 빌딩용 멀티 에어컨의 수요가 꾸준히 늘어나고 있으며 선진시장인 일본에서 중앙공조 및 멀티에어컨의 장점만을 이용한 혼합 공조시스템이 90년대부터 적용되어져 왔으며, 현재에는 대형오피스 빌딩의 경우에도 공조방식이 시스템에어컨 및 혼합공조가 증가하는 추세이다.
