10월 건축허가 동향(잠정집계)

  • 1. 전체 허가동향 ''91.10월중 건축허가면적은 잠정집계 결과 전년동기대비 $39.7\%$ 감소한 것으로 나타났으며, $1\~10$월 누계치는 $4.2\%$ 감소하였음. 이는 주거용 건축에서 전년대비 $59.9\%$ 감소한 것에 기인함. 2. 용도별 허가동향 $\circ$ 주거용 건축 ''91. 10월중 주거용 건축은 전년대비 $59.9\%$ 감소하였으며, $1\~10$월 누계치는 $6.4\%$ 감소하였음. (사유) 5개 신도시의 공동주택사업승인분 감소가 주된 요인으로 작용하였으며, 주거용 건축물의 재건축을 제한한 9.4조치의 영향이 있었음. $\circ$ 상업용 건축 ''91.10월중 상업용 건축은 전년대비 $19.9\%$ 증가하였으며, $1\~10$월 누계치는 $6.5\%$ 감소를 나타냄. Evaluation on Fire Available Safe Egress Time of Commercial Buildings based on Artificial Neural Network (인공신경망 기반 상업용 건축물의 화재 피난허용시간 평가)

  • When a fire occurs in a commercial building, the evacuation route is complicated and the direction of smoke and flame is similar to that of the egress route of occupants, resulting in many casualties. Performance-based evacuation design for buildings is essential to minimize human casualties. In order to apply the performance-based evacuation design to buildings, it requires a complex fire simulation for each building, demanding a large amount of time and manpower. In order to supplement this, it would be very useful to develop an Available Safe Egress Time (ASET) prediction model that can rationally derive the ASET without performing a fire simulation. In this study, the correlations between fire temperature with visibility and toxic gas concentration were investigated through a fire simulation on a commercial building, from which databases for the training of artificial neural networks (ANN) were created. Based on this, an ANN model that can predict the available safe egress time was developed. In order to examine whether the proposed ANN model can be applied to other commercial buildings, it was applied to another commercial building, and the proposed model was found to estimate the available safe egress time of the commercial building very accurately.

  • 친환경 건축물의 건설을 유도$.$촉진하여 건축 분야에서 발생되는 환경부하를 저감시키고 건축물의 환경 친화적인 시공과 사용을 권장하기 위한 친환경 건축물 인증제도가 2002년 12월부터 시행중이다. 본 제도는 우선 공동주택을 대상으로 시행한 후 주상복합, 업무용, 상업용, 리모델링 건축물가지 단계적으로 확대하는 계획을 가지고 있다. 현재 시행중인 인증제도에서 친환경 건축물 평가지침은 1년 동안의 시범적용기간을 거쳤으며, 적용상 문제점이 노출되어 개정 작업을 준비중에 있다.

  • Despite the changes to demands and perceptions according to building deterioration, most of the previous studies on remodeling have focused on apartment buildings, which are residential buildings. Few studies have been conducted on buildings for general commercial use, or office buildings. Accordingly, this study set out to prepare a set of performance criteria to assess the remodeling feasibility of office buildings. For that purpose, 23 assessment items were devised, their importance was tested, 13 were extracted, and a set of scoring criteria for each item was prepared. Case analysis was conducted to check the reliability of the assessment items and scoring criteria. Through this analysis, it was found that the criteria were reliable.

서울시 주거 지역 용도 현실화

  • 서울시에서는 시가지가 확산되고, 간선 도로를 따라 건축물이 들어섬에 따라 용도지역 변경을 해서 건축허가등의 제약을 현실화했다고 한다. 이번 용도변경된 지역은 모두 주거지역때 대지면적의 60%까지 건축하던 것을 70%까지 건축할 수 있고, 점포전용 건물신축이 가능해 졌으며,40개 모선상업지역을 도로경계선에서 양쪽 12m까지 상업지역과 똑같은 용도로 대지를 쓸수 있게 됐다. 이번 용도지역변경 된 곳은 아래와 같다.

  • Actual construction data are unsystematically handled and uselessly hoarded after completion of the project although actual construction data can be applied to the various works of the future projects. Many researches have been carried out by several engineers and scholars of construction firms and research institutes, but the level of the application is not plausible yet. The objective of this paper is to propose a web-based data model and application system for commercial buildings in order to enhance the usability of the actual construction data on line. The principal factors of commercial building project data and the user$^{\circ}{\phi}s$ requirements in various areas, such as planning, design, procurement and construction and so on are analyzed to implement the database structure of the proposed system. The application of resource Information focused on cost, manpower, equipment is included in the system, which is expected to enhances the usability of actual database application system compared with other researches proposed so far.

  • 건축물 내 외벽에 주로 사용되는 건축용 자재 중 샌드위치 패널은 양면으로 도장한 철판 사이에 심재로 단열재를 넣어 구성된 합성복합자재이다. 샌드위치 패널의 사용범위는 창고시설 및 공업용 건축 등의 용도로 많이 사용되고 있으며, 최근에는 시공에 따른 이점으로 주택 및 상업용등으로 널리 확대되어 사용되고 있다. 본 연구에서는 화재초기의 연기밀도는 인명 대피 시 시야확보에 있어 중요한 역할을 하기에 현재 국내에서 사용되는 건축용 외장재를 용도별로 선정하여 시간에 따른 연기밀도의 값을 구하고 용도에 따른 화재 연기의 확산 정도를 예측하는데 목적을 두었다.

A Study on Management Plans through Case Analysis of Residential Complexes in Commercial Areas in Daejeon (대전시 상업지역 주거복합건축물 사례 분석을 통한 관리방안 연구)

  • Recently, due to the location of residential complexes in commercial areas of large cities, the urban function is shifting from commercial to residential.In order to improve the use volume system in the commercial area of Daejeon Metropolitan City, the system of special and metropolitan cities was compared and analyzed, and problems were derived by analyzing 8 cases. First, use classification of mixed-residential buildings, Second, unbalance of urban planning for functional loss of commercial area, Thrid, damage on urban environment due to difference of development density. Accordingly, improvement measures include First, securing the ratio of residential function and mixed use at least 10%, Second, securing urban competitiveness by inducing facilities that combine various uses and functions. The overall floor area ratio of housing is applied, Third, the development density is presented through the establishment of the district unit plan and consultation.

  • Commercial buildings are the mostly common ones to be constructed along with residential buildings. After economic inflation, So-called 'IMF era', construction market has been running low because of stagnancy of business activities and cost escalation, Thus the construction industry needs a study of higher productivity by means of using information infrastructure. To deliver a database of commercial buildings construction record, their major management has carried out analysis for database components, in an attempt to meet users' needs. The scheme study of application presented cost and resource in construction lifecycle.
