The Effects of Distance-Accessibility to the Complex Shopping Mall of 'Lotte Mall-Suwon' on the Prices of Its Neighboring Apartments within the Gwonseon-gu of Suwon City (복합쇼핑몰 '롯데몰 수원점'에 대한 거리 접근성이 수원시 권선구 내 인근 아파트가격에 미친 효과)

  • This study attempts to analyze the effects of distance-accessibility to the complex shopping mall of 'Lotte Mall-Suwon', located at the old central and catchment district of the Suwon station in the Province of Gyeonngi, on the prices of its neighboring apartments within the Gwonseon-gu of Suwon City by using the hierarchical and linear-difference in difference regression method. The results of the analysis are as follows. First, before construction the effects of distance-accessibility show the U-shaped pattern, suggesting that the negative external effects of noise and traffic congestion around the Suwon Station affected the prices of its neighboring apartments within the Gwonseon-gu of Suwon City. Second, the effects of distance-accessibility at different times, such as the construction period and after the opening, are statistically significant only in the latter, indicating the reverse U-shaped pattern unlike before the opening. This means that after the opening of the complex shopping mall its external effects as a leisure and convenience space have a positive effect on the prices of its neighboring apartments within the Gwonseon-gu of Suwon City. Third, the effects of distance-accessibility is at an inflection point around 1.6-1.7 kilometers, which means that the U-shaped distance-decay pattern before construction, while the reverse U-shaped pattern is shown after the opening of opening. The latter implies that apartments that are very close to the mall within the Gwonseon-gu of Suwon City enjoy relatively small positive externalities. Therefore, they are exposed to some negative external effects of noise and traffic congestion, but apartments with some distance apart within the Gwonseon-gu of Suwon City maximize those positive externalities. These results suggest that the effects to distance-accessibility are different from location to location.

  • Unplanned land use, that is, unplanned development, causes various negative externalities. In the past, Korea has experienced significant socio-economic costs due to reckless development centered on the boundary between urban and non-urban areas.. Unplanned land use can be viewed as a result of the interaction of various factors.. Therefore, it is difficult to develop in areas where unplanned land use occurs intensively. It is necessary to strengthen legal and institutional measures so that negative externalities do not persis. In this study, we present a spatial analysis methodology to effectively find spatial clusters where unplanned land use is concentrated. By demonstrating and applying this to individual development activities that occurred in Asan City, we examine the usefulness of information to support decision making when establishing mid-to-long-term growth management strategies at the local government level.

Assessment of Noise Externalities by Using Hedonic Price Model (헤도닉모델을 이용한 소음 외부효과의 평가)

  • Noise externalities are a ubiquitous problem in modern societies. Research to estimate damages and potential efficient solutions therefore is important for addressing such problems. The results of a hedonic property model show that noise has a statistically significant and quantitatively important negative effect on property values. The key results for the best model show that damages (in year 2000 dollars) are - $5000 ${\ast}$ (ln dB), where dB is noise measured in decibels, allowing for the influence of other factors. Because ln(dB) is a strictly concave funaion, the "noise damage function"exhibits diminishing marginal effects with noise.

R&D Investment and Firm Value: Focusing on the Moderating Effect of Corporate Governance and Ownership Structure (연구개발투자와 기업가치: 소유 및 지배구조의 조절효과를 중심으로)

  • In this study, the relationship between R&D investment and firm value was approached from ESG's G(governance) perspective to verify the moderating effect of the corporate governance and ownership structure. To this end, a panel analysis was conducted on a total of 2,825 samples of 405 manufacturing companies listed on the KOSPI market during 2013~2020. The main analysis results are as follows. First of all, we found that R&D investment has a negative impact on firm value, at least in the short term, and that these relationships are moderated by corporate governance and ownership structure. When professional CEO with high level of expertise in business and management does lead R&D investment, the negative impact of R&D investment on firm value is mitigated compared to owner-manager. Also, the stronger the power of outside blockholders, the more transparent the management and disclosure of information, alleviating the information asymmetry between internal and external shareholders, which mitigates the negative impact of R&D investment on firm value. The findings suggest that the factors of ESG may not only have a direct impact on firm value, but also have a moderating effect on firm value.

  • External costs emerge as a consequence of negative external effects. The EU commission and national government in Europe made themselves the internalization of external costs and began to make various measures. The traffic sector plays an important role. At the same time, it affects as financial loads to logistics service providers and carriers in Europe. This study examines current development in european logistic market conditions. It describes the reaction of different market players and stakeholders in the logistic value chain in EU, Switzerland and Germany. A portfolio of different strategic answers to the changing market environment is being developed. Therefore, different options for the internalization of external costs are proposed. This study finally derives propositions for future research.

The Effects of Information-searching for Korean Food Brand on Risk Perception and Preference (한식브랜드의 정보탐색이 위험지각과 애호도에 미치는 영향)

  • The purpose of the study is to investigate the effects of information search for Korean food brand on perceived risk and preference. To achieve this goal, using 10 exemplary restaurants appointed as Korean food brands in Seoul, a questionnaire survey was used to collect data through interview. Using the SPSS 21.0. total 296 responses were analyzed to test the relationship among variables. The findings are as follows. First, information search for Korean food brand showed that all external search, internal search and direct experience had a positive effect on preference. Second, there was no difference between information search for Korean food brand, risk perception and preference according to gender, but there was a significant difference between information search for Korean food brand, risk perception, and preference according to their age. Third, indifference moderated the relationship between external and internal information search and Korean food preference. Fourth, maladjustment moderated the relationship between external information and direct experience for Korean food preference.

  • 인공위성은 일반적으로 추력기(thruster)에서 플룸(plume)을 거의 진공에 가까운 외부환경으로 사출하여 자세를 제어한다. 이 때, 사출되는 플룸에 의해 위성체의 고도에 영향을 줄 수 있는 교란추력/교란토크, 열하중(thermol loading), 정밀계측장비에 영향을 주는 오염(contamination) 등, 여러 부정적인 효과들이 야기될 수 있으며, 이들 효과들은 결론적으로 위성체의 수명을 단축하기 때문에 이들에 대한 정확한 예측은 위성체 설계단계에서 매우 중요하다.

The Impact of Innovative Collaboration on the Performance of Small and Medium Enterprises (혁신을 위한 외부협력이 중소기업성과에 미치는 영향에 대한 다각적 분석)

  • External linkages affect the performance of small and medium enterprises in diverse ways. This study delves into the impact of inter-organizational collaboration by looking at different facets of performance, such as innovation, sales growth, profit growth, and firm survival. In addition, it explores the influence of informal knowledge spillover from collaborative partners as well as from formal collaborations. The impact is carefully investigated by dividing firm samples into three different sectoral innovation categories: supplier-dominant, production-intensive, and science-based sector suggested by Pavitt (1984). The result highlights the different influence pattern of collaborative relations by partner types according to sectoral categories. The positive results of collaborating with universities and public institutions are identified, and the sales growth by customer linkage is witnessed. The impact is apparent in science-based sectors. The result implies that the risk associated with collaborating with competitors may be moderated by linking performance enhancing collaborative linkages with universities and government institutes.

The Effect of Subordinate's Emotional Labor on Job Attitude : The Moderating Effect of Job Crafting (상사에 대한 정서노동이 직무태도에 미치는 영향 : 직무의미창조(Job Crafting)의 조절효과)

  • The purpose of this study was to examine the effect of subordinates' emotional labor on job burnout and job engagement, and verify whether job crafting moderates the relationships between emotional labor and job related attitudes. A total of 301 employees working at various companies in Korea participated in an on-line survey and the data were examined by statistical analysis. The results showed that surface acting positively affected job burnout. It was found that deep acting positively affected job engagement, while negatively affecting job burnout. The results also demonstrated that job crafting moderated the relationship between surface acting and job engagement. It is suggested that employees' proactive behaviors designed to relieve the stress of work can mitigate the negative effect of emotional behavior. On the basis of the results, the implications and future research directions were discussed.

  • This study examined a pathological gaming model based on escape model. With a data set collected from 825 Korean adolescents, the associations among academic stress, depression, self-esteem, self-control, and pathological gaming were tested. Academic stress increased the degree of depression while it decreased self-esteem and self-control. The declined self-control, in turn, exacerbated pathological gaming. Results and implicaitons were discussed.
