A study on the segmentation of real estate customer using RFMP (RFMP를 이용한 부동산 회원 분류에 관한 연구)

  • Most companies make efforts to maximize their profitability by improving loyalty to existing customers through customer relationship management (CRM). According to the Wikipedia, CRM is a widely implemented strategy for managing a company's interactions with customers, clients and sales prospects. And RFM is a method used for analyzing customer behavior and defining market segments. It is commonly used in database marketing and direct marketing and has received particular attention in retail. In general, one considers recency, frequency, and monetary for customer segmentation in RFM method. In this paper, we apply RFMP method added to the purchase period of advertising items in the traditional RFM model for real estate customer segmentation. We will be able to establish the differentiated marketing strategy by RFMP method.

A Study on the Archival Information Services of Economic Policy Using Text Mining Methods: Focusing on Economic Policy Directions (텍스트 마이닝을 활용한 경제정책기록서비스 연구: 경제정책방향을 중심으로)

  • The archival content listed arbitrarily makes it difficult for users to efficiently access the records of major economic policies, especially given that they use it without understanding the required period and context. Using the text mining techniques in the 30-year economic policy direction from 1991 to 2021, this paper derives economic-related keywords and changes that the government mainly dealt with. It collects and preprocesses major economic policies' background, main content, and body text and conducts text frequency, term frequency-inverse document frequency (TF-IDF), network, and time series analyses. Based on these analyses, the following words are recorded in order of frequency: "job(일자리)," "competitive(경쟁력)," and "restructuring(구조조정)." In addition, the relative ratio of "job (일자리)," "real estate(부동산)," and "corporation(기업)," by year was analyzed in terms of chronological order while presenting major keywords mentioned by each government. Based on the results, this study presents implications for developing and broadening the area of archival information services related to economic policies.

Regional Difference of Project Finance and Its Policy Implications (프로젝트 금융의 지역적 차별성과 정책적 시사점)

  • This paper aims at examining the existence and characteristics of regional difference in project finance in Korea. Main results of this paper are as follow. Firstly, regional difference in project finance between capital region and local can be seen partially. However, their characteristics are different from corporate finance. ANOVA tests show significant differences of excess interest rate occur in case of commercial real estate projects and significant differences of contracted terms occur in case of residential real estate projects carried out by local banks. Secondly, key factors causing the regional differences in project finance are asymmetric information for cash flow generated by the project between the capital region and local. Especially, regional differences in project finance are different from those in corporate financing because of local banks$^{\circ}{\phi}$ behaviors. They follow and act as the passive members of nationwide banks in case of the capital region projects. Thirdly, prepaid sale system and the guarantee system depending on construction companies dilute the regional differences in project finance in case of residential real estate projects. Although these systems contributed rapid growth of project finance, they may be the main factors distorting project finance market which lead to financial crisis. In these context, policy implications may be derived in order to solve the confronted problems of project finance market.

A Study on the financial condition analysis of domestic construction companies (국내 건설기업들의 자금실태 분석)

  • This study is conducted so as to understand actual condition of financial difficulties confronted by construction companies in the recession of real estate market which has been continued since the financial crisis started from USA in the second half of 2008, and provide fundamental data for the establishment of policy direction. Compared with this actual condition survey with a 2008 investigation, it seems that the practice of financial institutions or credit evaluation relating parts among sections, which were pointed as problems in such investigation, are resolved to some extent. It seems that there are many causes to aggravate financial conditions as pointed at this time and such causes are related to self-problems, which are inherent to the construction business, such as the smooth settlement of construction payment, the securement of new construction projects, the limitation according to the risk inherent to the construction business, and the industry vision, etc.

  • Current global construction market has grown at a dramatic expansion rate every year in connection with more market accessibility by foreign contractors. The market openness is largely due to globalization of world construction markets, rapid development of world-wide telecommunication technologies, the formation of collaborative acquisitions and joint ventures among contractors, development of regional Free Trade Blocks, and just name a few. This paper focuses on the formation of collaborative networks when expanding into new foreign markets. The social network analysis (SNA) is introduced to investigate a variety of the collaboration patterns and also their impacts on the performance. To this end, the collaboration cases of 600 international construction projects performed by Korean contractors since 1990 were collected and classified into firm's size, project types, collaboration modes, and performance levels using social network analysis. The results showed a direction in establishing business strategy associated with experienced or inexperienced contractors in international construction projects.

  • The term 'fourth industrial revolution' was mentioned at the World Economic Forum (WEF) in 2016 and has become a term representing a new industrial era based on information and communication technology (ICT). In the environment of the 4th industrial revolution, ESG management activities are becoming a very important factor in business activities. With the emergence of a new paradigm of organizational operation in the post Covid19 era, the demands for ESG (Environment, Social, Governance) investment related to the environment, social responsibility are increasing. This study examines the role that can support ESG management by utilizing the expertise of appraisers. Real estate is one of the fields of high public interest, and since most ESGs have been conducted centered on the role of private companies, the role of the expert group or the role of public corporations and public institutions is relatively insufficient. If a company or general company engaged in the real estate investment business establishes the role of the Korea Appraisers Association to revitalize ESG management using appraisers, such as ESG appraisers, when investing in real estate, it is believed that it will be possible to promote efficient and sound development of the real estate industry. It was judged that a study on a group of experts was also necessary. In addition, even if the impact of Covid-19 is excluded, it is necessary to gradually introduce an appraisal using non-face-to-face or various advanced technologies (the 4th industry). This study differs from previous studies in that it focused on the role of ESG by the Korea Association of Property Appraisers while research on the role of ESG in public institutions or expert groups is being actively conducted in recent years.

  • As the urban development economy is stagnating due to the reduction of the budget for Social Overhead Capital (SOC) and the stabilization policy of the real estate market, there is a steady increase in the interest of domestic construction companies to enter the overseas market. However, domestic construction companies are showing a decline in overseas urban development market as compared with advanced foreign companies having excellent financial management and overseas project management ability. Therefore, it is necessary for domestic companies to select an urban development model that meets the environment and the level of the country of entry, and to establish an advance strategy to manage the risks of overseas business. For this purpose, the factors of entry into the overseas urban development market through the existing research, literature analysis, and FGI were derived, and survey strategy and IPA analysis were conducted to develop strategies for entering the overseas urban development market. As a result, we have established a strategy for private companies to enter the overseas urban development market.

Effect of the Attributes of Corporate Knowledge on Knowledge acquisition, Transfer, Application and Management Performance (기업 지식의 특성이 지식획득, 이전, 활용과 경영성과에 미치는 영향)

  • In today's knowledge-based industries, knowledge can be said to be a significant factor that has a decisive impact on corporate competitiveness. Recently, Korean construction companies have been going through a difficult period of time because of various negative domestic and foreign factors, such as economic decline and a continued sluggish domestic construction market, mainly due to the Korean government's real estate regulations and increasing competition from overseas companies with improved technologies. To help domestic construction companies navigate such an environment, this study empirically analyzes how the nature of corporate knowledge impacts the acquisition, transfer and deployment of knowledge within the organization of a company. Through such empirical analysis, we looked into how internal attributes of corporate knowledge affect the acquisition, transfer and application of such knowledge for domestic construction companies, with the application of the structural equation modeling (SEM). According to the results of this study, it is clear that the attributes of corporate knowledge have a significant impact on the acquisition, transfer and application of corporate knowledge, and therefore on the managerial performance of domestic companies.

Mexico IMMEX Program and the Changes of Maquiladora Industry (멕시코 IMMEX 프로그램과 마킬라도라 산업의 변화)

  • This study reviews the progress of maquiladora industry in Mexico and the development of the IMMEX program. The maquiladora program allows foreign-invested factories in Mexico to import raw materials and components duty free and to export the finished products to the U.S. It contributed to the increase in employment and population of border cities. Low wage level of Mexico induced not only standardized labor-intensive industries but also the high-tech automated industries requiring assembly process. In 2006, the Mexican government merged the maquiladora program and PITEX for Mexican export-oriented firms into a single new program, the IMMEX program, in order to promote exports more efficiently. This study presents the distributions of the IMMEX firms by industrial sector and by region. It is revealed that transport equipment sector leads the export industries in Mexico, and Tijuana and Juárez accommodate largest agglomerations of the IMMEX firms.

The Effect of R&D Investment on Local Economies Using Dynamic Panel Estimator in Korea (동태적 Panel 분석을 통한 R&D투자의 지역효과 분석)

  • This paper analyses the effect of R&D investment on local economies. R&D investment contributes to the regional local economy by increasing employment and production activity of the investees. The investees may end up with increased productivity, sales and employment. At the regional R&D level, the central government R&D fund and firm self R&D budget will be the source of R&D investment. Further positive effects are inter-related with local industries. This study carried out an empirical analysis on the effect of R&D investment on local economies using Korean panel data after comparing international literatures. The dynamic panel estimator is used to estimate an autoregressive model with lagged dependent variable. Using the Da Silva method, mixed variance-component moving-average error process is estimated and selected. R&D investment is very important factor to improve the productivity of a region and the size of the effect is dependent on the time periods within the Korean economic history.
