A Study on Coastal Settlement Activation Plan using Regional Assets Focusing on Waterfront Area Assets around Yeongdodaegyo Bridge - (지역자산을 활용한 연안정주지 활성화방안에 관한 연구 -영도대교 주변 수변지역 자산을 중심으로-)

  • Recently, due to a decline in traditional industrial function and recession of the real estate business, urban coastal settlement areas have been promoted in a regeneration way using historical cultural values rather than overall development approach. This study investigated the regional assets of water-front area around Yeongdodaegyo Bridge in Yeongdo-gu, Busan and classified them into physical social economic assets and then, presented the integrated regeneration approach that can increase the place value of this area. First, physical regeneration proposed a regional revitalization plan by considering place and cultural characteristics and second, social regeneration by considering the regional brand through storytelling and third, economic regeneration by considering historical cultural characteristics. Regional assets-based culture experience can be provided by building cultural tourism infrastructure through this and local economy and local community activation can be expected by providing urban vitality base of coastal settlement areas.

  • Spatiotemporal databases support methods of recording and querying for spatiotemporal data to user by offering both spatial management and historical information on various types of objects in the real world. We can answer to the following query in real world: 'What is the average of volume of pesticide sprayed for cach farm land from April to August on 2001, within some query window' Such aggregation queries have both temporal and spatial constraint. However, previous works for aggregation are attached only to temporal aggregation or spatial aggregation. So they have problems that are difficult to apply for spatiotemporal data directly which have both spatial and temporal constraint. Therefore, in this paper, we propose spatiotemporal aggregate functions for analysis of spatiotemporal data which have spatiotemporal characteristic, such as stCOUNT, stSUM, stAVG, stMAX, stMIN. We also show that our proposal resulted in the convenience and improvement of query in application systems, and facility of analysis on spatiotemporal data which the previous temporal or spatial aggregate functions are not able to analyze, by applying to the estate management system. Then, we show the validity of our algorithm performance through the evaluation of spatiotemporal aggregate functions.

  • A long-run relationship of stock, monetary, realty markets, and business conditions has been suggested to exist due to internal and external shocks. This study investigates whether such a relationship really exists and then performs statistical tests to discern features of the long-run adjustment processes from short-run discrepancies because it is difficult to find studies that examine the market relationship. The comovement relationship of the whole market does not appear to hold for the entire study period; however, it is found to exist for the period before the financial crisis. Estimated error correction models show consistently declining equilibrium errors each period that suggests a recovering process of the long-run equilibrium from short-run secessions.

  • 자연재해연구는 인간.자연환경 관계를 연구하는 학문이다. 금세기초 환경결정론, 환경가능주의, 그리고 인지에 의한 행동과학주의로 연구 Paradigm이 변화.발전되어 오며서 지리학에서도 이러한 이론적 방법론의 바탕위에 인간-자연환경 관계를 설명하려고 노력했다. 1920년대 초 Barrow가 인간생태학 개념을 발표, 1950, 1960년대 이에 영향받은 White, Kate와 Burton 같은 미국의 자연재해지리학자들은 미국에서 홍수재해문제를 인간적응, 특히 "인식"의 역할에 중점을 두어 재해지역에서 자원이용과 이의 관리문제를 연구하였다. 1970년대 들어오면서 재해의 양상, 적응방법등이 연구되고, 또한 적응의 여러 비교연구가 있었으며, 사회성과 관련 사회학적 연구 접근과 다양한 레벨의 케이스 Study 또한 이루어졌다. 오늘날의 자연재해연구는 일반재해연구로 발전하여 핵반응, 각종산업.교통재해, 화학물질 및 환경오염문제, 각종 소음공해, 폭발물 사고 등 참으로 여러 종류의 사회문제가 재해연구의 대상이 되었고, 근래에는 약물중독, 성폭행, 그리고 복잡한 현대사회에서 제기되는 정신질환까지 일종의 재해문제로 다루어 지리학내에서 연구되고 있다. 이와같이 연구의 많은 변환.발전과 함께 처음 Academic한 연구로 시작된 재해문제 연구가 이에 관심을 같는 여러분야 즉, 경제.사회, 심리학자, 토지이용개발자, 보험, 은행, 부동산업자 재해와 관련있는 민간단체, 정부기관, 정책실행기관등이 참여하는 공동연구가 활발히 행하여지고 있다. 최근에는 "세계 자연재해 감소 10개년 계획"이라는 Program을 미국이 주동이 되어 국제적인 기구로 만들어 관심있는 여러국가의 과학자, 재해연구가, Engineer, 정부관계자들이 참여 서로 정보와 지식의 교환, 세계의 개발.재개발에 대한 계획, 재해감소의 교육훈련등 다채로운 Project을 가지고 세계 자연재해 감소를 위하여 공동연구의 노력을 하려는 움직임이다. 세계의 권위있는 재해통계에 의하면 한국이 매년 자연재해로 인하여 100만명당 1,000명이 희생되는 나라로 방글라대시, 이란, 중남미와 페루, 과태말라, 동남아시아의 뉴기니와 나란히 중진개발도상국으로 몇안되는 나라의 하나로 들어있는 것을 볼 때 유감이 아닐수 없다. 우리나라는 하루빨리 이러한 자연재해로부터 아까운 생명과 재산을 잃어버리고 있는 고통과 문제를 해결하려는 민간.정부차원에서 관심을 기울이고 우선 기본적인 연구의 기틀을 마련하는 제도적 장치와 분위기가 아쉽다고 않을 수 없다.와 분위기가 아쉽다고 않을 수 없다.

A Case Study on the Effect of Price Ceiling Regulation on the New Apartment Price (분양가상한제 적용여부에 따른 아파트 분양가 비교분석 -부산광역시 민간택지 사례를 중심으로-)

  • This paper examines the effect of price ceiling regulation on the new apartment price. The analysis procedure of the study is divided into two parts, which stand for a case study on the effect of price control on the new apartment price and the survey of real estate experts on price ceiling regulation. The empirical results of our case study show that the selling price under price ceiling regulation is generally lower than that in the situation of price deregulation, in terms of the land development expense and construction cost. With regard to the survey results, more than half of respondents have opinions that price ceiling regulation has an impact on the new apartment price and lowers the price. They are equally divided pro and con regarding the problem of keeping or discarding the regulation.

  • Recently, a size of the domestic construction industry Has been reduced rapidly, and its economic slump Has been continued with the government real estate stabilization and tax policies. Moreover, as the reconstruction of apartments that has been added high value to the construction companies has been on the stake of high risk with delays of reconstruction start and finance restriction policies, an uncertainty of the construction markets and the competitions between the construction companies has been increased. At this point, the establishment of a collaboration relationship between construction companies has been recognized as one of the methodologies to respond actively on these uncertainties and fierce competitions. A collaboration relationship between construction companies is based on the balanced cooperation relationship for surviving together, and should be maintained on the complement and specialized collaboration between big, middle and small contractors. This paper propose a model of practical collaboration relationship to cooperate together between prime and subcontractors in Korean construction companies based on the analysis of questionnaires to the collaboration status between general and subcontractors in the Gangwon area.

  • Generally, printers are common for users to use for public use over a wired or wireless local area network. The number of printers in the same network is increasing, and management of multiple printers is needed. To do this, a program that drives two or more printers and a computer connected by a wired or wireless network. When a computer's control department receives a print command for a designated file, it executes the steps of receiving status information from the printer, selecting the printer, and sending the print command execution. As a method of research, we presented a method for selecting differentiation from this study through prior art research and literature research. Therefore, the purpose of the study is to distribute smart print commands according to real-time status information of many printers to increase the efficiency of the printer's management, and to distribute print commands according to the cumulative and usable workload of many printers so that parts replacement of many printers can be instantaneously performed.

  • Roundabouts have been spreading out all over the world quickly with their attractions including capacity enhancement, safety increase and pollutant emission decrease. The history of Korean roundabout has already been 10 years. However, due to the accumulation of unclear right of way and insufficient data, the advantages of the roundabout are not fully utilized so far. Moreover, there are some differences in the capacity model of roundabouts compared to overseas capacity models. In addition, most research tend to concentrate in evaluation of roundabout performance using computer software. This paper, therefore, investigated overseas typical roundabout capacity models; empirical model and gap acceptance model, and then KHCM 2013 was compared to SIDRA model and USHCM 2010 model. It is expected that this paper will assist and guide practitioners in analyzing and estimating roundabout capacity more precise.

Mexico IMMEX Program and the Changes of Maquiladora Industry (멕시코 IMMEX 프로그램과 마킬라도라 산업의 변화)

  • This study reviews the progress of maquiladora industry in Mexico and the development of the IMMEX program. The maquiladora program allows foreign-invested factories in Mexico to import raw materials and components duty free and to export the finished products to the U.S. It contributed to the increase in employment and population of border cities. Low wage level of Mexico induced not only standardized labor-intensive industries but also the high-tech automated industries requiring assembly process. In 2006, the Mexican government merged the maquiladora program and PITEX for Mexican export-oriented firms into a single new program, the IMMEX program, in order to promote exports more efficiently. This study presents the distributions of the IMMEX firms by industrial sector and by region. It is revealed that transport equipment sector leads the export industries in Mexico, and Tijuana and Juárez accommodate largest agglomerations of the IMMEX firms.

The Effect of R&D Investment on Local Economies Using Dynamic Panel Estimator in Korea (동태적 Panel 분석을 통한 R&D투자의 지역효과 분석)

  • This paper analyses the effect of R&D investment on local economies. R&D investment contributes to the regional local economy by increasing employment and production activity of the investees. The investees may end up with increased productivity, sales and employment. At the regional R&D level, the central government R&D fund and firm self R&D budget will be the source of R&D investment. Further positive effects are inter-related with local industries. This study carried out an empirical analysis on the effect of R&D investment on local economies using Korean panel data after comparing international literatures. The dynamic panel estimator is used to estimate an autoregressive model with lagged dependent variable. Using the Da Silva method, mixed variance-component moving-average error process is estimated and selected. R&D investment is very important factor to improve the productivity of a region and the size of the effect is dependent on the time periods within the Korean economic history.
