A Study on the Identification of fake Estimate Service using DID (분산신원증명 기술을 활용한 허위 부동산 매물정보 검출에 관한 연구)

  • In recent years, O2O services for real estate sales are widely distributed in web platforms and apps. This allows sellers, buyers, and real estate brokers to quickly and conveniently conduct real estate sales and charter contracts. However, in the O2O-based real estate sales information system, it wastes time and money for real estate buyers due to the posting of fake information, partial correction of the sales information, and intentional non-posting of the sales information. Therefore, we propose a method of detecting the false or not of real estate property information that can occur on the web platform, and design and implement a proposal system for this. To this end, we propose a method of detecting personal identity and property information based on DID, a distributed identity authentication protocol. The false real estate sales information detection system proposed by us can determine the existence of real estate sales information, partially correct the false sales information, or prove whether or not intentionally unpublished in three steps.

  • Real Estate Auction Information System purposes on providing high quality information of auction customized to consumer's situation and preference. Especially, ever-changing real time information such as the number of hits and advanced analysis for expecting the winning bid are requiring of mobile information system based on context awareness. Therefore, this paper studies on Real Estate Auction Information System based on context awareness under a smart phone environment providing auction information such as consumer's current position, the number of hits to a specific real estate, and the number of bidder to anticipate the winning bid.

  • An O2O-based real estate brokerage web sites or apps are increasing explosively. As a result, the environment has been changed from the existing offline-based real estate brokerage environment to the online-based environment, and consumers are getting very good feelings in terms of time, cost, and convenience. However, behind the convenience of online-based real estate brokerage services, users often suffer time and money damage due to false information or malicious false information. Therefore, in this study, in order to reduce the damage to consumers that may occur in the O2O-based real estate brokerage service, we designed a false property information filtering system that can determine the authenticity of registered property information using artificial intelligence technology. Through the proposed research method, it was shown that not only the authenticity of the property information registered in the online real estate service can be determined, but also the temporal and financial damage of consumers can be reduced.

  • While most of the real estate information provided on the web is simply based on the information of the properties like addresses, locations, prices etc, this paper suggests methodologies for the development of a total information system of real estate which can provide, in an one-stop mode, value-added real estate information contents. The total information system of real estate designed in this paper includes a geological information system using a GIS, a property information system using photos and videos, a systemized legal consulting system, a web call center where customers can communicate with real estate experties on the web and lastly marketing analyses system using credit card data.

  • The purpose of this study is to provide a way to develop the information quality of mobile real estate service and improve the false property through search filter service. I compared the cases of typical mobile real estate apps that are currently in use and analyzed the usage and service status by adopting 13 search filters that are the first priority when searching for real estate information. As a result, it has been shown that the provision of high quality search filter service is required to improve the information quality in order to provide users with quick and reliable information organically at any time and anywhere according to the definition of mobile real estate service. As a result, it is more prejudiced than the countermeasures against false fraudulent products, and it is satisfied with the needs of the users and provides the improved search filter service, so that it can be trusted with the definition of mobile real estate brokerage service, Providing quality services can be said to prevent the victims of fraudulent products.

  • 본 논문에서는 공공데이터를 이용한 개인 맞춤형 부동산 추천 방식을 제안한다. 이 추천 서비스는 기존의 가격 중심의 부동산 추천 방식이 아닌 개인이 원하는 요소 통해 부동산을 추천함으로써 사용자의 만족도를 높인다. 이 모델은 사용자가 실거주를 목적으로 하는 부동산 매물을 탐색하고자 할 때 거래 유형, 매물 유형, 가격 정보 뿐만 아니라 사용자가 자신의 주거지 근처에 형성되어 있길 원하는 편의 시설이나 기반시설, 치안 등의 환경 요소를 선택할 수 있도록 하고 선택된 요소들을 통합적으로 분석하여 주거지를 추천한다. 본 논문에서는 직접 구현한 서비스를 통해서 제안하는 새로운 맞춤형 부동산 추천 모델이 기존의 가격 중심의 부동산 추천 서비스보다 편의성 면에서 우수함을 보인다.

  • Our country has made every efforts to develop Real Estate Transaction culture with emphasis on Licensed Realtors by introducing Real Estate Transaction Law in 1983. Also, MOLIT(Ministry of Land, Infrastructure and Transport) designated several organizations including KAR(Korea Association of Realtors) as Real Estate Transaction Information Network Licensees for data credibility enhancement and transaction transparency. Nevertheless, the level of law abiding spirit and transaction culture are still similar to those of the old 'Bokdeokbang' era. The under-developed transaction behaviors prevent the social capital of people's credibility on Licensed Realtors from advancing, and results in the outcomes of unnecessary social cost. That is, very low credibility on the data on Sales Items in the market and the fear of speculative real estate price uprise and market distortions are continuing on. In this context, the purpose of this study is to propose the model of GIS-based Modernized Real Estate Transaction System and its execution policies to support credible Real Estate Information to the general public for efficient transactions in the market. Accordingly, the study aims at contributing to the modernization of Real Estate Transactions, fostering competitiveness of Realtors in the Real Estate Market.
