서울은 600년이 넘는 역사와 전통을 간직한 우리 나라의 심장이자 얼굴이 되는 도시이다. 그러나 지난 30년간의 급격한 개발시대를 거쳐오면서 고도로서의 문화적 향기를 상실하였고, 매력과 특징이 없는 도시로 빠르게 변해가는 것은 안타까운 일이다. 이는 다가올 21세기가 서울의 정체성과 고유성을 더욱 필요로 할 것임에 비추어 더욱 그러하다고 할 수 있다. 서울은 급격한 경제성장으로 인하여 세계에서 그 유래를 찾기 어려운 급격한 변화를 보인 도시이다. 서울의 도심부를 둘러싸고 있는 북악, 인왕, 낙산, 남산은 옛 모습을 지니고 있으나 그 내부는 과거의 모습을 찾기 어렵고, 다만 현대적인 모습만이 흘러 넘치고 있을 뿐이다. 또한 서울은 물리적으로 엄청나게 성장하여 그 경계를 찾기 어려운 도시가 되어버렸다. 따라서 서울은 밝고 번영하는 모습과 어둡고 불합리한 모습이 공존하는 이상한 도시로서 인식되고 있다. 서울을 현재의 모습과는 전혀 새로운 환경으로 개발하고 보존할 수 있는 대책과 계획이 더욱 필요한 때이다. 공공과 민간 그리고 시민이 참여하여 600년 고도의 역사성이 드러나고 걷고 싶고 인간적인 분위기를 간직하며 다양한 기능과 형태가 조화롭게 공존하는 도시로 가꾸어갈 수 있는 지혜를 모아야 할 것이다. 이번 특집에서는 서울을 대상으로 하여 그 역사적인 흔적과 오늘의 모습 그리고 미래의 대안을 회고하고 진단하며 모색하는 기회를 갖기 위해 여러 전문가들의 글을 마련하였다.
가로는 도시를 구성하는 선적(線的) 요소로서 도시 발전의 축이다. 이러한 가로의 본질적 기능은 통행이 목적인 교통공간이지만 이와 함께 사람과 사람의 만남, 휴식, 오락 등의 다양한 활동을 담아내는 커뮤니티의 장으로서 중요한 역할을 하고 있다. 가로는 기본적으로 보도와 차도 그리고 가로를 에워싸고 있는 가로변 건축물로 구성되는 3차원의 공간이다. 이때 가로변건축물은 가로공간을 구성하는 중요한 물리적 구성요소로 가로변건축물의 입면은 사람들이 가로공간의 이미지를 형성하는데 중요한 변수로 작용하게 된다. 이에 본 연구에서는 가로변 건축물의 입면을 구성하는 형태구성요소를 대상으로 가로경관의 이미지에 영향을 미치는 시지각적 우세요소들을 추출하고 각각의 요소들의 만족도와 선호도를 조사/분석하여 향후 도시가로 경관계획 시 기초자료로 활용할 수 있도록 제공하는데 그 목적이 있다.
건축물의 파사드는 상업공간인 경우, 매장의 일부이며 가로공간을 구성하고 있는 중요한 요소로서의 역할을 하고 있다. 따라서 그 기능적인 문제와 표현상의 문제를 다루는데 있어서 매장과 가로공간의 양측면을 고려하지 않으면 안된다. 본 연구는 도시의 가로 공간의 구성요소인 파사드와 색채의 상호연관성의 고찰을 통하여 사인물을 비롯한 매장의 디자인 나아가 건축디자인의 색채계획에 있어 형태적 특성에 따른 접근 방법과 방향성을 제시하고자 한다. 이에 개별 건축물의 특성보다는 2차원적인 건축물의 입면이 연속적으로 구성되어 있는 명동을 조사대상지역으로 선정하고 입면 유형에 따른 종횡방향의 연속성과 입면 구성요소의 색채분석을 실시하여 상호 관련성을 규명하였다. 앞으로 도시환경의 색채계획은 결론에서 제시하고 있는 개개의 강조보다는 건축물의 형태적 특성에서 비롯되는 관련성을 고려한 전체 틀 속에서 검토되어야하며, 이는 곧 쾌적한 도시환경을 창조하는 실마리가 될 수 있는 것이다.
Rapid urbanization has fostered development of modern cities. Although Conventional zoning played its role to control urban development, it also segregated land uses and created homogeneous development pattern. Mega cities with satellite bed towns has not shown their unique identity and characters. In order to develop comprehensive approach which may bring social and physical enhancement can be difficult to achieve by considering city as a two dimensions. On contrary, extensive analysis and proposals require an approach which can perceive city with three dimensions. Form-Based Codes (FBCs) are appeared as an alternative to conventional zoning with different design process and principles. FBCs approach urban place with three dimension and giving priority to form rather than land use. The purpose of this study was to analyze the necessity of FBCs and its concept, components and how this would change urban characteristics in the aspects of architectural design through analysis on 4 case studies for zoning codes of US cities. Through comparison of components in Form-Based Codes of 4 different cases, this study can show the reasons for differences in application of Form-Based Codes and how detailed components would play a role to establish better urban environments.
A primary objective the Conjoint Building Program(CBP), as articulated in the legislation proceedings as to stimulate renewal and regeneration of old deteriorated districts. By allowing the transfer of development rights between two lots located within 100m radius or the same block surrounded by 12m wide streets, CBP encourages reconstruction of old buildings with low investment value by linking it to another lot that can buy its unused floor area ration. Most of the debates and studies prior to the introduction of the new legislation focused on possible abuse in financial terms, and little research has been done to illustrate possible merits of deficiencies in term of urban morphological influences. This study offers a visual prediction of the various ways CBP can influence an urban block by reshaping and reorganizing it thrown augmented development rights to assess the pros and cons of the current program.
본 연구에서는 선진외국의 건축물 유지관리제도의 운영실태를 비교분석하여, 우리의 건축물 유지관리의 문제점을 명확히 하고, 제도적 개선방향을 설정하는데 목적을 두었다. 사례분석 대상 국가로서는 근대적 건축 및 도시계획제도를 우리보다 먼저 건축활동 및 도시공간에 반영하고 있는 미국 및 영국, 캐나다, 독일, 일본을 대상으로 하였다. 결과, 건축물 유지관리 관련제도는 각 국의 사회 경제 문화적 배경 및 특성에 따라 다양한 형태로 운영되어지고 있는 것을 알 수 있었다. 건축물의 유지관리에 대한 대응은 필연적 과제이지만, 먼저 우리의 사회 경제 문화적 배경 및 건축문화, 도시환경을 기반으로 한 명확한 정책과제의 설정에 따른 관련제도의 정비가 필요하고, 건축물 유지관리에 대한 접근의 주된 시각은 건축물의 기능 및 안전을 보장하고 나아가 바람직한 도시환경 및 건축문화를 형성하기 위한 시스템적 유도관리기법 및 이를 뒷받침할 제도적 장치가 되어야 한다는 것이다. 즉, 의무화에 의한 어느 정도의 강제적 수단과 함께 자발적 의지로 참여할 수 있는 방안이 동시에 진행되어야 건축물 유지관리제도의 정착이 가능하다는 것이다.
본 연구는 도시의 미시적 요소들과 보행량과의 상관관계를 도출하는 것을 목적으로 한다. 보행을 촉진시키는 미시적 요소로 밀도, 다양성, 네트워크 구조, 접근성, 필지 및 건축물 형태, 건축물 전면부 형태 등의 요소를 중심으로 접근했다. 특히, 밀도, 다양성, 접근성 등은 Cervero and Kockelman(1997)의 3Ds(Density, Diversity, Design)와 Ewing et al(2008)이 추가한 2Ds(Distance to Transit, Destination Accessibility)와 관련이 깊은 개념으로 이들은 보행을 촉진시키는 것으로 잘 알려져있다. 이러한 분석을 위해서 2010 서울시 유동인구조사 자료 중 서울시 내 강북지역의 종로구와 중구를 중심으로 분석을 수행하였다. 종로구와 중구 내 보행량을 측정한 지점 1,028개소를 중심으로 반경 500m의 미시적 요소들을 조사하여 데이터를 구축하였다. 분석결과, 기존의 보행량 촉진에 효과적인 요소들인 밀도, 다양성, 접근성 등은 종로구와 중구의 상황에도 유효했다. 또한 건축물의 1층부 형태와 건축물 전면 공간의 형태 역시도 보행량에 유의미한 영향을 주는 것을 도출할 수 있었다. 연구결과는 추후 보행량 촉진을 통한 지속가능한 도시, 회복력 있는 도시 조성의 기초자료가 될 수 있을 것으로 기대된다.
최근 도시의 과밀화, 지가 상승, 평면적 토지 공간이 부족하게 됨에 따라 도시기능의 일부를 지하공간으로 흡수하고자 하는 노력이 발생하게 되었고, 이에 대한 사회의 관심이 높아지고 있어 지하공간의 활용이 증가되는 추세이다. 국내$\cdot$외에서 지하철 공사현장 가스폭발, 지하 공동구 화재, 지하가 화재$\cdot$폭발 등 지하공간에서의 사고가 다수 발생하고 있다. 이러한 사고는 재산의 손실 뿐 아니라 전력, 통신망 마비로 도시 기능을 무력화시키고, 인명 피해의 대형화를 동반함으로서 도시민의 안전을 위협하고 있다. 지하공간에 있어서 사고는 지하가, 지하통로 및 건축물 지하 등이 30%를 차지하고, 사고 형태는 화재 폭발이 36%를 차지하고 있다.(중략)
The purpose of this study is to apply the types of urban street pattern and the shape of streets to the master plan of a religious community complexes. The street pattern is a framework of urban structure and to understand the urban structure is helpful to understand the nature of urban streets. By analysing the precedent researches, the types of street patterns are classified as a serial pattern, a branching pattern, a grid pattern and a web pattern. The street patterns are hierarchically composed and classified as a differential development and sequential development. There are boundaries and gates where the street space is differentiated to the more private level. The urban streets continue to the architectural streets such as arcades, deck streets, corridors, lobbies and halls. The purposes and results of the master plan of this religious community complexes are as follows. 1) The school area, housing area and service area are properly separated and connected. They are separated by the building masses and connected by the street space in between. 2) The street pattern of this complexes is a serial pattern where the streets are the center of each functional building groups. The entry square is divided by the symbolic building. The one branch is school street and the other is living street. These streets are combined again to the festival street. 3) The architectural streets are organically related to the urban streets. 4) Each street spaces are of adequate form according to its properties as a place. 5) There are boundaries or gates such as a gab between buildings, posts, arches and deck streets according to the relationship between streets.
