적응적 재사용을 위한 단독주택의 리모델링 사례연구 -부산시 '구포새뜰마을'과 '해리단길'을 중심으로- (A Case Study on the Remodeling of Detached House for Adaptive Reuse -Focused on 'Gupo-Saetulmaul' and 'Haeridan-gil' in Busan-)

  • 지속가능한 도시재생과 주거환경개선을 위한 방안으로 적응적 재사용과 리모델링에 대한 관심과 필요성이 증가하고 있다. 본 연구의 목적은 국내의 적응적 재사용을 위한 단독주택 리모델링 방법론에 있어서의 시사점을 제시하는 것이다. 이를 위하여 최근 단독주택의 리모델링이 활발히 진행되고 있는 부산시의 단독주택지인 '구포새뜰마을'과 '해리단길'을 대상으로 적응적 재사용을 위한 단독주택 리모델링에 대한 이론적 고찰과 사례분석을 진행하였다. 연구를 통하여 도출된 시사점은 다음과 같다. 첫째, 공공에 의해 주민 공간 및 시설로 리모델링된 건축물은 적극적인 주민참여와 지속적인 유지관리 방안이 필요하다. 둘째, 민간에 의해 상업용도로 전용된 단독주택지의 건축물은 주거 및 상업용도의 상생이 필요하다. 셋째, 단독주택지 전체 차원에서 가로 및 건축물 리모델링의 계획 및 설계에 관한 가이드라인이 필요하다.

I. 아동의 외부활동을 위한 공간으로서 대구시 단독주택지 주거환경과 거주자 의식에 관한 연구 (A Study on the Housing Environment of Detached Housing Area and Resident's Consciousness as the Space for Children's Outdoor Activities in Daegu)

  • The purpose of this study is to provide the information about improvement method of the detached housing area for children's outdoor activities. This study was accomplished by two research methods; the evaluation of physical environment of two detached housing areas, and the analyzation of satisfaction & consciousness of 190 residents. Outdoor spaces of detached housing area were divided into 6 areas (play space, education facility, commercial facility, green space, street space, and empty space & parking lot). And then, 6 outdoor spaces were evaluated about the physical characters such as accessibility, network, safety, variety, functional, natural elements. Also, the survey for resident's satisfaction and consciousness was used the Likert scale. According to the result of this study, many parts of the detached housing area were not good for children's outdoor activities, and the resident's satisfaction was low. In the sample detached housing areas, negative factors were car and motorcycle. And many residents pointed out the lack of natural elements, variety, and safety of outdoor space in dwelling area. Finally, this study suggested the several constitution method for the children's activities based on the results of evaluation and survey.

다목적공원 모형개발을 위한 기초연구 -어린이공원 이용실태분석을 중심으로- (Basic Study for Multi-purpose Park Model Development -Focusing on Analysis of Actual Condition of Children's Park-)

  • 어린이공원 내 주 이용자인 어린이 이용자 감소하고 고령층의 이용이 높아지는 상황에서 공원조성의 다양성이 필요하다. 특히 고령화 사회는 노인여가문제가 현실화 되고 있어 이를 해결하기 위한 방법으로 '다목적공원'이 필요할 것으로 판단하여 모형개발 방안을 제시하고자 하였다. 이를 위해 국내 외 어린이공원을 조사 분석하고, 어린이공원의 이용행태를 파악하기 위해 연구대상지를 선정하여 고찰하였다. 연구대상지를 선정하기 위해 공원의 조성 위치를 조사한 결과 대부분의 어린이공원은 단독주택지와 공동주택지에 조성률이 높은 것으로 나타났다. 조사결과 현재 어린이공원은 법에 의한 유치거리와 면적에 의해 조성되고 있으며, 변함없이 획일적임을 알 수 있었다. 이에 본 연구는 어린이공원을 고령자도 함께 이용할 수 있는 '다목적공원'으로 조성하기 위한 모형개발을 위한 기초자료 제시를 목적으로 한다. 연구대상은 대구시 7구 1군 중 단독주택지와 공동주택지의 구분이 가능하고 비교대상지간거리가 가까운 곳을 선정하여 시기별 요일별 이용층별 이용률을 비교분석하였다. 그 결과 현재 어린이공원은 다양한 시설물의 배치가 미흡하고, 디자인적인 모티브와 콘덴츠없이 획일적임을 알 수 있었다. 따라서 어린이공원을 '다목적공원 모형을 개발'함으로서 다양한 연령층의 이용률을 높일 수 있을 것으로 파악되었다.

도시단독주택지(都市單獨住宅地) 단위(單位)블록의 유형화(類型化)와 이의 물리적(物理的) 특성(特性)에 관한 연구(硏究) (A Study on the Unit Block Types and Physical Characteristics of Individual Residential Area in Seoul)

  • To improve the environment of individual residential area, the uniform development of multiple dwellings through site should be avoided. As an alternative to a large scale development of the currently popular high-density and high-rise apartment buildings, which disintegrates and destroys existing communities, a new residential type that is applicable to the individual residential area should be developed. From the new residential type, even for short history of Korea of modem urban residence, a new concept of residence can be formed, changing from the concept of a temporary staying place to the concept of a stable residing place. Also, a gradual improvement that transcends time can be expected, and the present and past appearances can co-exist. This study was conducted to suggest a new residential type with unit blocks that can improve the physical structure of existing individual residential area without destroying the structure. That is, among the factors that comprise the individual residential area, this study will focus on the unit block with a medium role between a site and a mega-block, and will suggest a new concept of residential unit in order not to destroy its physical structure. The physical characteristics of the unit block will also be analyzed.

도시단독주택지 저층고밀형 집합주택 모델의 적용에 관한 연구 - 우이동 국민주택단지를 대상으로 - (A Study on the Application of Low-Rise and High-Density Multiple Dwelling Housing Model in Urban Individual Residential Area - Focused on Ui-dong Public Detached Housing Area -)

  • This study was conducted to investigate the indiscriminate development occuring as a result of high-density land use per lot in residential areas of Seoul, which mainly consist of detached houses. The primary goals of this study were: (1) to suggest a block unit development method as an alternative architectural method of the current uniform development, in which high-rise and high-density apartments are usually built; and (2) to check the feasibility of the suggested method. Based on the analyses of the existing block composition types of residential areas, the prerequisite planning indices for applying a collective housing model were investigated. Subsequent to applying a collective housing type within each unit block, the collective housing model was analyzed. The results of the analyses showed that indiscriminate development was rampant in detached urban houses areas, and more than 70% of the buildings constructed before the 1980s needed re-development. The feasibility of the models was investigated depending on the models of low-rise and high-density collective housing, which utilize various block arrangements such as the court type, linear type, villa type, and composite type. The results of this study showed that the newly applied low-rise and highdensity multiple dwelling housing model in urban individual residential area significantly contributed to creating a good living environment in terms of both physical and psychological aspects.

지방중소도시 택지개발지구 단독주택지의 개발경향에 관한 연구 - 1992년부터 1996년까지 조성된 지구를 중심으로 - (A Study on the Development Tendency of Housing Development District in Local Small and Medium Cities - Focused on the Completed District from 1992 to 1996 -)

  • The growth of housing complex in the Housing Development District in local small and medium cities can be defined to process individual lots are possessed by buildings. The study is the basic research of analysis for the internal factors that affect on the each lot, and is for hypothesis of the verification about the Housing Development District growth. So, it can be applied in the Housing Development District of the site conditions and restriction of use of buildings and infrastructure works and the constant boundary of the region. The rate of the development is the occupation of the individual lots per entire lots was limited as the factor of analysis. As above conditions haver no possibility to change in the Housing Development District, the results of this study and further are available to consider. By the results of the connected study, it can be used for Planning and management of the Housing Development District in local small and medium cities. by the adjustment of the relation between growth tendecy and city's properties or district characters.

  • 본 연구는 계획적으로 조성된 단독주택지구의 주차부족을 야기하는 근본적 원인이 현실을 제대로 고려하지 못한 토지이용계획에 있음을 제기하고 이에 대한 개선방안을 모색하고자 하였다. 강릉시 교동2택지개발지구의 단독주택지구를 사례로 개발계획에 나타난 토지이용계획과 주차계획 등을 검토하였으며, 현장조사를 통해 토지이용현황과 주차실태를 조사하였다. 단독주택지구의 주차문제를 발생시키는 주요 요인으로는 현실을 제대로 반영하지 못한 토지이용계획에 있는데, 이는 주차수요가 과소 추정되고 주차장 공급이 부족한 결과를 낳았다. 또한 개발 이후의 토지이용과 주차에 대한 관리가 소홀했다는 점도 들 수 있다. 이와 같은 문제에 대한 개선방안으로는 토지이용계획 수립 시점부터 향후 토지이용 변화를 예측하여 적절한 토지이용계획 및 주차장 확보계획이 이루어져야 하며, 주차수요의 변화를 반영한 토지이용 관리가 이루어져야 할 것이다.

도시단독주택지 가로공간 계획을 위한 거주자 만족도 분석 연구 (A Study on the Residential Satisfaction Analysis for Street Space Design in Detached House Area)

  • This study surveys the degree of residents' satisfaction on the current street space to suggest alternatives for the improvement of the street space design in detached house areas. In the results of the survey, we find the following. First, in the result of analysis on age, residential term, having children or not, income level, and type of house ownership, residents are homogeneous in social and economic characteristics. There are similarity in geographical, locational conditions, neighboring facilities, deterioration of residential house, and the time of residential formation among residential areas. Second, satisfactory determinants of residents on street space according to street types, are maintenance, protection of privacy, and parking space. Third, satisfactory determinants of residents on street hierarchy is the inner circulation road while unsatisfactory one is the inner roads. Fourth, age, residential term and type of house ownership are significant factors influencing residents' satisfaction. Factors influencing satisfaction on street space are also affecting total satisfaction and factors associated with street environment are perceived more important ones than factors associated with street activities. Thus we find the degrees of satisfaction for residents on street type and street hierarchy are different despite that general characteristics of residents are similar. We also find residents consider street noise and maintenance as critical factor among physical factors of street space.

충남 논산 두마면 엄사지구 단독주택지에 적용된 지구단위계획실태조사연구 (A Case Study on the District Standard Planning Applied to Single-Detached House Area of Eomsa District Dooma-Myun Nonsan in Chungnam Province)

  • For several years by discussion and research, the designing plan and detail plans of year 2000 has been unified. By this result the District Standard Planning as well as the following existing town to control all sorts of living surrounding problems and to make a delightful arranged town are the purpose, which is carrying out all over the country. It is true that the expectation was high to the District Standard Planning. Because of this plan it could use and control the District special quality. Such as, it could rise the ability of beautiful sight and make a advisable town. But in this study the first preceding subject is a problem by the constructing work that the restriction and the standard application has been strong. So the District Standard Planning had many problems. And also by the problems here, as a immoderate volition and stiffen about the operation, the system and equipment lack about the environment improving work, problems with areas by the exciting plannings, the attitude of the executive agency that can't accept the inhabitants will. From these backgrounds we thought the research has not to be standardize in only newtown concept, but has to breath with the exciting towns and the rural areas that the District Planning has been applied. And to revive the special quality of the area and local government by a positive and logical research. Consequently in this study, we researched about the problems of architectures that had issues with the District Standard Planning of architectural part of operation guide which has been assisted form Single-Detached House in Eomsa District Dooma-Myun Nonsan which is located in Chungnam province.
