  • This study organize the concept of sustainable development by compiling New-urbanism, sustainable urban regeneration and theory of development. And the framework of analysis about the planning characteristics of New Urbanistic Waterfront and urban development was derived by compiling theory of Waterfront and Waterfront city and considering prior study. This study will analyze the advanced cases at home and abroad through the analysis of the urban development and architectural characteristics analysis system of the New Urbanism Waterfront and Waterfront City Development by analyzing the advanced cases of the domestic and foreign countries through the analysis.

Impacts of Mixed-Use Development and Transportation on Housing Values (복합용도개발과 교통이 아파트가격에 미치는 영향)

  • This study analyzes the impacts of mixed-use development and transportation on housing values in Seoul, Korea. An index measuring the land use mix is proposed using three components of land uses, residence, office, and retail, which are the essential elements for everyday urban life. This index offers a relatively easy way in measuring the level of mixed-use and proves itself useful providing sensible and reliable results in this empirical study. Also surface and underground transportation accessibilities are measured. By covering both surface and underground, a comprehensive view of Seoul's transportation accessibility is provided. Finally, housing value models are constructed with developed variables, i.e. land use mix index and accessibility measures, as well as relevant socio-economic variables. The empirical outcomes verifies that mixed-use development and transportation accessibility positively affect housing values.

City Primary Principles of Administrative City in Korea (행정중심복합도시 도시조성 이념)

  • Cities are not built simply for amusement, but to tackle external factors faced by societies and built based on theoretical arguments. In order to construct a city and develop it, we have to understand the grounds and reasons for doing so, and have to think through how to build a city that corresponds with what contemporary societies are looking for. Therefore, this study identifies the philosophical implications by reviewing theories and compares these implications with the Urban Charters, in order to propose processes of change for the philosophy of city construction. As a result, it was found that cities are based on ideas that correspond to the common values of the era, within a frame of areas and relationships, under complicated sociological, economical and humanities environments. The results are supported through case studies of urban areas, buildings and facilities in the Administrative City in Korea. This study is meaningful because it establishes philosophies of city construction by comparing and analyzing their charters with the sociological phenomena in the 20th century, and because its research target is the Administrative City to which the philosophy of the 21st century's has been applied since the beginning of the construction. We have to take different points of view corresponding to the changes and development of cities.
